1. Never accept a viewing except by appointment through our office - anyone calling without a prior appointment should be referred back to the office.
2. Make sure full attention is given to your viewer ie., remove distractions, animals, turn the TV off etc.
3. Always return to the focal point of the property, be it the garden, lounge, kitchen etc., (lasting memory).
4. Swift viewing is not necessarily negative. Many people decide they wish to purchase quickly.
5. Do not be offended by criticism about your property. They are probably visualising their own requirements and may end up buying
6. Utility costs may be requested together with services charges it may be an idea to have these bills to hand
7. Make sure access can be obtained to all of the property, including lofts, garages and outbuildings.
8. Some viewers only see your property once, others may wish to view more than once; don't let this concern you.
We strongly suggest that you do not enter into any form of negotiations at the property, even if the asking price is offered and promises made. It is important that we need to verify the status of the purchaser, before advising you whether to accept or consider the offer that has been made.
Misunderstandings at this stage can develop, we also suggest that telephone numbers NOT exchanged between you and a would-be buyer.
Once you have accepted the offer, we will then instruct the relevant solicitors and keep a careful eye on the transaction. If a specific completion date is required, we would suggest you advise us and your solicitor aware at the earliest stage, so that all parties can be advised.
