Description
Comment from Robert Reed of Gascoigne Halman
Alpraham is an area that has been transformed in recent years, with a number of high quality builds, creating interesting and unique properties. This prime site, with detailed planning permission granted, is sure to attract considerable interest from developers, speculators and investors and has been deliberately priced at a competitive level to attract market interest.
This superb development site is the original garden of the adjacent property, South View. It has the benefit of planning permission for three architect designed detached houses, which are aesthetically pleasing and cleverly thought through with contemporary layouts. Having been masterminded by Beeston Aspinall Architects, the scheme as approved allows for three new build detached houses, each of 2228 square feet (combined total of 6684 square feet) and offering four bedrooms, en-suite, principal bathroom, large open plan kitchen family areas and an integral garage.
Cheshire East planning reference is 22/0524N and permission was granted on 1st December 2023.
The site is mature established and of good gradient with the key advantage of being set behind South View so being well shielded from the principal road. This combined with the competitive asking price is sure to make it particularly attractive to commercially minded developers.
The site itself offers views to the rear towards Beeston Castle and also walks on the doorstep adjoining the nearby canal.
For a personal description of the site or to discuss future end values, please contact myself at the Tarporley office.
