Is My Property Suitable for Auction?This is a question we are frequently asked. The condition of a property plays a big part in the answer to this but is not the be all and end all. There are a number of contributing factors that will decide if auction is right for you and your property. Ultimately speed and transparency play a big part. Auction is the fastest method of sale with properties being offered with as little as three weeks notice. The fact the bidding is public means that there can be no suggestion that the best price was not achieved on the given day, making it an ideal method of sale for executors of estates, trustees, charities and public bodies. When we assess if a property is suitable for auction we look for certain characteristics. Namely: if the property needs work, if it is in a popular area with high demand, close to a good school or university or hospital or major employer. If we can answer yes to two or more of these criteria the the property may be suitable for auction.
We s ell a wide variety of property types from across the residential, land, commercial, investment and agricultural sectors. Many are vacant for improvement, others tenanted or for development.

What types of buyer attend auction?Ultimately the answer depends on the types of property being sold. There is a common misconception that you have to be a cash buyer. Whilst this is a huge advantage it is not necessarily the case. Auctions are commonly attended by investors, developers and speculators. However, more often than not we end up selling vacant residential property to an owner occupiers looking to put there own touch on a property. If we think a property is likely to be of interest to a buyer needing a mortgage we will advise the the seller to offer the property with either a 6 or 8 week completion to make it easier for the mortgage to be put in place. It is still possible to complete in the usual 4 week time frame but it is essential that you have a mortgage broker who understands the process. Alternatively there are number of bridging finance options. -
