    5 LETTING SERVICES TO CHOOSE FROM...
    • DIY LET (not for the faint-hearted!) - We will attend your property, give you our rental market appraisal, take photographs, room sizes & full details, market your property on www.cmrentandsales.co.uk, rightmove.co.uk and in our Online Magazine. Any enquiries we receive are passed on to you to Do-It-Yourself! You must be fully conversant with the Housing Act, the Landlord & Tenant Act, The Tenancy Deposit Scheme rules, plus all other Safety regulations and property law!
    • LET ONLY (for the experienced Landlord) - We will provide a 'Let Only' service up to move-in day, then all details are passed on to you to deal with your new Tenant directly. You still get the full Advertising as above, plus Accompanied Viewings, Tenant Credit & ID Checks, Employment & Landlord Referencing, production of a suitable Tenancy Agreement and obtaining signatures, Collection of Deposit & 1st Month's Rent, Obtain Signatures for Keys and any Manuals issued on move-in day.
    • LET & FINANCE (for your financial peace of mind) - We will provide our 'Let Only with Rent Guarantee Insurance' service as above, up to the move-in day, PLUS provide a detailed Inventory of Contents & Condition within the Property, Register the Tenant's Deposit, collect & transfer your Monthly Rental Payments, instruct and manage a Rent Guarantee Insurance claim if necessary, and deal with the Deposit negotiation and return at the end of the Tenancy.

You can view full details on our website, in our office, or we can send them to your PC or SmartPhone via e-mail, Twitter or Facebook notifications. All of our properties display internal & external photos, room sizes, full descriptions, maps showing local schools & directions, aerial views, Energy Performance Certificate data and most have floorplans! We also advertise in some local newspapers, but due to press deadlines, this information can often be 3 days old when you read it, so it is best to check our website or register with us to get the latest properties sent to you first and fast !

    REGISTER FOR PROPERTY ALERTS...
    You can register your requirements with us through our website, by e-mail, follow us on Twitter, friend us on Facebook, simply phone or pop into our office. We will need your contact details, some brief information about your circumstances, the type of property & location you are looking for and the maximum price you are able to pay each month.

    Once we have this information we can instantly match you to any properties we currently have available and send them to you. If not, we will register your details on our website database and we will contact when suitable properties do become available.

    WHAT ARE THE PROCESSES?...

    • Viewings Most viewings are accompanied by a member of our staff who can help you with any questions you may have about the property or the tenancy process. If you would like to reserve a property, you will need to pay a Tenancy Application Fee which is non-refundable once paid. Contact us for details of our Tenancy Application Fees as the amount is subject to circumstances, ie. number of adults, guarantor required, etc. 
    • References & Credit Checks We will ask you to complete an application form and provide us with ID. We can then process your Tenancy Application by applying for Credit & Reference checks. We will not carry out any more viewings on the property you have applied for whilst we await the outcome for these checks.Once your Credit & Reference checks have passed, we will agree your move-in date and send you the Tenancy Agreement to read & sign. This must be returned along with your Tenancy Deposit which is an amount to be held throughout the term of the tenancy. Once we have received the Tenancy Agreement & your deposit, we will place the property 'UNDER OFFER' and you are then legally bound by that contract. 
    • The Tenancy Tenancy periods are normally 6 or 12 months and the tenancy is usually governed by an Assured Shorthold Tenancy Agreement, subject to circumstances. Most properties will also have detailed written & photographic Contents and Condition Inventory of the property, prepared by our Inventory Clerk or the Landlord. 
    • Rent & Deposit Payments Your deposit & 1st month's rent (if you are paying monthly), will be need to be paid prior to moving in to the property. Your subsequent rent payments will be set up by standing order to leave your bank account a few days prior to your rent due date every month. If you are paying rent for the whole tenancy term in advance, this will need to be paid prior to moving in to the property. If your Tenancy is an AST up to £100k pa then your Deposits will be protected by being registered with the DPS in accordance with the Tenancy Deposit Scheme laws.  
    • Inspections During the tenancy, there may be interim visits, or inspections of the property, usually at 3 - 6 month intervals. These will be pre-arranged and you will be sent a written report of our visit. 
    • Check-Out At the end of the tenancy there will be a final check-out procedure before your deposit can be returned, based upon a comparison with the condition recorded in the original Inventory (allowing for fair wear & tear).

    Michael was born in Great Baddow, Chelmsford and has a love for golf, football (Spurs), property and of course his wife & son Henry! His enthusiasm for property started with his 1st rental experience in 1991 and 1st purchase in 1993. In October 2003 cmRENT was created and has developed to reflect Michael's experiences as a landlord & tenant in Burnham-on-Crouch, Chelmsford, Colchester & Braintree.     Michael was born in Great Baddow, Chelmsford and has a love for golf, football (Spurs), property and of course his wife & son Henry! His enthusiasm for property started with his 1st rental experience in 1991 and 1st purchase in 1993. In October 2003 Michael created the business to reflect his experiences as a Property Developer, Buyer, Seller, Landlord & Tenant in Burnham-on-Crouch, Chelmsford, Colchester & Braintree.
