    Preparation

    We recommend marketing your property around 6-8 weeks in advance of when you would like your tenant to move in. This gives us plenty of time to ensure your property is promoted to as wide an audience as possible through our portals and strategic marketing techniques.

    You should also work with your dedicated lettings manager to plan a budget and decide how much to ask for the monthly rent. Take care to factor in the cost of your gas safety and Energy Performance certificates as well as inventories, CO2 and smoke alarms as well as check ins and agency commission.

    If you have current tenants, don't forget to let them know they will be receiving calls from us requesting permission for viewings.

      I relocated abroad and needed a managing agent to look after my flat, as managing the tenancy remotely was simply not an option for me. Casey is my property manager, and I could not be happier with the service. She is prompt and reliable, always friendly and professional and nothing is too much - she sorts out everything. She has even taken up sorting my problems with an energy provider, who has messed up my final bill a year after I left. She is very smart with the communication - anything non-urgent, she sends an email which is great, as it is often difficult for me to take non-work related phone calls during office hours. Whereas when there was a leak in the toilet, she sent an email and followed up with a phone call, to make sure I've seen it and can ok the needed works straight away. I didn't realise beforehand how much work managing a tenancy can be, and it is a huge relief to have a property manager who I can trust to keep both my tenants happy and my property in order. Casey is an absolute star, and I will definitely stick with Brinkley's as long as she is there!

      Buy-to-let lenders typically want rent to cover 125% of the mortgage repayments and many now demanding 25% deposits, or even larger, for rates considerably above residential mortgage deals.
