This wonderful apartment, accessed at first floor level, is situated across the entire top floor (2nd floor) of Heritage House, a period building set back behind a courtyard on Crabbe Street. The aspect of this apartment is something truly special, its sea-facing side captures the rising sun and its west-facing flank (which includes the sitting room, kitchen, and bedrooms) is gifted with afternoon and setting sun. Heritage House itself comprises six apartments, of which three have exclusive access from Crabbe Street with designated parking spaces. The property has been a permanent residence to the current owners for over twenty years and is testament to what a fine home it has been and no doubt will continue to be for years to come.

Sitting room (with balcony); Kitchen with breakfast dining area; Three bedrooms; Bathroom; Reading room (with views toward the sea); Laundry room; Small study area; Parking (a designated parking space).

Owner's comment:

We have loved living in Heritage House and it will be a wrench to leave. With views over the sea, we have photo albums stuffed with sun rises and moon rises. The changing seascape has been most impressive. With the doors of the western facing balcony thrown open, summers have been spent lounging in the afternoon sun, culminating in some spectacular sunsets. The apartment is filled with light in both summer and winter and family Christmases have been memorable with a roaring open fire.

With views over a large terraced garden (formally the town gardens) we can enjoy this without the need to mow the lawn! In fact, in a town with very little greenery, we have the advantage of looking out at trees and cottage gardens too. The beach, model yacht pond, ice-creams and cinema are all within a couple of minutes stroll. The balcony is the ideal place to shake off the crowds to watch the spectacular carnival. And, we have never had to argue about who will drive, since all restaurants and pubs are easy to reach on foot. We have truly loved being here.

Location:

Heritage House occupies a sought-after position right in the heart of the popular coastal town of Aldeburgh, within the Suffolk Coast and Heaths Area of Outstanding Natural Beauty. Famed for its pebble beach and iconic 'Scallop' sculpture by Maggi Hambling, Aldeburgh is a thriving seaside resort with an exceptional array of amenities. There are excellent restaurants, including the celebrated Fish & Chip Shop, The Lighthouse restaurant and The Suffolk-Sur-Mer. Aldeburgh also offers a wonderful selection of cafés, independent shops, galleries, a delicatessen, butchers and wine merchant. The Aldeburgh Cinema was founded in 1919 and is one of the oldest picture houses in the country. Aldeburgh has tennis, golf and sailing clubs. Thorpeness (2.5 miles) has a charming boating lake, country club and golf club. Snape Maltings (6.2 miles) is home to a renowned concert hall, with various concerts and cultural events throughout the year.

There is no service charge as the 6 owners manage the building via our own management company – Heritage House (Aldeburgh) Ltd. Each property holds one share. We organise any work needed and therefore do not need to pay a managing agent. We have a volunteer chair and secretary and try to get all 6 flat owners together once a year (in the autumn) to discuss the building and what needs to be done.
