    Aspire's founder and owner Emily Hannan is delighted to be working in the heart of Barnwell, the village where she grew up. She firmly believes that, with her fresh and progressive approach to lettings and property management, Aspire will provide a quality service to both landlords and tenants.

    Each service will incur a tenancy set up fee of £180 + VAT

    Choose your service level - Which one will work for you?


    OPTIONS 1-2-3

    Aspire Lettings and Property Management offers landlords a straightforward 1-2-3 approach to letting property, whether you are looking for assistance in simply finding and vetting tenants (option 1), additional help with collecting the rent (option 2) or are considering the full management service (option 3). Whichever service level you choose, Aspire provides reassurance of a comprehensive letting and property management service that takes care of everything you require for complete peace of mind. And it's as easy as 1-2-3!


    Option 1 - Let Only service: 8% (9.6% inc. VAT)

    For finding and securing the right tenant for your property, the fee is just 9.6% Incl VAT of the annual rental value taken in advance of the start of the contract.

    Option 1

    The first level of service is all about finding the right tenants and is suitable for landlords who wish to deal with the remaining aspects of the tenancy after the tenant has moved in.

    Option 1 includes:
    • Property appraisal and valuation
    • Marketing and advertising the property
    • Floorplan
    • Accompanied viewings and delivery of feedback
    • Arranging for landlords to meet the tenant before references are carried out
    • Right to Rent checks
    • Full references applied for (cost associated with this is paid for by you)
    • Drawing up of documents including Assured Shorthold Tenancy (deposit paid to landlord)
    • Addition of non-standard clauses: pet clause, military clause, satellite clause or break clause.
    • Ensuring contract stipulates where the deposit is held and then transferred to the landlord (deposit capped to 5 weeks)
    • Ensuring payment of rent and deposit received
    • Arranging safety checks and certification, where an additional charge is due
    • Creation of inventory where there is an additional charge
    • Remitting the balance of initial funds to the landlord less a let-only fee of 7% +VAT with a statement taken for 12 months in advance.
    • Creating a standing order for the rent to be paid to the landlord each month from the tenants' account.
    • Giving the tenants contact information of utility suppliers so they can register the tenancy.
    Option 2 - Rent Collection service: 10% (12% inc. VAT)

    For finding and securing the right tenant for your property, plus collecting the rent, a fee of 12% Incl VAT is automatically deducted monthly.

    Charges apply for references and rental warranty

    Option 2

    Level two includes all of the above but also offers support to landlords who would rather that Aspire collects the rent but leaves the management of both tenants and property to the landlord. Aspire's fee for Option 2 will be taken monthly from the rent received and a statement with balance of funds sent to the landlord. Aspire will chase any late rent payments and, if necessary, forward a claim to our insurers for any non-payment of rent. Should this situation arise, Aspire maintains regular updates with landlords.

    Option 3 - Full Management service: 12% (14.4% inc. VAT)

    For the full management service, a fee of 14.4% Incl VAT is automatically deducted each month.

    Option 3

    This is Aspire's full management service, which 'does what it says on the tin'. It is designed to remove landlords from the daily issues and problems of managing a property and will include:

    • Level 1 and 2, plus...
    • A comprehensive inventory, with a check-in service
    • Contacting utility companies to register tenants
    • Transferring the tenant's deposit to the DPS
    • Dealing with day-to-day repairs and maintenance within specified budgets. (Aspire is not liable for the maintenance cost. This is covered by the landlord but the landlord is always informed)
    • Receiving rent and remitting monies to the landlord electronically, less monthly management fee and any maintenance charges incurred
    • Providing monthly statements including contractor invoices
    • Monitoring, chasing and advising on late rental payments
    • Assisting in insurance claims for rent disputes
    • Inspecting the property every three months. If the tenant has been in occupation for more than one year, inspection time is reduced to every six months. A written report is provided
    • Co-ordinating gas-safety record
    • Co-ordinating PAT testing and PIR as and when required
    • Liaising directly with tenants to re-let the property
    • Remaining a point of contact prior to any legal action against a tenant
    • Supervising check-out and arranging for an independent check-out report with details of any deposit deductions. Please note that in the event of a dispute over deposit deductions that cannot be agreed without going to arbitration or the use of the Courts, charges will be incurred.

    How We Work
    When you register

    Aspire takes considerable time in matching the right tenants to the right properties. To do this, it is important that we know our clients, so we spend a little time getting to know you during the registration process. We already know our landlords and we know what type of tenants they are looking for so it's just a case of finding the perfect match!

    Your criteria

    We listen carefully to our tenants' specific requirements and we will only contact you regarding properties that accurately reflect your criteria and budget.

