The floor plans have been carefully thought out however should you wish to alter the room proportions there is the ability to do this. Each plot will be fully serviced and ready for connections to mains water, electric, gas and drainage. All plots will be levelled making this an ideal first time build project.
Self-Build Explained
There are many ways to realise your self-build project. The main two to consider are both represented with the range of plots we have to offer. Self-build as the name suggests involves buying a plot with planning and masterminding the whole build event whether it be literally building the home oneself to project managing the various trades to collectively build your new home. A self-build plot buyer may also just purchase the plot and then employ a larger contractor to build the home to specified plans. Bradleys Estate Agents can put you in touch with an experienced self-build contractor if required. Central Government via the Treasury have also created some incentive breaks for those who want to self-build. These take the form of negating VAT on materials and labour for the construction of a self-build to dropping the normal development tax (CIL) normally payable on all new homes built. The Purchase Process
Once you have decided which plot to purchase a £1,000 non-refundable reservation deposit is taken and both vendor’s and buyer’s solicitor are advised to commence legal paperwork. An exchange of contracts will be required within 6 weeks of the buyer’s solicitor receiving the contract from the vendor’s solicitor and completion of the plot sale within 14 days from exchange of contracts. Buyers will be given 24 months in which to complete their build.
Location
The homes will be built in Kingskerswell a typical South Devon Village which has a good range of facilities including shops, school and nearby the highly recommended Barn Owl “foodie” pub. The location of The Orchard within Kingskerswell village offers buyers an area of the country where you are never far from the coasts of Torbay and Shaldon. Alternatively Kingskerswell adjoins open countryside and with it a string of pretty villages. Close to home the older central part of Kingskerswell has thatched cottages, a church and even some castle remains. Both the towns of Torquay and Newton Abbot are easily accessible. Exeter 17 miles.
