What does an agent actually do?
  • paragraph

What does a letting agent actually do? It's a fair question! What do we do for landlords, tenants, sellers and buyers?

The main role of a letting agent is to act on behalf of landlords to help maximise the return on their investment property and to keep both landlord and property safe and compliant (it's what we do anyway!)

Responsibilities range from sourcing and referencing tenants and collecting rent, to full management of the ongoing tenancy.

We base our lettings services on three things; Legislation, Empathy and Communication. When these goals are achieved, the agent-landlord-tenant relationship is excellent.

    Sales
The role of an estate agent is to facilitate the sale of a property, whether acting on behalf of a seller or a buyer. The agent is there to offer honest and informed advice based upon the individual requirements of the client.

Every property sale is different, however, there are core professional responsibilities that are non-negotiable, irrespective of the agent concerned. Please see the seller and buyer sections for more information.

Choosing the right agent for you is crucial. We will not propose an inflated property valuation just to get your instruction to sell your home and boost our market share figures. This is pointless and may have consequences further down the line when finding a suitable buyer.

Avoid agents who offer the lowest fee. This is an indication that they work on quantity of sales, not quality of service. Also stay clear of agents who are willing to drop their fee to match another agent or simply because you ask them to. What does that say about their negotiating skills?

Services to Landlords
  • paragraph

We have two landlord objectives; to maximise the return on the property investment AND to keep both the landlord and property safe and compliant with the vast amount of legislation that governs the private rental sector in the UK.

    Why choose Amber Homes?
As a landlord, you should always choose an agent who you can trust and also influence the success of your property investment. We have the resources, attitude and experience to consistently deliver a quality customer service.

    Marketing your property

    Letting Services
We offer a complete range of landlord service levels which very much depend upon how much day to day involvement you want with the letting and management of your property. Time is precious, so why not let us take care of everything?
Our fees are always dependant upon the service level that you choose. We are a letting agent, not a secret agent and our fees are fully transparent and are never hidden.

    Your ideal home

For those tenants looking to rent for the first time or for those searching for a new home, we understand that matching the right property to each persons individual requirements is essential.

In the past, you may have missed out on the perfect property just because you heard about it too late, or the agent never told you about it as it was slightly outside of your criteria. We offer a 'Heads Up Property Alert' service. Simply create your profile and our system will constantly give you the 'Heads Up' on suggested properties and price reductions that might specifically interest you. You can update, refine or unsubscribe at any time so try it for yourself and be first to get the heads up on your ideal home.

We understand how complicated the tenancy journey can be and we ensure that you understand every part of the process from arranging your viewing to collecting the keys on move in day.

    It's what we do!

To accurately assess the correct market value of your home, the agent should know the local property market inside out. This will provide a realistic market appraisal to ensure you get the best price for your property. Our team live locally, have grown up locally and know the area intimately.

An agent should have a specific marketing strategy based upon the property to be sold. It is not good enough to simply put the property on a portal and wait for enquiries. Quality imagery, 360 degree virtual tours, walkthrough videos, social media marketing campaigns and tapping into our large database of qualified home hunters are all in our marketing toolbox designed to sell your home.

Your home is only worth what someone is willing to pay for it and it is so important to create as much demand as possible. As a seller, you want multiple offers on your home, not just one. In turn, this will increase the potential sale price. Our team proactively encourage viewers to view properties they didn't even know they were initially interested in!

One of the duties of an agent is to arrange and conduct viewings of your property once potential buyers have shown interest. This doesn't mean simply opening the front door and letting viewers wander around in silence. We know our properties inside out, as well as the area that they are located, in order to answer any questions that prospective buyers may ask.

Arguably the most important role of an agent is to negotiate offers, liaise with all parties involved and prepare a purchase contract with the chosen buyer and generally work on the seller's behalf when managing the transaction process. Communication is king and regular contact with sellers, solicitors, mortgage brokers and surveyors is essential.

    Buying a new home
    • paragraph

Essentially, we are property matchmakers. An agent should fully understand the needs of every buyer when searching for a property. This is much easier if you know the exact requirements of your ideal property, however, most people have specific 'must haves', 'would likes' and 'definitely nots' but even if you aren't exactly sure of what you want, the agent should ask the appropriate questions to identify your preferences.

Once you have identified a potentially suitable property, or properties, the agent should arrange them on your behalf. Whilst you can attend these viewings on your own, it's advisable for the agent to attend also to answer the more technical questions that may come up.

When you have found a suitable property, the agent should help you put together an initial offer. Based on our experience and detailed market insights, we will always advise on an appropriate offer that is most likely to be accepted.

As with selling a property, communication is king. It is essential to keep the buyer in the loop throughout the whole process, right up to the day of completion and until the keys are handed over.
