Woodbridge:

The town hosts annual music festivals and there are a number of clubs and facilities catering for sporting interests. There are several highly-rated state and private schools in the area catering for all ages. Suffolk’s coastal highlights of Aldeburgh, Orford and Thorpeness are just a short drive away.

The station at Woodbridge is around seven minutes’ walk from the house. Services to London Liverpool Street run from Woodbridge via Ipswich with a journey time of approximately 97 minutes. The popular seaside towns of Aldeburgh and Southwold and Snape Maltings are also within easy reach, further up the Suffolk coastline.

Parking - no parking outside the property however NB a permit can be obtained from Tide Mill Yacht Harbour for a parking space for owner's personal use (not for holiday let guests) - this space is located immediately behind the property through electric gates.

Outside space - there is a small shingle area immediately adjacent to the front door which is west facing and affords wonderful sunset views over the river.

Information from the owner in relation to flood risk: Very rare tidal surges cause minor flooding at quay level (well notified in advance by the Environmental Agency via text and email) the house is protected from these surges by a defence barrier which is easily deployed by slotting into place. This has not effected any mortgage being provided, partly due to the comprehensive buildings insurance provided via The Old Granary Woodbridge Limited. This company is owned and run by all the owners of the properties in the building. Purchase of the cottage automatically entitles a place on the board of directors.
