LOT 2: CROFT 227 TANNACHY (SHARE)
This Lot is a deemed croft with its own registered number (S2813). The deemed croft is made up of two Common Grazing Shares. The first is a share in the Knockarthur Rhilochan & West Tannachy Common Grazing. This Common Grazing lies in the parish of Clyne and is located to the east of Tannachy croft. The Landlord of the Common Grazing is The Sutherland Estate. This share entitles the shareholder to graze 4 sheep. This common grazing has not been through the first registration process, and it is not known if there is a committee currently in office.

The second share is in the Kilbraur or Scottarie Common Grazings (CG339). There is a Sheep Stock Club associated with this grazing know as the Kilbraur Sheep Stock Club. This Lot entitles the shareholder to a share in sheep stock club. This common grazing has been registered in the Crofting Register process and has an active committee in office. For approximately 100 years, the rights on this common grazing have been vested to the Kilbraur Sheep Stock Club, the shareholders of which are those who have a right to graze the extent of the common grazing.

The unaudited financial statements of the sheep stock club, excluding income from the Kilbraur windfarm, made up to April 2022, record the current stock to hand as being 608 breeding sheep and 243 replacement youngstock. The sheep stock club shareholders undertake some of the labour required for the smooth operation of the club themselves and some of the work is undertaken by local contractor.

The common grazing is also host to the Kilbraur Windfarm, which is a 27-turbine renewable energy development, which was awarded a development consent in 2006. The windfarm provides a significant income to the sheep stock club which is distributed to its shareholders.

LOCATION
Tannachy is one of the most easterly townships within the parish of Rogart, which is reputed to be one of the largest parishes in the crofting counties and has a long tradition of active crofting which continues to current times. Tannachy is around 5 miles North from the village of Pittentrail, which is recognized as the central hub for the parish of Rogart and which hosts a number of amenities including an hotel, village shop, post office, garage and a large vet practice. Nursery and primary school are both located in the village with secondary pupils being transported to Golspie High School. The village also has a railway station on the main Inverness to Wick rail line with regular trains running north and south daily.

DIRECTIONS
When entering Pittentrail village from the east, continue past the local Inn and village shop, taking the next right turning at the crossroads, signposted St Callans Church Cemetery. Continue on this road for approximately 4-1/2 miles until reaching another crossroads and continue to head straight-on. After travelling approximately a further 1 mile, you will pass the turning signposted for Banscol, take the next road on the right signposted Tannachy and follow this up through the woods for approximately ¼ of a mile. The entrance to the croft is through a silver gate on the right hand side of the road, leading into a turning / parking area next to the agricultural building.

The Croft extends to approximately 32.3 acres (13.14 hectares or thereby).

Croft 227 Tannachy is an Owner Occupied Croft.

OUTBUILDING
There is a substantial sized agricultural outbuilding on Lot 1 included in the sale.

There are no public services connected directly to the croft. An overhead powerline, with potential for connection passes through the croft and services the historical decrofted croft house on the croft. Mains water can be found running to the west of the croft edge, as it runs adjacent to the Brora to Rogart public road.

ACCESS
Access to the croft land is via a short section of public road, which branches from the unclassified Rogart to Brora single track road. The short spur leads to 227 Tannachy and another neighbouring croft.
