Rightmove launches next phase of AI-powered property search

Rightmove, the UK’s largest property platform, has launched a beta version of AI-powered conversational property search, as it continues to enhance its property search experience.

In close collaboration with Google Cloud and built with Google’s Gemini models, conversational search is available via the property search bar on Rightmove’s website homepage.

The latest move further expands Rightmove’s AI options on its platform, helping more home-movers find agents’ brands and properties. It builds on the ‘AI Keywords’ search feature on mobile apps and ‘Style with AI’ that lets people visualise the potential of a property, which both launched back in 2025.

With the UK’s largest home moving audience, recording over one billion minutes per month on average, Rightmove constantly evolves its products, leveraging the platform’s strong audience loyalty and large data sets.

With this latest feature, consumers can simply click the “Use AI” button and start describing, searching and refining in their own words what they are looking for. Initially the conversational search will be open to a limited portion of Rightmove’s large audience, as is customary for any new features.

Alongside the most used search parameters like location, bedrooms and price requirements, home-movers can make a number of more personalised requests. Example searches can recommend areas commutable to specific cities with good access to green spaces, or find properties with solar panels, 10 minutes from the nearest train station.

The tool returns a shortlist of properties that best match their criteria, all drawn from Rightmove’s data assets and live property listings. The AI assistant operates in a chat window on the platform and is in addition to Rightmove’s core search experience.

This is an exciting next step in Rightmove’s expansion to build an AI powered property marketplace, and is part of the ongoing innovation of the UK’s most visited property platform. The conversational search feature will evolve based on how consumers interact with it, and will expand in functionality. The development of this feature was accelerated by the use of Agentic driven development tools and techniques.

‘AI Keywords’

This feature on Rightmove’s mobile apps helps people to more easily find a home which fits their exact requirements using select smart prompts, such as “exposed brick”, “river view” or “underfloor heating”. The AI technology, trained on Rightmove’s 25 years of data, goes beyond existing filters, scanning images and texts in property listings to deliver more relevant properties, and a more intuitive experience for home-movers.

The innovation provides estate agents and developers with enhanced visibility for their listings, ensuring their homes are being surfaced to relevant and engaged potential buyers looking for specific features, increasing conversion potential.

‘Style with AI’

This tool helps potential buyers to emotionally connect with properties by visualising their potential and putting their own stamp on the property. People can remove furniture from images, adjust lighting, and change the style of a home, for example to a Scandi or Art Deco style, to better imagine themselves living there.

The tool helps to alleviate some of the issues potential home-movers encounter when looking at property images, helping them to consider what the space might look and feel like as their own.
