    Kings Estate Agents have been trading in Kent since the late 1970's and have become a well respected household name. A former owner and director of the Kings Group, Nicholas Heath acquired the well-established Kings Royal Tunbridge Wells office in December 2010 and has invested heavily in this exciting 'family run' business, specialising in Residential Sales and Lettings and Management.

    The fully refurbished office enjoys an enviable trading position adjacent to Tunbridge Wells mainline station and opposite the Great Hall Arcade shopping centre. In addition to its stylish LED back-lit window display, it also has window displays at the rear directly onto the station platform, capturing hundreds of daily commuters. T he office is open six days a week and late on a Thursday night in order to give our clients' properties the maximum exposure.

    Nicholas Heath, the owner, is a Fellow of the National Association of Estate Agents and member of the Association of Residential Letting Agents. He has been in the industry for over 30 years and specialises in residential sales. He is ably supported by his co-director daughter, Gemma Heath, who has practiced residential estate agency for over 12 years, and his son, Michael Heath, also a director, heading up the Letting and Management disciplines.     Where to start?

    Firstly you should decide when you want to move into a new property and work out how much notice you need to give at your current rental property. We advise that you start your search 6-8 weeks prior to the move in date. Create a list of criteria and register with local letting agents. Work out how much you can afford to pay. If you are unsure ask us and we can work it out on our affordability calculator. You should also decide how long you want to be in your next property for. The rental market moves very quickly and you should be aware of this. Once you have found a suitable property you should offer and put down a holding fee before someone else does!

    Arranging Viewings

    Once you have made a viewing appointment with the Letting Agency make sure the appointment is confirmed. Try to be on time as the agent is likely to have appointments after you. If you are running late advise the agency so that the member of staff that is due to meet you can advise whether they are able to wait for you or have other appointments to go onto. If you can no longer attend a viewing appointment that has been confirmed then update the agent and they will happily re arrange the appointment for a suitable time.

    Making an offer

    If you want to make an offer on a property then call the agent to register your interest. If the Landlord accepts your offer then you will have to pay a 'holding fee' and sign our terms and conditions. Once we have taken your holding fee we will discontinue marketing the property and email you a link to begin the referencing. Our referencing company will make contact with you. You should be prepared to provide bank details, current employment details and the contact details of your previous landlord. Once the referencing is complete it will be your landlord's decision whether to accept you as tenants or not. Assuming that referencing pass and the landlord is happy to proceed we would then fix a move in date.

    Prior to moving in

    You will be required to sign a Tenancy Agreement and set up a standing order for your rental payment. All monies will need to be cleared funds in Kings account prior to the move in. We also require a copy of photographic ID for each tenant along with a utility bill dated within the last three months. Find out if the agent has an out of hours emergency contact number Ask for a statement of fees you are expected to pay prior to the move in date.

    Moving In

    If Kings are managing the property you have moved into then we will contact your suppliers however if the property is managed by your new landlord you will need to set up all the utilities. When you move in you will receive a welcome pack from us. If an inventory has been completed your will be supplied with a copy. If you have any comments or questions about this you should raise them immediately.

    Problems after moving in

    If you have any problems once you have moved in then please make reference to your welcome letter. Your welcome letter will supply the name and contact details of who to contact. If Kings are managing the property then our contact details will be displayed whereas if the property is managed by your landlord you will be supplied with their contact details. Make sure that all requests to your landlord / agent are in writing and keep a copy. This will be helpful if there is a dispute at the end of the tenancy.

    Moving Out

    When you are preparing for the end of the tenancy you should ensure you are leaving the property and its contents in the same condition as when you moved it (allowing for fair wear and tear). You will need to agree on what amount of your deposit will be returned to you with your landlord. You should provide your landlord or agent with your bank details so they can return your deposit.

He became a Main Board Director and joint owner of Kings in 1992 before acquiring the Kings Tunbridge Wells office in his own name in December 2010. He has lived and worked in the area for over 35 years and is thoroughly enjoying working with two of his four children (Gemma and Michael) in what has become a solid family business where clients receive a personal and unrivalled service.     Gemma's estate agency career started in 2001 when she was just 17. She specialises in residential sales and lettings and overseas the general day to day running of the business.     Mike joined us in early 2011, having spent 2 years travelling and working in Australia, New Zealand and South East Asia. He overseas the lettings and management activities and responsibilities include valuing, negotiating offers, vetting tenants, progressing move in's, co-ordinating property maintenance and facilitating payments to landlords and contractors. He has been hugely instrumental in project managing the creation of our brand new bespoke website, along with helping to establish the company with new and exciting software packages to help grow and streamline the business for the future. He attended Tunbridge Wells Grammar school for boys and when he is not at work, he enjoys spending time socialising with friends and family, going to the gym, kickboxing and supporting Liverpool football club.

    Harriet Stephens, Senior Negotiator
    Harriet joined us in March 2012, having previously worked and been trained by a local corporate estate agency. She is a good all round modern estate agent with a hard working and positive attitude. She assists Gemma and Mike on both the sales and lettings sides and is responsible for carrying out the majority of the accompanied viewings, sales progressing, updating clients and handling property enquiries, along with a number of other valuable tasks which include driving the business forward in all aspects of marketing. Harriet has always lived locally and attended Tonbridge Grammar school for Girls. When not at work she child minds for two young children and enjoys socialising with family and friends.

    Nicholas has worked with the well respected Kings Group since 1980. He became a Main Board Director and joint owner of Kings in 1992 before acquiring the Kings Tunbridge Wells office in his own name in December 2010. He has lived and worked in the area for over 35 years and is thoroughly enjoying working with two of his four children (Gemma and Michael) in what has become a solid family business where clients receive a personal and unrivalled service.     Gemma's estate agency career started in 2001 when she was just 17. She specialises in residential sales and lettings and overseas the general day to day running of the business. She is particularly good at identifying lucrative buy to let investments, assessing new build / plot development opportunities and advising on property improvements / extensions.     Mike joined us in early 2011, having spent 2 years travelling and working in Australia, New Zealand and South East Asia. He overseas the lettings and management activities and responsibilities include valuing, negotiating offers, vetting tenants, progressing move in's, co-ordinating property maintenance and facilitating payments to landlords and contractors. He has been hugely instrumental in project managing the creation of our brand new bespoke website, along with helping to establish the company with new and exciting software packages to help grow and streamline the business for the future. He attended Tunbridge Wells Grammar school for boys and when he is not at work, he enjoys spending time socialising with friends and family, going to the gym, kickboxing and supporting Liverpool football club.

    Harriet Stephens, Senior Negotiator
    Harriet joined us in March 2012, having previously worked and been trained by a local corporate estate agency. She is a good all round modern estate agent with a hard working and positive attitude. She assists Gemma and Mike on both the sales and lettings sides and is responsible for carrying out the majority of the accompanied viewings, sales progressing, updating clients and handling property enquiries, along with a number of other valuable tasks which include driving the business forward in all aspects of marketing. Harriet has always lived locally and attended Tonbridge Grammar school for Girls. When not at work she child minds for two young children and enjoys socialising with family and friends.

    Yasmine has worked for Kings since 2005 and is highly experienced having previously run and owned local businesses. She coordinates all lettings administration to include preparing tenancy agreements, dealing with deposits, organising renewals, arranging check in's / out's and liasing with landlords and tenants to ensure all of the relevant paper work is in place. Yasmine is extremely well organised and works closely with the rest of the team to ensure smooth running of the office. When not at work Yasmine enjoys spending time with her husband and daughter and has a keen interest in sailing.
