An impressive staircase rises through the house, the first-floor accommodation can be shut off from the landing, where three double bedrooms, the master bedroom which is a particularly good size, are served by a bathroom which offers both a shower cubicle and a bath.

The house itself has undergone an extensive program of remodelling works to including but not limited to; a new roof with increased loft insulation, new double-glazed windows throughout which were fitted in 2022 and still under warranty, with attractive pitched roof dormers, and velux windows – there is plenty of natural light being drawn in.

The gas fired boiler was replaced in 2016 and the hot water cylinder has been replaced this year. The central heating is controlled with a Honeywell “Evo Home System”, a ‘smart’ thermostat network, which can operate individual radiators or zones remotely, programmable from your mobile phone or the main control unit. The thermostats will even react to open windows and turn the radiators off. The maple wood flooring that runs through most of the ground floor has been ‘re-finished’ and provides an attractive, warm finish.

We are not certain of when the property was built, but it is certainly around the turn of the 1900’s, and the architecture shows many late Victorian features (1837-1901) along with the build quality and larger rooms of the Edwardian era (1901-1910). The properties at St. Aubyns Park were intended to be a crescent, looping back down to Canal Hill, originally built with a tennis court and gardens at the front, and this property acquired the tennis court, which now forms a lovely level garden, and offers potential for a building plot, subject to planning consents.

Nestled in the Mid Devon countryside, Tiverton is the largest market town in Mid Devon and is steeped in history and heritage. Within walking distance is the Grand Western Canal which boasts one of the last horse-drawn barges in the country. The town itself has a mix of many wonderful eclectic independent shops and businesses and has regular market days at the Pannier Market where there are also many special market days and evening events. You will find cosy cafes and friendly restaurants to rest at and enjoy too.

Tiverton is surrounded by lovely Devon hills yet has excellent transport links to the city of Exeter, county town of Taunton and the North and South Devon coasts. Tiverton tops many lists of the best places to live with some guides describing it as the ideal place to live for a quieter life. With something for everyone Tiverton understandably is a very popular choice when relocating to the South West.

There are excellent educational facilities in the town, with Blundells Independent School and Preparatory, Petroc College of further education, and Tiverton High School. Transport links are conveniently close by with dual carriageway access to the M5, Junction 27 and associated Parkway rail station – London can be reached in 2hrs.
