    The Brinkley's team have been sourcing and retaining excellent tenants for our landlords across South West London for almost a decade. Our specialist lettings experts take great care to thoroughly reference check our tenants with the help of Letsure who carry out all referencing on our behalf.

    Our trusted team of experts are accredited by ARLA (Association of Residential Lettings Agents) and NAEA (National Association of Estate Agents) and are trained to take tenant referencing very seriously. This means our landlords can enjoy peace of mind safe in the knowledge that their property is in the best possible hands.

    Renting out your property involves certain rules and regulations that have to be observed. If you are a new landlord, our expert team of lettings administrators will be very happy to advise you on fire and furnishing regulations, gas safety regulations and electrical safety certificates.

    They can also provide you with all the information and organise all the necessary checks with our fully-vetted contractors to ensure you are fully compliant with the Law.

    Preparation

    We recommend marketing your property around 6-8 weeks in advance of when you would like your tenant to move in. This gives us plenty of time to ensure your property is promoted to as wide an audience as possible through our portals and strategic marketing techniques.

    You should also work with your dedicated lettings manager to plan a budget and decide how much to ask for the monthly rent. Take care to factor in the cost of your gas safety and Energy Performance certificates as well as inventories, CO2 and smoke alarms as well as check ins and agency commission.

    If you have current tenants, don't forget to let them know they will be receiving calls from us requesting permission for viewings.

Simple steps like de-cluttering and tidying can go a long way to improve the look and feel of a place.       Hello, I am a landlord renting out a flat for the first time, with previous experience of renting out a holiday cottage, but with no other experience in this field. I've been a customer of Brinkleys for about one year by now. My contact at Brinkleys is Zulekha Warid. I find Brinkleys, and in particular my contact at Brinkleys - Zulekha Warid - great, friendly and always providing a professional service. There is clearly a lot of past experience, hence she is able to do things as well as she does. It is my experience that I always get any issues resolved in a fast and very satisfying way. Brinkleys seems to be able to attract good employees. The tennants are 'good tennents' (treat the place as was it their own) and they always pay on time. For a big part I credit Zulekha with this as well as she is managing the tennants very well, and keeping their expectations at a reasonable level - very important to prevent a small misunderstanding and / or problem from growing into a major issue, leading onto a potential breakdown of relationship tennant / agent / landlord. Tennant were sought and found by Brinkleys, and recommended to me by Brinkleys. Yet another positive experience wiht Brinkleys as far as I am concerned.