    Viewings

    Prior to any viewing, Aspire will confirm all the property details with you, discuss the Right to Rent scheme and clarify pre-reference checks. We want to ensure you understand what is required from our referencing company. This helps to eliminate any potential issues that may come after you have put forward an offer.

    Making an offer

    When you find the right property, you need to make a formal offer to the landlord via Aspire. This will include your proposed date of occupation, who the property is for, your employment details, the length of tenancy and any other information that the landlord requires, such as whether you want pets, whether your are a smoker or non-smoker, if you have children, if you require a break clause mid-tenancy.

    Ask all your questions

    It is crucial at this stage that everything is raised and discussed with the landlord to ensure that there are no disappointed parties at a later date.

    Discuss all fees

    If your offer is accepted, you will need to pay a holding deposit and agent's fees. For all charges, see section on Fees.

Her extensive experience, expertise and enthusiasm now benefits Aspire's clients in Oundle and the surrounding area. Outside of work, Emily loves nothing more than spending time with her husband Rory and their two boys, Henry and Hector.

    I have almost five years experience of working within the property industry, mainly in lettings, within the Peterborough area. Whilst there I carried out a variety of different roles, which helped to broaden my knowledge, of the letting's industry. I have a Level 3 ARLA in residential property management, which I achieved whilst working in my previous role. When the opportunity came to work with Aspire, I jumped at the chance. Working in Oundle gives me the opportunity to use my skills and knowledge in a new area. In my spare time I enjoy going to the gym, Pilates, walking my dogs and spending time with my children and husband.

    I worked my way up to be office manager after 25 with a large company. However, I am now enjoying working in a close-knit, small team. Property Management is a vital part of Aspire's business model, and making sure that the department runs smoothly is very satisfying. 

    In my spare time, I love being with my family, and in order to keep fit, I like to swim and do yoga. My vegetable garden also keeps me busy.

    I love my role with Aspire, it is an accumulation of all the positions I have ever undertaken that have come together in one place, so everything I do is familiar. My first job after leaving school was at Barclays Bank in Oundle and now here I am back in Oundle working for Aspire. Unlike my colleagues I don't have an Estate Agent background however I have had many varied roles with my career in administrative roles from collecting data, chasing Accountants, recording stats to answering the phone and selling.

    In my spare time I am Granny Anne on a Friday looking after our grandchildren. My life at home is centred around walking our two beautiful dogs. They are Slovakian Rough Haired Pointers which we take to Game Fairs, Crufts and exhibit in the discover dogs tent in the Rare Breeds section. Covid struck and I was made redundant, my husband persuaded me to help him look after our 7 bee hives, I am now a farmer and produce some absolutely delicious honey.

    Emily provides the Social Media for Aspire. She keeps our customers up dated on all the changes within the office, the property industry and the local community. To relax she enjoys a glass of wine or a run.

    Buying A Property

      Aspire recognises the fact the purchase of your home is the most important and expensive transaction you are likely to undertake.

      Our database features all of our properties and we are sure that with our local knowledge and expertise, we will be able to find you a property to suit your needs, be it a straightforward move or a 'Buy to Let' investment.

      To enable you to unravel the complexities of buying your home, we have set out below an overview of the various procedures involved:

      Registration

      The first requirement is for you to register your details and property requirements which can be achieved in a number of ways i.e. by email, phone, in person of by completing our registration form.

      Once registered, you are then in a position to receive details from us directly in person, via mail or email or download and print these out from our website.

      Viewing

      Our sales teams are available to arrange those all important viewings of your selected properties. We are open at times convenient to you, until 7pm during the week and open on Saturday 9 - 4 pm and Sunday by appointment.

      Mortgage

      In order to speed up your house buying process, it is advisable wherever possible; to get a mortgage agreed in principle before any final decision on your new property is made. This has the advantage of providing you with a clear indication of what is affordable and the fact that you have a mortgage agreed in principle is also attractive to sellers.

      Making Your Offer

      Once you have located your ideal property, your offer will be submitted by us to the vendor for their consideration. This is done both verbally and in writing.

      NB: Please note that all offers are "subject to contract" and therefore neither party is legally bound until the contract is actually signed.

      Accepted Offer/Instructing Solicitors

      As soon as your offer has been accepted by the vendor, you should instruct a solicitor to act on your behalf. Your solicitor will handle all legal requirements of your purchase (property conveyancing).

      At this point, you also need to formally proceed with your mortgage application and instruct your mortgage consultant/broker accordingly.

      Survey

      The next step is to obtain the Mortgage Valuation, as required by law. This will be conducted by a Chartered Surveyor acting for your Lender. The report is to provide a Valuation i.e. determine whether the amount to be loaned is secure and also deals with the basic condition of the property. Since you as the buyer are also provided with a copy, it allows both parties to evaluate the findings prior to entering into a commitment to purchase.

