    Getting Started...
    Whether you're a first time buyer, a home mover or a landlord you'll need to know what your budget is and how much money you can borrow. We can help you with this by setting up a consultation with one of our fully qualified independent Mortgage Advisors, where you'll soon know how much you can afford and what the monthly payments will be. Our advisors will also provide you with what's called an 'Agreement in Principle' certificate. You'll need this as proof that you can obtain a mortgage to show other estate agents before they will accept an offer from you.

    Now that you know how much you can borrow and you've got your proof of mortgage, you can start viewing properties. You need to know which areas you want to live in, how many bedrooms you need, your maximum budget and which type of property you want. We will enter this into our system and you'll be kept constantly updated with our latest properties via text, email and phone.

    Make an Offer
    Once you've found your dream property, you'll need to make an official offer through our sales negotiators.

    Choose a Solicitor
    You will need to instruct a solicitor to carry out conveyancing. We can arrange for our recommended solicitors to take care of the sales progression. We only work with like-minded, forward thinking solicitors, so you can feel rest assured that you'll be in safe hands with a competitively priced and efficient service.

    Apply For Your Mortgage

    Now that you've got an offer accepted on the property you wish to purchase, it is imperative that we apply for your mortgage as soon as possible to avoid unnecessary delays. It can all be done within an hour and generally you'll need the following proofs:

    -Photographic ID & Proof of Address
    -3 Months Pay Slips or 2 Year Accounts
    -Proof of Deposit

    Sales Progression
    Y our file will be assigned to one of our sales progression team who will endeavour to look after your every need through the buying process. They will advise you and negotiate on your behalf throughout this process, keeping you informed every step of the way.

    Valuation or Survey
    When the mortgage company has approved the initial mortgage application, they will instruct a survey for Mortgage purposes, to ascertain the condition and value of the property. Your chosen lender will contact us to arrange the inspection, and if everything is satisfactory, you can expect your mortgage offer to follow shortly after.

    Mortgage Offer
    Following the successful completion of the survey, your offer will be produced and sent out to you and your solicitor.

    Signing of Contracts
    Once the solicitors have received all the information requested, prior to exchange of contracts, both sellers and purchasers will be sent the contract to be signed in readiness for the exchange.

    Exchange of Contracts
    Once everybody in the chain has signed the contracts and solicitors have received everything needed, they will then instruct a formal exchange of contracts. All parties need to agree on a completion date and then the solicitors can exchange on the property, which means everything is legally binding.

    This is the big day when all parties in the chain move. The keys will only be released once the transferred funds have reached the sellers solicitors (usually around midday). As estate agents, we often hold keys to the property prior to completion and we can only release these once we have had confirmation from the solicitors that the chain has completed.

    Sharon Whitehead ANAEA, Director
    I have lived in Gloucestershire all of my life, and have extensive knowledge of Gloucestershire, and in particular the Forest of Dean and its surrounding areas.

    From when I left college in 1982, I have always been involved in sales and specialised in customer care and attention to detail. I have always known that one day I would be involved in the Estate Agency world. Within Arden Estates I am a Director and Branch Manager of the Lydney Branch, working with my husband Chris, who is also a Director and his field is Mortgages, Equity Release, Protection, etc.

    In my spare time, I enjoy spending time with my family & friends, cooking, gardening & exercising.

    Chris Whitehead, Director

    I lived in Worcestershire most of my life and moved to Lydney in 2001. For a number of years, I worked in the printing industry where I was involved in running a multi-million-pound turnover plc.

    In 2005, I decided to do something totally different and studied to become a Financial Adviser where I specialise in Equity Release and Mortgages.

    I am married to Sharon (also in the Lydney Office) and between us, we have four great kids. In my spare time, I like to spend time with family & friends, walk my dog Ellie, I also like to read and cook.

    Lucy Cullinane MNAEA, Office Supervisor
    My career started with Arden Estate Agents in 2013 and it has been an absolute joy to be the first employee of the Lydney branch as I have helped and watched the company flourish into the reputable business it is today. Having come from an administrative background, I started learning the ropes in Property Sales with the help of Sharon & Chris. Once fully underway, I became involved with starting up Arden Lettings (Lydney) and as the lettings portfolio grew, I transitioned into Lydney's Lettings Manager in 2015. 

    As our team has grown, my role is now the Officer Supervisor, where I oversee all aspects of the office from Property Marketing for Sales & Lettings, Sales Progression, Lettings Management as well as overseeing the Lettings Financial Accounts. 

     Away from my desk, I like to spend time with my Husband; Tom, my Stepson; Harry, our cat; Mr Bigglesworth and our Pug; Roger. I tend to spend my weekends on the side of a football pitch, cheering on Tom & Harry who play for Lydney Football Club. When I do manage to break away from the football, I enjoy coffee with the girls, going for a swim at our local leisure centre and planning our next family adventure.

    Annalise Nelmes, Sales & Lettings Negotiator
    I am a Sales and Lettings Negotiator at the Lydney branch. I started my career in estate agency in 2017, joining the Arden team in December 2019. Before I knew what I really wanted to do, I completed a course at a local college and qualified as a hair stylist. Although I enjoyed hairdressing for a couple of years, I felt my real passion was in property, so in 2017 I made the move into the housing industry.

    What I enjoy most about my role is meeting so many new people each day. It's so lovely to build relationships with our clients and find their dream home for them. Plus, I work with a great team at the Lydney office!

    In my free time I love keeping fit, I particularly enjoy Zumba, and have recently qualified as a Zumba Instructor, soon to hold my own classes on weekends and evenings. I'm also into photography and have had many of my photos featured on ITV News and Weather, as well as local newspapers. The rest of the time you'll find me hanging out with family and friends, either playing pool or going out for food.

    I am a Lettings Negotiator at Arden Estates Lydney. I joined the team in October 2017, after working previously in a similar role.

    What I enjoy most about being a Lettings Negotiator is meeting lots of new people and forming relationships along the way. It's also great when I've helped a young couple or family into their new rented home.

    When I'm not working, I like to spend time with my family and meet up with friends. I also love to get abroad with foreign holidays being a passion of mine. The rest of the time you'll either find me with a good book or watching 'Million Pound Cube'!
