Conditions attached to the permission indicate that the scheme should follow attached plan 1319/003 Rev. A which shows a farmstead style complex and interestingly includes a mix of detached and semi detached dwellings.
The development land is offered for sale on the basis of the Outline Planning Permission already granted and it ill be the responsibility of the buyers to submit an application for approval of reserved matters following completion of the purchase.
SERVICES
Mains gas, water and electricity are believed to be available for the scheme. Drainage for the current farmhouse is to a septic tank. It will be the responsibility of the purchasers to establish the availability of the required services and meet all costs in this respect.
THE PROPERTIES
As an Outline Planning Approval there are currently no specific designs for the individual properties, only illustrative positions on the site plan and the indication from the local Authority that the scheme must be a farmstead complex only with the final design being based on the Historic England Greater Lincolnshire Farmstead Assessment Framework - published 2015 and available to view online. It will be the purchasers responsibility to acquaint themselves with the influence of this requirement.
