Landlord Information

    We appreciate that your property is a valuable investment and possibly the home that you may return to, therefore we aim to achieve the highest return on your investment and to find the right Tenant for your property.

    We offer two services either full management or tenant find only.

    Full Management Service:

    Our full management service is just a single fee of £114 (inclusive of VAT) for the startup process and inventory which will be deducted from the first months rent. For any subsequent Inventories the charge is reduced to £90 (inclusive of VAT). This is followed by a competitive monthly charge of just 12% (inclusive of VAT) of the monthly rental income. We will provide you with our full Terms of Business which will outline all your responsibilities and requirements as a Landlord and will ask you to complete a questionnaire which enables us to fully manage your property on your behalf. The services included within our monthly charge are as follows:

    • Advertising locally and online through Rightmove (with no advertising fees)
    • Full referencing and credit checks
    • Deposits registered with the DPS
    • Tenancy agreements approved by the NLA
    • Producing our own detailed Inventories
    • Escorted Tenants move in and full Inventory check
    • Monthly statements on payment of rent
    • Regular visits throughout the Tenancy
    • Organisation of any maintenance on your behalf
    • No markup on maintenance/repairs
    • Out of hour emergency cover for your peace of mind
    • Escorted Tenants move out and full Inventory check
    • Annual Statements
    • Non-Resident Landlord returns (if required)
    • No Tenancy renewal fees and no additional hidden costs.


    Tenant Find Service:

    Our Tenant find service is just 90% (inclusive of VAT) of the first months rent. The services included are

    • Advertising locally and online through Rightmove (with no advertising fees)
    • Full referencing and credit checks
    • Deposits registered with the DPS (if required)
    • Tenancy agreements approved by the NLA

Tenant Information

    At Avon Lettings our Tenants are an important part of our business and we aim to provide a personal, friendly and unobtrusive service to ensure you feel at home throughout your Tenancy with us. We charge a fixed all inclusive administration fee of £270 (inclusive of VAT) per Tenancy (not per person). This includes: Referencing/Credit Checks, Tenancy Agreement, full Inventory check upon move in and move out. If a guarantor is required there is an additonal fee of £30.00 (inclusive of VAT) per Guarantor.

    There are no hidden costs and no renewal/extension agreement fees.

    We will arrange property viewings by phone or email at your convenience.

    Fee Breakdown:

    • In order to proceed with a tenancy application, we initially require a £150 (inclusive of VAT) holding application fee to secure the property, subject to references. This is non-refundable once the referencing procedure has started, however, this fee will be deducted from the total £270 Tenancy Administration fees on your move in invoice.

    All Tenants must provide proof of address (such as a utility bill) and photographic identification either a driving licence or Passport.

    Most Landlords would prefer Tenants to be in full time or part time employment, however some may except housing benefit.

    Once we have completed the referencing and confirmed a move in date, the remaining amount will be due prior to move in and this will include:

    • Deposit - The deposit required is 6 weeks of the monthly rental income. This is held with the DPS and is fully refundable on move out subject to any dilapidations.
    • Tenancy Administration Fee - £270 (inclusive of VAT) less the £150 Holding Application fee already paid.
    • Rent - One months rent in advance (this can sometimes be pro rata for the month)

    We offer a fixed term Assured Shorthold Tenancy of 6 months with no renewal fees, however, if a new Tenancy Agreement is required for a change of sharers there will be a £90.00 (inclusive of VAT) charge.

    We provide out of hour emergency cover for your peace of mind.

    We undertake regular visits arranged at a mutually convenient time throughout the term of the Tenancy.
