Double doors open into the restaurant, a contemporary space with seating for up to 70 guests. This leads to the bar and an additional dining area accommodating 20 guests. The bar also benefits from a separate external entrance, allowing access for non-resident customers.

On the first floor, there is a former conference room, currently utilised as a guest lounge, with capacity for up to around 20 guests.

Behind the scenes, the property includes a fully equipped commercial kitchen and a manager’s office, while the extensive basement houses storage areas, the cellar, boiler room, and staff facilities.

External Details

Mannings Hotel offers the convenience of a private gated car park with space for over 45 vehicles, a rare feature in Truro’s city centre. Access is controlled via intercom, ensuring security and peace of mind for guests. Parking is located directly behind the hotel, providing easy entry to both the main Georgian townhouse and the self-contained apartments. The car park also includes a second, currently unused, access gate onto Lemon Mews Road.

Accounts for the financial year ending March 2025 show net sales of £2.058m.

Approximately 55% of income is derived from room sales.

Development Potential

Planning consent was granted in 2002 for the construction of a two-storey extension to the apartment building to provide two new apartment suites. Although the extension was never built, the seller informs us that the foundations were laid at the time which may mean building works have commenced and therefore the planning consent is still valid. Neither Christie & Co or the seller have investigated this matter so cannot offer any guarantees on this front and it is down to any buyer to make their own investigations.

At the west end of the car park are three redundant Grade II listed buildings which offer a new owner untold potential for redevelopment into further hotel accommodation, residential apartments, or other alternative uses (subject to obtaining any necessary planning consents). Plans have been prepared for conversion into up to nine apartments, although no planning application was ever submitted. The main roof of the largest building, known as the Printworks, has been replaced by the current owner.

Plans have also been prepared showing a proposed scheme which would connect the hotel's car park to currently redundant land across the river by bridge to create additional parking and a garden area. No planning application has been submitted on this front.
