Description

PRIME DEVELOPMENT SITE OF 0.43 ACRE JUST FOUR MILES FROM TARPORLEY VILLAGE CENTRE - Permission in Principle granted by CEC for development of two detached dwellings of circa 2000 square feet each
Comment from Robert Reed of Gascoigne Halman

Development sites of this nature, just four miles from Tarporley and under two miles from Bunbury are are exceptionally rare. The site extends to 0.43 acre and presently has a detached bungalow within it.

Olivia Starkey of OS Planning has overseen the submission and approval of permission in principle for development of two detached dwellings including replacement of Meadowside. The Chehire East planning reference is 22/4955N and the approval was granted on 21st July 2023. All documents can be found within the planning portal.

In brief summary, the permission in principle has been granted for two detached units of circa 2000 square feet with a maximum build height of 7.5 metres. Whilst planning in principle at this stage, the illustrated scheme within the planning submission has taken into account design and amenity issues, landscaping, biodiversity and flood risk, highways and parking amongst other things.

The national planning practice guidance (PPG) explains that the planning in principle process has two stages, they being the principle being approved and then the second stage of technical details, when the further details are assessed.

Please note that viewing of the site is by appointment with the selling agents Tarporley office.
