    Make Offer

    When you find somewhere you like, make an offer. But if you want to be sure you get the property you like - and you think it is worth the asking price - you may want to offer the full amount straight away.


    If your offer is accepted. You now need to instruct a solicitor. If you need to find a solicitor, ask one of us and we give you some names and numbers of local solicitors.

    Getting a mortgage

    Once your offer has been accepted, call your financial advisor or a lender to sort out your mortgage application. At this point you will need to provide lots of paperwork showing your income and outgoings.


    Instruct your solicitor who will receive a draft contract and apply for searches and raise a list of standard questions to answer, including a questionnaire asking which fixtures and fittings they intend to leave when they move out.


    Your lender should arrange a surveyor to value the property within a few days of agreeing the mortgage in principle. Its valuation will be very simple but you can opt for a more in depth survey to get an idea of what problems there may be with the property.

    The most expensive and comprehensive option is to ask private surveyor for a full structural survey of the building, and this is particularly worth doing if you are buying a property that is very old, has been extensively renovated or clearly needs work. It is also a good idea if you are planning to build an extension or structural changes to the building. However, a cheaper - albeit less comprehensive - homebuyer's report should highlight any major problems and is a good option in other circumstances.

    A good surveyor will talk to you before the survey to find out if you have any particular concerns and afterwards to highlight and explain any issues. We can provide information on local surveyors, just ask!

    Exchange of contracts

    You are happy with the survey and wish to proceed plus your solicitor or conveyancer has completed all the necessary checks you'll be asked to sign a contract legally committing you to the purchase. At this point you will need to pay a deposit for the property - usually 10% of the purchase price. At this point you will have agreed a date to complete the sale.

    Book your removals

    When you know your moving date you can start organising how to get your possessions to your new home. In most case this will involve hiring a van or removal team, again we can offer you some local companies who can help. Otherwise you move your belongings yourself. Either way, you should act fast to give yourself the best chance of finding a company who is available on the specific date

    Have you bought building insurance?

    At the point of exchange of contracts you should have bought building insurance. In some cases the solicitor will ask for a copy before you have formally exchanged. Your lender will expect you to have buildings insurance in place prior to completion.


    This is when the property finally becomes yours. When your solicitor tells you that the sale is completed you can pick the keys up from us! This will probably be the day that you move in, unless you are having work done in advance. It is likely to be a stressful day, even if everything goes according to plan, but should feel worthwhile after your first night in your new home.

    The town is surrounded by approximately 365 acres of common providing a number of country pursuits including walking, riding and fishing on the River Torridge.

    The larger towns of Bideford and Barnstaple are easily reached by car or public transport and the North Devon countryside and spectacular coasts are only a short drive away.

    Helen Bunn - Sales Manager
    Helen is born and raised in the area, starting her career in Torrington over 20 years ago. Helen spent some years as a manager for Taylor's Countrywide in Bedfordshire, before returning with her family to Devon and joining me in 2011. Helen's name is mentioned in virtually all of our customer feedback as her role is so vital and her focus on customer service is second to none. The reason for her success is the rapport that she has with local and national solicitors as well as local authorities and that she ensures all parties are kept up to date accurately and regularly. 
    In recent years, Helen has helped to establish and run our growing Sales Progression department, offering training, not just for those working in the department but also for staff company wide, in order to ensure that the customer experience is seamless and delivered to the highest standards.

    Howards career began in 1998 with Taylors Countrywide and therefore his experience speaks for itself. Especially as he was awarded branch manager within 2 years of starting, collecting various awards and accolades along the way. In 2010 he joined sequence uk Ltd. (Part of the Connels Group) to run an already successful Buckinghamshire office, but not content, he took the office to record profit, again, winning several awards for customer service along the way.
    No stranger to North Devon as he and his family have been visiting for many years, the promise he and his wife had made to themselves to relocate to this beautiful part of the country came to fruition, and we were very pleased to have him join us here in Great Torrington. There is no doubt his clear customer focus will help us grow. The real motivation for the move was to gain a better way of life and a better upbringing for their children. There seems no hesitation there either as they have been snapped sledging down sand dunes at Crowe Point (definitely something we all want to try now), and walking the family dog in all manners of unpleasant weather for up to 5 miles at a time! - clearly a very motivated team member.

    With his mother and father both having been estate agents, it appeared inevitable that Mark would follow in their footsteps. After developing his own passion for property, he took his first position in the family trade shortly after leaving school, working in the counties of Surrey, Hampshire and Berkshire. He later worked on the continent, before finding the perfect place to put down roots in beautiful Devon.
    After working at our busy Barnstaple branch, Mark was offered the opportunity to manage the Torrington Branch. Subsequently, he became a partner in both the Torrington and Okehampton branches.
    Mark's business model is to remove all the bad elements he has observed during his time in the industry to date and to highlight the good aspects. He combines modern and traditional marketing techniques to make us a refreshing and individual agency to work with.
