Description

This CHARACTER PERIOD COTTAGE stands in the very heart of St Marychurch and has been a loved home for our client for twenty eight years. The discrete facade hides a deceptive interior with two reception rooms, and two cottage double bedrooms to the first floor enjoying views toward the local Church spire and tower. A particular attribute is the private drive parking, with compact courtyard beyond.

The convenient location is a mere saunter to the vibrant pedestrianised shopping precinct with wide choice of shops and eateries, and the scenic Babbacombe Downs with shingle beaches below equally accessible. Medical centres, dentist practice, and numerous leisure and sports clubs are close at hand, with Babbacombe Corinthian Sailing Club at the base of the precinct, and Torquay Golf Club virtually a tee shot away.

OWNER'S INSIGHT

"Pax Lodge has been a wonderful home for me for twenty eight years, but the time has come for me to move closer to my family. St Marychurch is a very special place, with everything you could want for general day to day life literally on the doorstep. For me, the parking has been invaluable, and as I am not a gardener, the courtyard is small with little maintenance, yet enough space for a bistro set or lounger. I will shed many tears when the day comes to close the door for the last time, although I will have comfort in knowing whoever makes the cottage their next home will no doubt benenfit from the same love and enjoyment."

STEP INSIDE

A double glazed entrance door opens to the ENTRANCE PORCH with tiled floor, running through to the CLOAKROOM with wash basin, WC, heated towel rail and obscure window. A heavy panelled entrance door with glazed toplight opens to the cosy SITTING ROOM with sash window overlooking the approach and parking area. The KITCHEN is fitted with a range of solid pine fronted units and marble effect work tops with sink. Provisions for cooker, washing machine, and fridge/freezer. Wall mounted Worcester gas boiler, window overlooking the approach, and further head height window to Priory Road. From the sitting room a door opens to the inner lobby with shelving and door to the BATHROOM with white suite of 'P' shaped bath with shower over, wash basin and WC. Fully tiled walls, heated towel rail and obscure window. From the sitting room a door opens to the DINING ROOM with understairs storage, alcove with shelving and window overlooking the compact courtyard.

STEP UPSTAIRS

From the dining room a turned staircase rises to the First Floor Landing. BEDROOM 1 with cast iron decorative fireplace with surround and mantel. Window enjoying a view over the surrounding area towards the local Churches tower and spire. BEDROOM 2 also benenfits from a decorative cast iron fireplace, and window enjoying similar view to bedroom one.

STEP OUTSIDE

Driveway parking for one car, and a compact courtyard beyond provides enough space for a bistro set. Views toward the Churches spire and tower.
