East Lyng, Taunton, Somerset, TA3

There are three Lots of land available which extend in total to approximately 15.27 acres (6.17 hectares) of permanent pasture which is currently being used for grazing livestock or mowing grass. Subject to obtaining necessary consents the land may also be used for alternative uses, such as Biodiversity Net Gain.

The land is classified as being Grade III on the Provisional Agricultural Land Classification. Lots 1 and 2 fall within the North Moor Site of Special Scientific Interest.

LOT 2 — £15,000
Lot 2 (shaded purple) is approximately 2.43 acres (0.98 hectares) of level lying permanent pasture, which is contained within ditch boundaries. Lot 2 is accessed through a gateway in the western boundary, directly off Lyng Drove.

LOT 1 — £30,000
Lot 1 (shaded yellow) totals approximately 4.42 acres (1.78 hectares) and comprises two enclosures of level lying permanent pasture, which are contained within ryhne ditch boundaries. Lot 3 is accessed through a gateway in the western boundary, directly off Lyng Drove.

LOT 3 — £40,000
Lot 3 (shaded blue) totals approximately 8.42 acres (3.40 hectares) and comprises a triangular shaped block of level lying permanent pasture, which is contained within ditch boundaries. Lot 1 is accessed from the west, over third party land, to Lyng Drove.

The land will be offered for sale by Informal Tender, applications to be submitted by 12 noon on Friday 27th September 2024.
