    Bassets is an independent sales and letting agent with offices in Salisbury, Amesbury, Tisbury and Shaftesbury, whilst boasting  access to the lucrative London market through their membership with the Guild of Property Professionals.

    David and Mary Clayton set up Bassets in 2002. They weren't sales or letting agents by trade, but after receiving disappointing service when selling and letting out their own properties, they were sure they could do things a lot better.

    As an independent and family run business, we take our social responsibilities very seriously; we always look to give back as much as possible to the communities in which we work.

    We are well known for our commitment to the community and we have been recognised both locally and nationally for the charitable and other work we do.

    Every year, each of our offices spends a set 'community' budget on supporting a range of local charities and community projects. In addition to this, every member of staff spends a minimum of one day of 'paid' time working in the community.

    The letting process starts with a valuation appointment. Then it's time to get your home ready to put on the market. Next is the marketing, viewing and referencing processes so that we end up with suitable tenants for you. We will ensure that you comply with current legislation when the tenancy starts and, if we are managing the property for you, we will ensure that you continue to comply during the tenancy, protecting your asset along the way.

    Fully Managed & Fully Managed Plus

    Our Fully Managed services are designed to take as much stress out of the lettings process as possible and provide you with peace of mind throughout. Our fees are transparent and "all-inclusive" meaning you know exactly how much you will be paying for the service throughout the process.

    Our standard Fully Managed service covers all aspects of the lettings process including ensuring you comply with all legislation, finding and referencing suitable tenants, monitoring the tenancy and your property, dealing with any maintenance and rental payments and also managing the 'move out' process and negotiating the return of the Deposit Bond.

    Our Fully Managed Plus service offers everything that is included in the standard Fully Managed package in addition to enhanced tenant referencing, a full rental warranty, legal expenses insurance covering up to £100,000 and management of any eviction (if required).

    Tenant Find & Tenant Find plus

    The Tenant Find Only package offers all the benefits of the pre and post tenancy phases of the Fully Managed service but allows you, as a landlord, to manage the property yourself throughout the course of the tenancy. This means that you are responsible for all rent collection, inspections and maintenance. Our Tenant Find Plus service however includes enhanced tenant referencing and a rent collection/arrears chasing service.

    Protecting your Money (CMP)

    As part of our professional association with ARLA Propertymark, Bassets Lettings hold your money in a separate client account which is independently inspected annually. This is then backed by a Client Money Protection scheme which means your money is safe if the worst were to happen. This is not the case with all letting agents.

    Application Fee

    By paying the Application Fee you have registered your interest in renting the property. This fee is paid prior to any formal Landlord acceptance and is subject to contract. The Landlord will make a formal decision based on the information contained within your application and prior to formal referencing commencing. If the Landlord rejects your application all fees paid up to this point will be refunded. If your application is successful then the Application Fee is non-refundable.

    Administration & Guarantor Fee

    The completed application form will constitute your offer to rent the property. If the Landlord accepts this offer (subject to contract and referencing), you are required to pay the Administration Fee to cover the costs of your reference and the preparation of the legal documents. If a guarantor is needed, a Guarantor Fee will be applicable.

    References

    Before being accepted as a Tenant, we will formally reference you using an independent referencing company. A full credit score, employer reference and previous Landlord reference as appropriate will be conducted. If you think there may be any problems with your reference, you must advise us before referencing commences. If you fail this process you will not receive a refund of any fees paid.

    As part of this process we are required to check Tenants comply with the Governments Right to Rent guidelines. Accordingly, you will be asked to provide proof of your right to rent. In most cases a passport will suffice, however if you're a non UK, EU or Swiss Nationality you may need to provide further details to confirm your right to reside in the UK. Please contact the Bassets team for further information.

    Damage Deposit

    Once your reference has been approved and you are ready to move in, you will be required to pay the first month's rent in advance plus the Damage Deposit. Should the Landlord accept a pet at the property, there will be an additional £250 Pet Deposit payable, which will be held for a further six weeks after the Tenancy has ended to ensure that there are no issues arising which may not have been apparent during the checkout process.

    The Damage Deposit is held by Bassets to be used if you fail to meet your legal obligations set out in the Tenancy Agreement. Bassets hold the deposit as a "stakeholder", so we can mediate should you and the Landlord disagree on what amount should be paid back at the end of the Tenancy.

    Deposit Registration & Checkout Fee

    The existence of the Damage Deposit is registered with an approved Deposit Scheme and a certificate is sent to you confirming this. Your original Application Fee will cover the cost of this Damage Deposit Registration as well as the Checkout Fee.

    Payment of Rent

    Rent must be paid promptly in advance by standing order. Payment of rent by any other method may incur additional charges. Bassets operate a "zero tolerance" policy to rent arrears.
