    Even with experience, managing a property can be an extremely time consuming task, one that you definitely don't have to deal with. If you own a rental property or you are a landlord of several investment homes, we can remove the burden with our property management services.

    There is much to do when letting out your property. To begin with you need to prepare the place, ready to be let. This involves dealing with mortgage lenders, sorting out rent collection, insurance cover, utility bills, keys and inventories. There are also legal requirements to take care of, including obtaining an EPC, (Energy Performance Certificate); safety certificates for gas and appliances; tax matters and so on. As your property manager we can help you with all of that.

    We prepare high quality property details with external and internal photographs and an internal floor plan- something we feel is essential. We make sure details reach the widest number of potential tenants by making full use of the internet with our own website and other portals such as Rightmove.

    Prospective Tenants are fully referenced and once checks are complete we will prepare the legal contract between you and the tenant. We then manage the property throughout the tenancy, providing monthly rental payments and regular account statements along the way. We will make regular inspections and report any repair issues.

      THE SELLING PROCESS

      Everyone at Bennett Kaye is trained to listen to your needs, whether you're a buyer or seller. Moving home can be stressful. We understand that. Our approach is to be courteous, honest, alert and responsive, and unfailingly helpful.

      STEP ONE - THE VALUATION

      Start with a Bennett Kaye Valuation. The year 2016 marks our thirtieth anniversary of serving Shelf and its surrounding areas. We know the area when others simply do not. We will provide you with an accurate and truthful valuation - not one that is inflated in order to deceive you. Be very suspicious of a valuation that is significantly higher than a Bennett Kaye Valuation.

      STEP TWO - ENERGY PERFORMANCE CERTIFICATE

      It is now a mandatory requirement that an Energy Performance Certificate is instructed before marketing can commence. Many agents charge grossly inflated fees to provide a EPC but Bennett Kaye have arrangements in place to obtain it for the most reasonable and economical cost.

      STEP THREE - PROCESSING YOUR PROPERTY

      Once confirmation of your instruction has been received we will process your property. From just one visit, we will be able to take photographs and measurements. We will always take the time and effort to present your property in the best possible light and place it in the appropriate media quickly, professionally and efficiently.

      STEP FOUR - LEGAL MATTERS

      A solicitor will be required to handle the legal paperwork involved in transferring ownership of your property to the new buyer (conveyance). It is advisable to instruct your solicitor at the same time as putting your property on the market, to allow for collection of the necessary documentation. Bennett Kaye will be pleased to recommend an independent solicitor who is highly regarded, or you are free to select your own. We strongly advise against using solicitors who are financially connected with the estate agents - there can often be a conflict of interests.

      STEP FIVE - ON THE MARKET

      When you instruct Bennett Kaye to sell your property you automatically benefit from our unrivalled, comprehensive package of marketing services. These are designed to achieve maximum exposure for your property in order to obtain the best price quickly and efficiently.

      STEP SIX - VIEWINGS

      Viewings will be arranged at times convenient to you. If your property is unoccupied Bennett Kaye will hold a key and accompany all viewings.

      STEP SEVEN - RECEIVING AN OFFER

      As soon as an offer is received we will investigate the status of the prospective purchaser and provide our unlimited advice on whether or not the offer should be accepted. No offers will be accepted without your full agreement.

      STEP EIGHT - AGREEING TO SELL

      Once a price has been agreed between you and the purchaser the following details must be confirmed:

      Date for Exchange of Contracts; Date for Completion; Details of any extras included or excluded from the purchase; Bennett Kaye will advise you and negotiate on your behalf throughout this process, keeping you informed every step of the way.

      STEP NINE - THE SURVEY

      Most buyers require mortgages and if so the lender will require your house is surveyed. The surveyors report and valuation can be troublesome but rest assured that Bennett Kaye will be on hand to deal with any concerns the report reveals.

      STEP TEN - DRAFTING CONTRACT

      AND SUPPORTING PAPERWORK

      Once the transaction is agreed, your solicitor will send out a draft contract to the purchaser's solicitor who in turn carries out preliminary enquiries and orders a Land Registry search.

      They will also organise all the supporting paperwork (where applicable) ie: title deeds, copy of Lease, fixtures and fittings list, seller's questionnaire, planning consent, guarantees, copy of building regulations and share of freehold certificate.

      STEP ELEVEN - CONTRACT APPROVAL

      This occurs when all preliminary enquiries from the draft contract and local search queries have been settled.

      STEP TWELVE - EXCHANGE OF CONTRACTS

      Once the purchaser's mortgage offer has been confirmed, the purchaser is ready to exchange contracts with the seller. The contract is signed by buyer and seller and the deposit, (usually 10% of the purchase price), is either telegraphically transferred or paid in the form of a bankers draft by the buyer's solicitor. The completion date is set at this stage.

      STEP THIRTEEN - COMPLETION

      This is generally set a few days to a few weeks after exchange of contracts, depending on the personal requirements of the buyer and seller. The residual monies (usually 90%) are transferred from the buyer's solicitor to your solicitor's account.
