    Acorn are a member of the National Approved Lettings Scheme (NALS) and we have client money protection to safeguard both our landlords and tenants. We are also members of the Ombudsman Services.

    Damage Deposits

    If you are enrolled in the DPS (custodial) we will protect the deposit on your behalf and issue all relevant parties with prescribed information within the allocated 30 days, free of charge. If you are enrolled in any of the other insured schemes, we will still ensure that all parties are issued with the necessary prescribed information, again within the allocated 30 days, this too is included in our service free of charge.

    If you have a difficult situation or tenancy query we can speak on your behalf to our Legal Helpline which provides best practice assistance. With over 50 acts of parliament covering most aspects of Letting, the Localism Act 2012, Right to Rent, L8 ACOP Legionella Risk Assessments and Water Act 2010, HMO 2007. Add to that local planning regulations, Newcastle Article 4, HMO licensing anomalies and you have a really complex letting process.

    Every tenancy agreed is confirmed in our digital 'confirmation of let' document. If there are any updates required, you have the opportunity to check what we have on our records and sign electronically anytime day or night.

    Deregulation Act

    As of 1st October 2015, all tenants must be provided with a copy of the valid Gas Safety Record, Energy Performance Certificate along with the How to Rent Guide which is produced by the Government. We will ensure this information is provided to the Tenants at the start of their tenancy. Failure to comply means that Serious Restrictions are placed on the service of a Section 21 Notice if all three documents have not been provided.

    Louise Greetham - Director
    Louise joined Acorn in 2007, was appointed to the board in 2012 and heads up the Lettings, Sales and Property Management divisions. With a BA Hons in Marketing, her passion for property started at an early age whilst assisting her parents with various property development projects. Her extensive industry experience, local knowledge, marketing ability and industry legal training, gives her the ability to give accurate information and sound advice to landlords. This is paramount in this market sector to help our landlords avoid falling foul of new legislation, which can cost them thousands of pounds. Very much a people person, her passion for the industry, allied with her attention to detail and work ethic ensure that she is committed to giving the best possible service to both our landlords and tenants. Outside the business Louise's other activities include horse riding, dog walking, travel, wine tasting and interestingly enough, property as she is herself a landlord.     Tricia Scott - Director
    Tricia initially joined Acorn in 2002 and is the longest serving member of staff. She was appointed to the board in 2012 and oversees the Finance and Administration divisions as well as the internal development of the company (i.e. Training and HR). Outside the company Tricia is a qualified speaker of Level 2 British Sign Language and is passionate about charity work; donating some of her spare time to National charities based in Newcastle such as Base Line and Crisis. She is also an avid lover of live music. A landlord herself, she has embraced the legal training she organises for the company and is a valuable asset to our landlords, tenants and guarantors, with her ability to communicate advice and helping to avoid unnecessary stressful situations.     Roger Gilbert - Valuations Manager
    Roger has been with the company for over three years and has recently been promoted to a senior position based on his results and ability in matching the right people to the right properties. His experience covers both commercial and residential property as well as lettings, sales and even property auctions. His attention to detail and excellent customer service, makes him the ideal company ambassador and we have tenants who have returned more than once in the time he has been with Acorn because they know they can trust him to get them the right property.     Rob has worked in the lettings industry with Acorn since 2010, over which time he has gained experience working within several different departments. He now has experience and knowledge of the customer facing side of the business, as well as picking up skills in both administration and finance departments. Rob's role within the company requires him to wear several hats, which provides him the variety of an ever changing work role and he is valued for his versatility. He now has the ability and skill set to support, whichever department has the greatest workload at any given time makes him the ideal cover player.     Ryen Huntley - Administrator
    Ryen joined Acorn in 2007 after having moved to England from the United States to be with her husband and joined Acorn for much the same reason. One of her roles within the Department is to help ascertain the suitability of tenants; this not only includes the application process but also the full vetting of applicants and guarantors. In addition to this, her other duties include drafting tenancy agreements and other legal contracts, providing clients with relevant information regarding damage deposits, orchestrating check- ins and maintaining clear communication lines with and between, applicants, tenants, guarantors and landlords.     Damian Huntley - Finance Manager
    Damian has worked at Acorn since 2007 and is now responsible for the company bank collections, payments to clients, tenant debt handling and deposit protection. Secondary to his role as finance assistant, Damian provides valuable advice free of charge on the deposit schemes to Acorn landlords. He also provides I.T. support where necessary and was responsible for building the company website. Outside of Acorn, Damian is passionate about art. He has a B.A. (Hons) Fine Art and is one of the founders and directors of Newcastle Artists Society, working alongside his wife Ryen to provide an online venue for artists in the North East.     Cynthia has been with Acorn for more than seven years and heads up the property management division. Having worked in the education field for over 9 years, Cynthia joined the Acorn team for a career change and has never looked back. Under Cynthia's guidance, the property management department has grown significantly and is widely regarded as one of the most effective around. Away from the office, Cynthia enjoys spending time with friends and family. She loves to travel and has visited most corners of the globe in recent years.     David joined Acorn as Branch Manager for Durham towards the end of 2015 having relocated to the North East with his wife and daughter from the West Midlands. He has over 10 years experience within the property industry specialising in lettings where he enjoyed several roles in administration, negotiation and management. Having worked in both the independent and corporate worlds David is ideally experienced to offer a professional yet friendly service to all our clients.       Step 1. Make sure you get a professional comparable report

