    Administration & Tenancy Fees

    We charge tenant(s) the following Administration, Tenancy Fees:

    NB: Please note fees covers up to two applicants.

    • 295.00 plus VAT (£354.00 including VAT) on properties up to £749.00 per calendar month.
    • £395.00 plus VAT (£474.00 including VAT) on properties over £750.00 per calendar month.
    • £495.00 plus VAT (£594.00 including VAT) on properties over £1,500.00 per calendar month.

    This includes all referencing (including credit checks, previous landlord reference(s), employers/accountants reference(s) etc), general administration fees, preparing a tenancy agreement, organising check-in and check-out appointments, guarantor arrangements/references (if applicable).

    Additional Fees:

    TDS Registration Fee is £50.00 plus VAT (£60.00 including VAT) per property.

    This fee is for Appointmoor Estates to register your Deposit with the TDS scheme (The Tenancy Deposit Scheme) to protect your deposit held by Appointmoor Estates as Stakeholders.

    Verification Fee is £10.00 plus VAT (£12.00 including VAT) per applicant.

    Additional applicant and/or guarantor is £100.00 per applicant plus VAT (£120.00 including VAT)

    Meet the Team - Lettings & Property Management
    From our early days we've expanded with the market and today we have a dedicated team of 14 staff members, many of whom have been with us since the start. Our team are experts in all of the surrounding local areas.

    Zak Weavers - Senior Lettings Negotiator 
    Zak works closely with Sophie, ensuring that properties are ready to let, and rental valuations are fair and accurate. Zak liaises with landlords and tenants at every step of the lettings process and provides sound advice on all lettings issues, as well as updating websites with lettings content.

    Sophie Whiston - Senior Lettings Negotiator
    Sophie's role encompasses everything about the lettings process, and she'll advise both tenants and landlords on any issues relating to the rental of the property. The first point of call for a landlord, she'll complete rental valuations and listings. Sophie also shows around prospective tenants, and organises any work which needs to be done prior to a let.

    Cheryl Bemister - Lettings Administrator 
    Cheryl is the linchpin of the lettings team. She oversees reference and SEAL list checks for new tenants, ensuring their accurate and timely completion. She also organises maintenance work for move ins, manages inventories and completes all new tenant administration.

    Hazel Tegerdine - Property Management Manager 
    Hazel has been with Appointmoor for over 20 years, and has a rich background in all aspects of the property industry. She now heads up the Property Management department. As well as overseeing this extremely successful team, Hazel also undertakes all hands on aspects of property management.

    Claire Leslie - Property Management Asst. Manager 
    Claire assists Hazel in managing this busy and vibrant team. She also embraces the full range of daily tasks which fall to a property management advisor. She'll make sure that both landlord and tenant are happy, answer queries, organise inspections and repairs, and chase payments.

    Anne Laverty - Property Manager 
    Anne liaises with both clients and landlords about their property issues. She's well versed in managing property repairs and ongoing maintenance, and she'll organise all important certifications including EPC, Gas Safety and Electrical certificates.

    Sarah Sambou - Property Manager 
    Sarah completes the property management team, and she's on hand to both tenants and landlords, bringing her experience of all property issues to the role. She'll deal with landlord payments and statements, and organise property inspections and maintenance issues.
