What does a letting agent actually do? It's a fair question! What do we do for landlords, tenants, sellers and buyers?
The main role of a letting agent is to act on behalf of landlords to help maximise the return on their investment property and to keep both landlord and property safe and compliant (it's what we do anyway!)
Responsibilities range from sourcing and referencing tenants and collecting rent, to full management of the ongoing tenancy.
We base our lettings services on three things; Legislation, Empathy and Communication. When these goals are achieved, the agent-landlord-tenant relationship is excellent.
SalesThe role of an estate agent is to facilitate the sale of a property, whether acting on behalf of a seller or a buyer. The agent is there to offer honest and informed advice based upon the individual requirements of the client.
Every property sale is different, however, there are core professional responsibilities that are non-negotiable, irrespective of the agent concerned. Please see the seller and buyer sections for more information.
Choosing the right agent for you is crucial. We will not propose an inflated property valuation just to get your instruction to sell your home and boost our market share figures. This is pointless and may have consequences further down the line when finding a suitable buyer.
Avoid agents who offer the lowest fee. This is an indication that they work on quantity of sales, not quality of service. Also stay clear of agents who are willing to drop their fee to match another agent or simply because you ask them to. What does that say about their negotiating skills?
