    Below is our guide for tenants to finding and securing the perfect rental property:

    1. Viewing a Property

    Seen a rental property that you like? Arrange a viewing with a member of our knowledgeable lettings team who will show you around an answer any questions you may have.

    2. Completing an Application

    If you've found the perfect property for you then we recommend completing a Tenant Application Form as soon as possible, as rental properties often attract a lot of interest! When completing the application form, we will be on hand to offer help and advice where needed, so please do not hesitate to get in touch.

    For working tenants we will assess whether their income is sufficient to support the application. As a general rule, we say that a sufficient annual salary would be at least 30 x the monthly rent. So if the monthly rent is £550, then the recommended annual income total would be 30 x £550 = £16,500. Where a single income is not enough, another applicant who will be living at the same property can be put forward as a joint application.

    If a tenant has been self employed, they will need to show their self assessment tax return or provide a letter from their accountant.

    If a tenant is not working and/or will be paying for part or all of the monthly rent via benefit allowance, then a guarantor will be required for the application to proceed. This person must be in full time employment or a home owner. It is important to note that not all landlords are willing to accept tenants who are in receipt of benefits. However, this will be disclosed prior to arranging a rental property viewing.

    In addition to the completed application form, applicants will also be required to provide as many of the following documents as possible:

    • Form of photo I.D (passport/driving license)
    • Proof of current address (utility bill, council tax bill etc.)
    • Employer's reference (if applicable)
    • Last 3 months' pay slips (if applicable)
    • Last 2 months' bank statements
    • Proof of benefit allowance/other income (if applicable)
    • Previous landlord reference (if applicable)

    3. The Next Steps

    Once received and checked we will contact you to take payment of a holding deposit equal to one weeks rent in order to reserve the property whilst reference checks are undertaken. One week's rent can be worked as follows: monthly rent x 12 ÷ 52 = 1 week's rent.

    Your application acceptance is then subject to a credit search and reference and income verification which will then be carried out. Once satisfactory checks have been completed then your application will be accepted and the tenancy start date will be confirmed - congratulations!

    Please note that Alex Jones Sales and Lettings reserve the right to reject any tenancy application and withhold the holding deposit where misleading, false or undeclared adverse information has been given by any applicant during the application process OR any applicant fails a Right to Rent Check.

    4. Paying the Deposit and Rent

    Once you have been informed of your successful application, you will be requested to pay the remainder of the deposit prior to the date agreed to sign the tenancy agreement.

    Once a tenancy agreement has commenced, the total deposit will be lodged in the The Deposit Protection Service (DPS) scheme until the end of the tenancy agreement.

    The first month's rent has to be paid in cleared funds before the tenancy agreement is signed and the keys are handed over to the tenant. If paying by cheque, you should allow plenty of time for the funds to clear.

    5. Signing the Tenancy Agreement

    An appointment will be arranged with you to sign the Tenancy Agreement which will also be signed on the landlords behalf by a member of staff at the office. Upon signing the agreement you will also receive a completed and signed inventory detailing all the fixtures and fittings in the property, a moving in form including the current utility meter readings, a copy of the 'How to Rent' guide, payment information for future rent payments, a copy of a valid Gas Safety Certificate, a copy of a valid Energy Performance Certificate (EPC) and an official guide to the Deposit Protection Service.

    5. Moving In

    Once you have signed the agreement and collected your keys, we will notify the local authority of the changes in occupancy for the purposes of paying Council Tax. It is the responsibility of the tenant to set up their own account with the relevant utilities (i.e. gas, electric, water) using the meter readings supplied by us and ensure that their personal belongings are properly insured.

      1. Work out your finances

      Before you start looking at properties, it is advisable to work out your finances and how much you can afford to spend.

      If you will be buying with a mortgage, you will need an Agreement in Principle (AIP) from your lender. This document states the maximum amount they are prepared to lend you to purchase a property. Different lenders will have their own criteria to decide how much you are allowed to borrow. A Mortgage Advisor will help you search for the best lender suited to your personal circumstances.       2. Find your property

      Once you have decided what you are looking for in a property, register your details and specifications with us.       8. Exchange and completion

      Once the contracts have been exchanged, you are legally bound to the purchase of the property. A date for completion will be set at a mutually convenient time.
