You'll find that many new homes end up achieving the highest EPC ratings of A or B. So as well as being easier to keep at a comfortable temperature, new builds will often have lower running costs than older homes.
The average energy efficiency score for homes built between 1900 and 1990 is 63, which is a D rating. For newly built houses built since 2016, this average score rises to 81 points, or energy efficiency rating B. This is because many new homes are fitted with the latest energy efficient heating systems, such as heat pumps, which are operated by electricity rather than gas, or A-rated gas boilers.
Many new new-build developments also focus on creating a sense of community by having parks, play areas and nature reserves on site. Lots of developers offer financial incentives, and some homes can be purchased via schemes like Shared Ownership, which can help make moving home a more affordable option.

Developers registered with the National House Building Council (NHBC) provide a 10-year warranty. Some New Homes developers offer similar guarantees, but from other providers. Many developers commit to the New Homes Quality Code (NHQC). The NHQC offers homebuyers an additional layer of protection when purchasing and settling into a new home, through the independent New Homes Ombudsman Service (NHOS) which provides a channel for customers to raise issues they may face with their new home.
