    Anthony Webb Services

    We offer a range of Letting Services to suit specific requirements. The service you choose depends on the degree of involvement you wish to have with your property.

    Option 1 - Fully Managed

    A comprehensive service for those wanting the peace of mind of an experienced property manager dealing with all matters relating to the tenancy. Our most frequently used service ensures that whilst you are kept informed, you are safe in the knowledge that after sourcing a suitable Tenant and arranging the move-in, our dedicated team of professionals will deal with every aspect of the on-going tenancy. An Income and Expenditure summary for your end of year tax return can be provided should you require. Legal Expenses cover for evictions under rent arrears is included within this service.

    Option 2 - Rent Collection

    For those Landlords wishing to have less personal involvement with their property. Your Tenant will be found, referenced and moved in. We will collect the rent on a monthly basis on your behalf, liaising with your Tenant on all matters account related. You will be responsible for dealing with maintenance related matters through the course of the tenancy and the inventory check out at the end. Legal Expenses cover for evictions under rent arrears is included within this service. Fees will be charged monthly.

    Option 3 - Let Only

    Designed for Landlords with the time and confidence to deal with the day-to-day management of their own properties. We will find you a Tenant, ensure they are suitable referenced and deal with the move-in. Whilst making sure the tenancy gets off to a successful trouble free start we will also provide you with all the documentation needed to deal with matters on an on-going basis. We offer two service levels under this option; Let Only or Let Only with Legal Expenses cover for evictions under rent arrears.

    Rent Guarantee Insurance

    Alongside all of our service options you can upgrade to include Rent Guarantee Insurance. Having a Rent Guarantee policy in place can protect you from being out of pocket as a Landlord. Although we take great care to determine an applicant's suitability as a potential Tenant and their ability to pay the rent, events occur that can alter their circumstances during the tenancy, for example redundancy, divorce or ill health. By using this service you are protected against the threat of unpaid rent. Furthermore, the policy will also pay 50% of the value of the rent for a further two months following successful eviction of the Tenant on the condition that the property is re-marketed through Anthony Webb on a sole agency basis immediately upon vacant possession.

    Matching tenants to homes

    Are you looking to rent a flat or house in Palmers Green, Southgate or Winchmore Hill? Then you have come to the right place, just follow these easy steps and we will be in contact with you shortly.

    Step 1) Register with Anthony Webb

    You can do this by entering your details HERE on our website, register over the phone or alternatively feel free to pop into our office we would be delighted to register you in person and discuss your requirements over coffee.

    Step 2) Think carefully about your budget

    Be realistic about what you can afford and take into account all your monthly outgoings. You will need to earn, on average, 30 times the monthly rent to qualify for a property, so if the monthly rental is £700 x 30 = £21,000 and as a rule of thumb this indicates that you can then also afford the rent and other necessary outgoings such as council tax, utility bills, mobile phone and TV license not to mention food.

    Step3) What property is right for you?

    Do you need to be near work or family?

    Do you require good transport links?

    What about local shops and schools?

    Do you require a garden/ garage or parking space?

    Are you a smoker or do you have pets?

    At Anthony Webb we have an extensive portfolio of properties that we manage and we are successful at matching tenants to homes. Plan ahead and pop into see us in advance so we can find the perfect match for you.

    Step 4 ) Be prepared and remember...

    There will be fees and you will be required to pay your first month's rent and deposit prior to moving in.

    At Anthony Webb our standard reference administration fee is £180 inc. VAT per person.

    We also require a £400 holding deposit on any property that you wish to reserve.

    If you require a guarantor, make sure they meet the requirements and are based in the UK.

    Have you checked with your intended referees if they will be happy to provide references on your behalf?

    If you are renting for the first time it is a good idea to check your personal credit file. This is just to make sure you do not have any unnecessary costs should you for any reason fail the reference procedure and a guarantor is not available. A good place to look is www.experian.co.uk Please note that if you do order a credit report it will leave 'footprint' on your file.

    The EPC will give you a good idea of the possible energy costs involved in running the property so you can budget accordingly.

    Step 5) Viewings

    We will accompany you on all viewings and are as flexible as possible to fit around busy schedules. Feel free to ask any questions and we will be happy to answer them.

    Step 6) Agreeing the let

    Once you have found the perfect home you can now put forward an offer. We will liaise between yourselves and the landlord until both parties are happy with the arrangement. With the high quality of rental properties and strong demand from tenants you may well have to offer the asking price in order to secure that perfect home.

    Step 7) Legal requirements

    All persons over the age of 18 who will reside in the property must sign a Tenancy Agreement.

    We will also require you to sign a standing order to be forwarded to your bank for future rent collection.

    Prior to the commencement of your tenancy the landlord will be required by law to obtain safety certificates for the gas appliances and will also have safety checks done on any electrical items as well as smoke alarms.

    You are required to obtain your own contents insurance as your landlord will not be responsible for your possessions. Accidents do happen and they may not be of your own making. Protect yourself and get insured!

    Step 8) Deposits

    It is standard procedure for either the landlord or the letting agent to hold a deposit for the property. This is normally equivalent to 1 months' rent and providing the property is returned at the end of the tenancy in the same condition in which it was received, the deposit will be refunded in full.

    As required by law, all deposits held are protected under the government's Tenancy Deposit Scheme (TDS) for peace of mind for landlord and tenant alike.

    Step 9) Moving in and your tenancy moving forward

    Once you have signed all your legal documents and paid your deposit and first months rent (in clear funds) we will arrange to meet you at the property, agree the inventory and schedule of condition that has been prepared. It is your responsibility to contact the utility companies and council tax to advise that you now occupy the property.

    Should you experience any problems at all, or require any advice during your time in the property we are always here to help.

    Step 10) At the end of your tenancy

    The return of your deposit is dependent on the condition of the property when you exit. During the tenancy it is important that you maintain the property including gardens and notify us immediately of any problem. You will also be asked to provide proof that final bills have been paid and agree any deductions should there be any. Subsequently your deposit will be returned within 14 days.
