BUYER’S PREMIUM
Please be aware all purchasers are subject to a £1500 + VAT (£1,800 inc VAT) buyer's premium which is ALWAYS payable upon exchange of contracts whether the sale is concluded before, during or after the auction date.
GUIDE PRICE
An indication of the seller's current minimum acceptable price at auction. The guide price or range of guide prices is given to assist consumers in deciding whether to pursue a purchase. It is usual, but not always the case, that a provisional reserve range is agreed between the seller and the auctioneer at the start of marketing. As the reserve is not fixed at this stage and can be adjusted by the seller at any time up to the day of the auction in the light of interest shown during the marketing period, a guide price is issued. This guide price can be shown in the form of a minimum and maximum price range within which an acceptable sale price (reserve) would fall, or as a single price figure within 10% of which the minimum acceptable price (reserve) would fall. A guide price is different to a reserve price (see separate definition). Both the guide price and the reserve price can be subject to change up to and including the day of the auction.
RESERVE PRICE
The seller's minimum acceptable price at auction and the figure below which the auctioneer cannot sell. The reserve price is not disclosed and remains confidential between the seller and the auctioneer. Both the guide price and the reserve price can be subject to change up to and including the day of the auction.

WHAT DO WE SELL?
We sell the full range of Land & Property by auction
Please see below for some examples of the most suitable lots... but we will consider most potential lots!
IN NEED OF MODERNISATIONAuctions are synonymous with selling properties in need of modernisation and for many years auctions were seen as a niche sector of the property market. In more recent times, as fans of day time TV will confirm, buying and selling at auction has become a normal occurrence and the profile of our buyers has changed dramatically in the last 5-10 years with many families and non property professionals participating and winning lots, competing with traditional bidders, investors and developers.
PRIME FAMILY HOMESAuction can be an excellent way of maximising the sale price of prime residential property - especially those in need of some basic updating. Competition for prime family homes across the city is frantic, with multiple interest and proceedable buyers competing for the same property. Often private treaty sales lead to sealed bids - which like an auction has the benefit of competitive bidding but with the possible downside of no closure/exchange long after agreeing the deal. An auction is the best way to create a competitive buying environment but with the added bonus of instant exchange and a fixed completion date. We often sell homes to families with mortgages and bridging loans or in chains so you are not ruling out potential buyers - auctions are open to everyone.
RURAL HOME & COUNTRY LIVING
Many City dwellers are desperate to 'escape to the country' in the aftermath of COVID-19 continuing to dramatically change the demand and prices in rural areas. This means you can no longer rely on historic sales values and local agents, as in this new market properties are often worth what ever someone is willing to pay for them on the day - the transparent and competitive nature of an auction is the ideal way to maximise and identify the value of your property and appeal to the widest possible range of buyers.
PREVIOUSLY ON THE MARKETWe are contacted on a daily basis by individuals who are on the market with local estate agents and for a variety of reasons want to speed up the process and sell their property. The reason for not selling can be as simple as bad luck with chains collapsing, the slightly less forgivable terrible photos from the estate agent but more often than not the main reason for a property not selling is down to the asking price being too high. Not all properties are suitable for auction but we can advise you on a suitable reserve and you can judge if this price allows you to move forward.
DEVELOPMENT OPPORTUNITIES
Our auction clients have an insatiable appetite for development opportunities across the whole region with clients looking to renovate and sell or build to let. There is a never ending range of opportunities but the most commonly offered include large residential properties for the classic flat conversion, change of use on commercial properties to create HMO's, development of former banks, churches and coach houses into residential dwellings and everything else in between!
LAND & BUILDING PLOTSWe specialise in selling building plots with planning consent for 1-20 units. Even in concentrated urban areas there are many potential plots such as properties with large gardens, car parks and garage blocks - we also have a thriving New Homes team who can advise you on site GDV's and sell the completed units. We handle land with potential but no planning and have close contacts with architects and consultants to help appraise your land and advise on whether to sell now or seek consent - each plot is unique and we can tailor our guidance accordingly.
GARAGES & PARKING
We always have buyers on our books looking for both personal use and investment. Garages are an excellent entry level investment with single units providing an income of up to £150 pcm in central areas alongside increased competition from individual residents feeling the added pressure of Parking in the City with the RPZ scheme. There is always the potential for garage ranks to gain planning permission for development, providing a potentially lucrative exit plan for your investment. We sell a wide range of single, double and tandem garages as well as ranks of up to 100 units to private individuals and investors alike.
PROBATE SERVICEFollowing a death if you wish to sell a property the first thing that is required is a valuation of the deceased's property or probate report. In order to obtain probate we can offer a sensitive, professional and fast service to deal with property matters at, what can often be, a very distressing time and can prepare the report, liaise with your own or recommend a suitable solicitor, advise on house clearance and in time handle the sale of the property in order to close the estate and allow the family to move forward.
HOUSES OF MULTIPLE OCCUPATION ( HMO )
Licensed Houses of Multiple Occupation offer a higher rate of return compared to most other residential property investments and we have seen a huge rise in the demand from buyers for what was 10 years ago a niche market but is now increasingly "flavour of the month". We specialise in selling both professional and student HMO's across the region ranging in size from 5 - 20 bedrooms and have seen the quality of the accommodation improve beyond belief in the recent years with luxurious communal areas and pristine en suites now the norm!
INVESTMENT PROPERTYInvesting in property is a national pastime and with low interest rates and uncertainty in the stock market it provides a stable income coupled with the scope for excellent capital growth. We have proceed able buyers seeking a wide range of investments from city centre flats, tenanted shops to Freehold blocks of flats and commercial property - we work closely with many lettings and managing agents to ensure we are providing up to date rental income information and advice to buyer.
BLOCKS OF FLATS
We have a huge demand for blocks of flats from high net worth individuals and property investors who want to build a portfolio but avoid buying individual flats and having to deal with different management companies but crucially they will pay a premium to control the block and own the Freehold. Selling a Freehold block means the vendor does not have to split the titles, gain vacant possession of the flats or pay for and supervise multiple conveyancing and individual sales - a simple yet profitable exit strategy.
COMMERCIAL PROPERTYWe are able to regularly over a range of small to medium size commercial properties aimed at both owner occupiers and property professionals. We enjoy being able to handle classic High Street shops, often with scope for residential conversion on the upper floors, individual offices and larger blocks and regularly offer former banks and are seeing more public houses and light industrial units being sold by auction.
UNUSUAL & UNIQUE LOTS
One of the joys of auctions is the chance to sell unusual and sometimes unique properties - unusual can take many forms such as an amazing view, a large garden or a strategic location - often these opportunities are almost impossible to accurately value and fall into the category of "its worth what someone will pay for it" - we have been lucky enough to sell Castles, Woodlands, Bunkers, Mansion Houses, Lakes even Salmon Estates and achieve sale prices beyond what would realistically obtainable under normal sale methods.