      You need to know what similar properties have been marketed in your locality, how much they were marketed for, what they actually sold for and how long the process took.

      Step 2. You need to select the right agent

      When choosing an agent, do your homework. Are they accredited? How did they conduct themselves at the valuation? Are you happy with their service and their communication? Can they do out of hours viewings to meet the needs of buyers?. How easy are they to contact? When will they be able to conduct viewings and what kind of marketing with your property receive. If you are selling an investment, does the agent understand investment properties GROI and gross yields? Do they let and manage property and if so, do they have a list of investors waiting to buy?

      Step 3. Instructing a solicitor

      The successful sale of your property can be reliant on the instruction of an efficient and experienced solicitor. It is a good idea to do some research and make a decision before you put your property on the market as this will help to avoid delays. There are often advantages in using a local solicitor based in the area you are buying. They may have in depth local knowledge that could prove invaluable to you. We can offer recommendations for you to choose from if required.

      Step 4. Presenting your property

      People have different reasons for selling, from wanting to pass on an investment property to simply moving home. First impressions count so make sure the presentation of your property is to the highest standard it can be. A freshly painted front door is a logical place to begin. Finish those DIY jobs, freshen walls with a coat of paint and declutter rooms so they feel spacious, light and airy. Acorn can provide floor plans, write detailed descriptions and take professional photographs to maximise your properties appeal.

      Step 5 Marketing your property in the right places.

      Over 90% of buyers use the internet. Listen to your agent, use their expertise to enhance your chances. Increase the opportunity of a potential buyer seeing your property. We use "Rightmove", which is the number one internet portal in the northeast and "On the Market" which is currently placed number two in the North East as well as our own website, which attracts and collates an extensive list of people who are actually looking for properties to buy now.

      Step 6 Accompanied viewings

      Properties do sell themselves if presented and priced correctly. Most people do not like to be sold to and our professional viewers are trained to deal with viewers knowing where and when to add value and where not to. Never the less we can do out of hours viewings adding value to the process where appropriate.

      Step 7 Receiving an offer

      Once an offer has been made we will notify you immediately wherever possible and confirm the offer in writing to you including any special conditions that have been placed as part of the buyers offer. Once an offer is made we will also request details of the nature of the offer (i.e. whether there are funds in place or a property to be sold etc.). This is to help you with your decision making process. If you do accept, now is the time to instruct your solicitor.

      Step 8 When you accept the offer

      We will inform the buyer of your acceptance and request details of their solicitor. We will ask for the details of your solicitor and prepare a memorandum of sale which contains all of this information plus agreed prices and conditions and provide copies to the solicitors involved. Your solicitors will then send out a draft contract of sale and the buyer's solicitors will then commence the searches. This is the time that the buyer will liaise with their mortgage company to organise any surveys.

      Step 9 Exchange of Contracts

      Once everything is in place, searches completed satisfactorily, finance in place, details such as any fixtures and fittings to be included, dates agreed etc. then normally a deposit is passed from the buyer's solicitor to your solicitor and a completion date is agreed.

      Step 10 Completion

      On this date the balance of the monies are transferred into your solicitors account, any outstanding invoices are paid and the balance of the monies are then transferred to their client. I.e. you! Congratulations your sale is complete you have now sold your property. We will then be instructed by your solicitor to release the keys to the new owners.
