So, you've got your deposit, your mortgage in principle and you're ready to start looking at houses, what should you be looking out for when viewing a property?
Be realistic
Be realistic about what you can afford. While Google might tell you you'd be able to get a mortgage for X amount, the reality might be a bit of a surprise. Andrews has exclusive access to mortgage rates that may not be available if you went direct to the bank.
You also need to be realistic about what your money will get you. Our property experts will be able to advise you on what your money will get you and where.
Heart is likely to win out over head on viewings but it's important to not get carried away and fall head over heels in love with the first house you see. Sure, it might have the most incredible south facing garden, but come winter you'll be wishing you hadn't overlooked that lack of storage space. On the other hand, being picky about a property will make your search drag along, so keep an open mind when heading into a viewing.
There's nothing worse than going on a house viewing and discovering the house looks nothing like the pictures is there? With Andrews, the whole problem can be avoided. Our property photos are 100% honest and photoshop free, so there's no nasty surprises come viewing day.
Don't rush
Where possible, try to view the property on different days and different times. Yes, it might be quiet on a Monday afternoon but what about on a Friday evening or a Saturday afternoon? House buying is a marathon not a sprint so don't rush when it comes to choosing your home. Regardless of whether it's your first home or your 5th, Andrews is here to help you know what to look out for, and our negotiators will help make the process as painless as possible.
Surveys
Getting a professional opinion can give you a heads up if there is any major work that needs to be done ASAP but faults with a property shouldn't necessarily put you off buying. Finding out the cost of any repairs means you can factor the costs into your budget, or possibly get a reduction on the price of your property.
Andrews can recommend a trusted surveyor who will check the property from head to toe, giving you an exact overview of the state and condition. Straightforward, honest and jargon free, this report uses a traffic light system to indicate work needed on the property and suggests possible improvements to energy efficiency.
