At Avon Lettings our Tenants are an important part of our business and we aim to provide a personal, friendly and unobtrusive service to ensure you feel at home throughout your Tenancy with us. We charge a fixed all inclusive administration fee of £270 (inclusive of VAT) per Tenancy (not per person). This includes: Referencing/Credit Checks, Tenancy Agreement, full Inventory check upon move in and move out. If a guarantor is required there is an additonal fee of £30.00 (inclusive of VAT) per Guarantor.
There are no hidden costs and no renewal/extension agreement fees.
We will arrange property viewings by phone or email at your convenience.
- In order to proceed with a tenancy application, we initially require a £150 (inclusive of VAT) holding application fee to secure the property, subject to references. This is non-refundable once the referencing procedure has started, however, this fee will be deducted from the total £270 Tenancy Administration fees on your move in invoice.
All Tenants must provide proof of address (such as a utility bill) and photographic identification either a driving licence or Passport.
Most Landlords would prefer Tenants to be in full time or part time employment, however some may except housing benefit.
Once we have completed the referencing and confirmed a move in date, the remaining amount will be due prior to move in and this will include:
- Deposit - The deposit required is 6 weeks of the monthly rental income. This is held with the DPS and is fully refundable on move out subject to any dilapidations.
- Tenancy Administration Fee - £270 (inclusive of VAT) less the £150 Holding Application fee already paid.
- Rent - One months rent in advance (this can sometimes be pro rata for the month)
We offer a fixed term Assured Shorthold Tenancy of 6 months with no renewal fees, however, if a new Tenancy Agreement is required for a change of sharers there will be a £90.00 (inclusive of VAT) charge.
We provide out of hour emergency cover for your peace of mind.
We undertake regular visits arranged at a mutually convenient time throughout the term of the Tenancy.
