One of two charming cottages believed to date from around 1740, and physically present on the Headley Enclosure Award Tithe Map of 1856. The Bargate Stone at the rear of the property is understood to have come from a local quarry in Churt.

The cottage was renovated in the early 1980’s when the cellar was tanked and converted to the current bathroom and utility room. The current owners have happily live here since 1988 and have done an incredible amount of investigative work on the heritage of the property which is available on request.

The cottage is approached by steps from Arford Road to a Right of Way pathway past the adjoining cottage to the porch and front door of 2 The Cottages. It is set back from the road past the adjoining cottage and thus enjoying a more peaceful position.

The living room exudes character, with wall timbers and ceiling beams, and a central open fireplace with wooden mantel over. Beyond this is the kitchen, again with a mixture of ceiling beams and wall timbers with one wall of original timber cladding.

On the first floor are two bedrooms, both with built in storage cupboards.

On the lower ground floor there is a utility room and bathroom with a modern safety door. All other internal doors are Suffolk in style.

The garden is found at the front of the property and extends over 100 feet, it is well screened by mature hedging, offering a good degree of privacy. The current owners have kept a well manicured lawn but there is scope to introduce floral borders or a patio for outdoor dining. There are two sheds.

2 The Cottages is nestled within a road of varying property, from character detached homes through to modern mews cottages, all though retain a character fitting with the rural feeling of Arford. It is also within walking distance of the village pub, The Crown and local woodland.

Arford is a picturesque hamlet situated on the fringes of Headley and Headley Down and is a highly sought after location. The village itself has an excellent local pub, The Crown, and just a short walk away there is a newsagent/store for essentials and delicatessen to be found in Headley village itself, along with a doctors surgery and associated pharmacy. Grayshott Village offers a wider range of facilities whilst high street shopping and main line stations can be found at Farnham and Haslemere. Access to the A3 with motorway style connections to London, the South Coast and both London Airports is within a few miles. The local area has plentiful surrounding woodland with Arford Common within close walking distance and Ludshott Common, The Golden Valley, Frensham Ponds etc all within a short drive.