      Additional Homebuyer Survey/Valuation

      The survey's purpose is to highlight any defects and problems which are likely to have an overall impact on the value of the property.

      The objective of the Homebuyer Survey is to provide a more in-depth report which will assist the buyer in making an informed decision whether to proceed with the purchase and also whether the agreed price reflects the actual value. Moreover, the professional opinion of the surveyor as contained in his report will also set out particular features of the property which may possibly have an effect on the present value and potential future marketability.

      Searches

      These are conducted by the buyer's solicitor who submits a local authority search to the local borough council. Its purpose is to ascertain if there is any planning consented previously granted on the property or if there are any other local issues that may have an impact on the purchase.

      Draft Contracts

      The draft contract is drawn up by the seller's solicitor and is forwarded to the buyer's solicitor for consideration. Any additional queries or questions will be asked and answered and the contract amended accordingly, subject to final approval.

      Mortgage Offer

      The Lender is now in possession of the Mortgage Valuation survey and, subject to the findings of this report; receipt/approval of the mortgage application and provided all references and checks have been conducted satisfactorily, the Lender will send a formal mortgage offer to the buyer and their solicitor. The document is then signed and returned and funds requested by the buyer's solicitor.

      Exchange of Contracts

      Once the contract has been signed by both parties, a deposit (normally a small percentage of the purchase price) is paid by either bank transfer or banker's draft. At this stage, the parties agree on a date for completion.

      Completion

      Completion usually follows a few days or weeks after exchange of contracts. The balance of the purchase price is transferred by the buyer's solicitor to the seller's solicitor and the keys released - Congratulations! You are now the owner of your new home!

      I have been with Aspire Sales and Lettings from day one of the High Street office doors opening. It is enormously rewarding having seen the business grow from strength to strength over the last three years, and assisting with building the fantastic reputation that we now have as being a front-runner in Sales and Lettings within the local area.       I moved to Germany in the 90s and lived there for nearly 20 years before returning to the UK. I opened and ran my own business from the age of 22 and when that business was sold, I was then employed, at the age of 26, as Area Sales Manager for a leading golf company in southern Germany. 

       Visiting all manner of houses in both the town and villages is an absolute joy, and listening to clients' needs and offering assistance to a diverse range of people in different circumstances makes every day remarkable. This, coupled with the fast pace of the market at the moment, ensures there is never a dull moment. My free time is spent with my partner Steve and our eight-year-old rescue dog, Quinn. We enjoy country walks and incorporating a pub lunch in one of the local village watering holes when we get a chance.

      I started my unexpected property career in a High Street estate agency in the late 1990's. I was approached by the agent, from whom I had purchased a house, and soon found a passion that has stayed with me over the past 20 years. My path of experience has taken me from new builds, through to the older and often quirky properties, which is where most of my recent experience lies. Previously I have given support throughout the sale process to the seller and the buyer; my largest chain being 14 properties. It took a while to complete, but with good communication we eventually got there! I find that working for an agent who cares and supports, not only their clients but occasionally a whole chain, gives satisfaction each and every time when that final road to an exchange and completion is in sight. 

      Over the years I have sold all types of properties, which have ranged from a tiny one-bedroomed cottage to a 14-bedroomed manor house, with a few acres of land attached. Lease hold, freehold, land, new builds, estate houses, cottages, thatch, Collyweston, big or small - it doesn't matter what property you have or where it is, I will still love showing potential buyers your property and finding the right buyer. 

      I now work remotely attending viewings for Aspire and occasionally appear in the office. I always look forward to meeting future clients, and also being invited back to see the changes they have made to their new home.

      I love my role with Aspire, it is an accumulation of all the positions I have ever undertaken that have come together in one place, so everything I do is familiar. My first job after leaving school was at Barclays Bank in Oundle and now here I am back in Oundle working for Aspire. Unlike my colleagues I don't have an Estate Agent background however I have had many varied roles with my career in administrative roles from collecting data, chasing Accountants, recording stats to answering the phone and selling. 
      In my spare time I am Granny Anne on a Friday looking after our grandchildren. My life at home is centred around walking our two beautiful dogs. They are Slovakian Rough Haired Pointers which we take to Game Fairs, Crufts and exhibit in the discover dogs tent in the Rare Breeds section. Covid struck and I was made redundant, my husband persuaded me to help him look after our 7 bee hives, I am now a farmer and produce some absolutely delicious honey.

      Emily provides the Social Media for Aspire. She keeps our customers up dated on all the changes within the office, the property industry and the local community. She posts daily to Instagram, Twitter and Facebook and makes sure that all new properties are uploaded within a 24hr period. When she's not working she's busy with her three children. To relax she enjoys a glass of wine or a run.
