    CKB Estate Agents was founded by cousins Cengiz Kemal and Kemal Bicer back in 2014. Before they founded CKB they already had a vast amount of experience with property and loved the industry, but were dissatisfied with the negative image of estate agents and the service agents were providing.

    Step 2- Consider Property Management

    Looking after a rented property is easy when you have a responsible tenant's and live locally. However, if anything goes go wrong from a boiler breakdown to a tenant losing their job it can get very stressful. There is a mountain of legal obligations, with seemingly more forms to complete every day. Let us take the strain and manage your property for you. We can ensure you're protected in every way and we'll work hard to make sure you're not out of pocket financially.     Step 3 - Preparing your property for a tenancy

    Decide whether to let your property furnished or unfurnished. Furnished properties will give a better visual impression to the prospective Tenants on how the property will look, making it more likely to rent quicker. However, the down side is that offering the property furnished will increase costs over time as wear and tear necessitate replacing the furniture. We always recommend that properties are offered to Tenants with White Goods included as a minimum (Washing Machine, Cooker and Fridge Freezer) if letting the property on an unfurnished basis. Flexibility is key as this will broaden the appeal of the property to prospective tenants as individual requirements vary. Anything surplus to requirements should be removed and placed into storage if needs be.

    Step 4 - Marketing your property

    CKB Estate Agents vigorously market all our available stock across a wide variety of mediums. We subscribe to all property portals such as Rightmove and we display your properties on this website as well as with in our shop window. We have many highly visible, strategically placed 'To Let' boards in the area. Your property will receive maximum exposure using a combination of these methods backed up by daily contact with pre-vetted potential tenants from our database. We aim to avoid void periods and to maximise the return on  your investment.

    Step 5 - Receiving an offer

    Once we receive an offer, we will relay that information to you, together with detailed information on the potential tenants. We check their situation, employment status, who is intending to move in, and how long they are looking to rent for. As the Landlord, you have the final say as to whether you wish to proceed and accept their offer. If not, viewings will continue until a suitable tenant is found.

    Step 6 - Offer Agreed

    At this point, we will ask for a holding deposit from the applicants and ask them to visit the office with their Right to Rent ID which will be checked and copied. We will also commence the referencing process. During this time, viewings are suspended until all checks have been completed to everybody's satisfaction. If the arrangement falls through at any point, we will re-commence viewings immediately.

    Step 7 - References Checked

    All Tenants will undergo through background checks. We use an independent referencing company to report on their suitability and credit-worthiness, including their payment history on any previous lending and any adverse credit e.g. CCJ's or bankruptcies. Their identity is also verified as is their right to live and work in the UK - We cover the Right to Rent checks including whether they are subject to any immigration control. If they have rented properties in the past, we will ask their Landlords to provide us with a reference. This information is provided by a variety of sources including credit reference agencies like Experian or Equifax and is compiled into a report which gives a final credit score, and whether they have passed or failed. From that we can paint a very good picture on their suitability as a tenant for your property.

    Step 8 - Move in Monies paid and agreement signed

    Once all referencing is completed  and deemed satisfactory, we then ask the tenants to pay their first months rent and security deposit. Upon receipt of cleared funds, we will arrange for the tenancy agreement to be drawn up and signed by all parties. All deposits are protected in a Government approved deposit scheme.

    Step 9 - Move in Day

    If an inventory was ordered, the Clerk will meet the tenants at the property to conduct the check in process. The meter readings will be taken, the keys will be photographed and then handed to the Tenant. If the property is managed, we will also retain a set of keys at our offices. Within seven days the inventory will be sent to the Tenant for them to agree and sign, with any amendments highlighted within 14 days or the inventory will be locked down.

      Step 8 - Receiving an offer

      All offers will be reported both verbally and in writing and w ewill check all offers for their validity and ask for proof of funds. We will also conduct checks under the Proceeds of Crime Act 2002 and Money Laundering Regulations 2003 and ensure that any mortgage offer is verified. In the case of multiple offers, we will advise you on the best course of action. We will always try to achieve the best possible price for your home and act in your best interests throughout the transaction

      Step 9 - Offer Agreed

      Before an offer is agreed we will check the buyer's ability to purchase a property. We can also contact the buyer's personal mortgage adviser to confirm their financial commitment. This minimises the risk of a purchase falling through. At the point of a sale being agreed, we will liaise with both your solicitor and the buyer's solicitor and prepare the memorandum of sale and we will write to all parties confirming the agreed details of the sale.

      Your solicitor will request the title deeds from the lender (if appropriate). The solicitor will prepare the draft contract, which details the terms of the sale, and send it to the buyers' solicitor together with all relevant documents. The buyer's solicitor will then start the preliminary checks. The Title Deeds and Lease (if applicable) will be checked and local searches carried out. Remember that in England an offer is not legally binding, so until contracts have exchanged your buyer could change their minds without financial loss.

      Step 10 - Exchange of Contracts

      At this stage both parties become legally committed to the sale, and if it falls through from this point onwards then the deposit is forfeited. Contracts are signed by both parties and the solicitor requests the buyer's deposit. A completion date is set and agreed upon by both you and the purchaser. Unless agreed otherwise (e.g. a simultaneous exchange and completion) the completion date can be anything up to 28 days from the date of exchange.

      Step 11 - Organize your move

      Normally both parties will want a short period of time between exchange of contracts and completion to organize their move. If you haven't done so already you should have arranged all packing and removal duties, informed everyone of your change of address and booked any disconnections/re-connections of services for your new home. Remember on the date of completion the property is legally owned by the new buyers so allow plenty of time to move out. Don't forget the cat!

      Finding the right mortgage to suit your own circumstances can be daunting, with so many lenders, schemes and rates available, where do you start? Unless you're really sure on what you're doing, seek advice from an independent financial adviser.. It will certainly help us to help you if you get a mortgage agreement in principle to enable you to move quickly if need be. If you don't already have a mortgage broker or financial advisor in mind, we can recommend one to you.

      You should visit estate agents in and around the area you wish to move to. Register your requirements and budget with them and get on their mailing lists. Once you're registered, they should then send out details of relevant properties to you. You can also keep an eye on the local market by browsing the local property press or property portals like Rightmove.

      Step 3 - Finding the right property

      Make yourself comfortable with a glass of your favourite tipple. Think about your ideal property and write a list of the 'Must Haves', the 'Nice to Haves' and most importantly the 'Definitely Don't Wants'. This can help you in deciding on which properties to view and tallying up scores for each of the properties you visit, and more importantly will give you a good list of deal-breakers so nobody's time is wasted viewing unsuitable properties.

      Step 4 - Making an offer

      Once you have found your ideal property you should make an offer to the agent. You must carefully consider how much you can realistically afford. Add up the mortgage offer plus any equity you have in another property. Don't forget to allow for Stamp Duty and Solicitors fees.       Once you receive an offer acceptance t hen the wheels are put into motion to lead up to the final exchange of contracts (which, from beginning to end, takes between 8 to 12 weeks on average). This is called Conveyancing. We will liaise between your solicitor and the vendor's solicitor, working up and down any chain, to ensure that your purchase goes through as smoothly as possible.

      This is the legal term for the transfer of ownership of a property from one party to another. Your solicitor will liaise with the vendor's solicitor while carrying out Land Registry and Local Authority searches to establish the boundaries of the property, any restrictive covenants or potential developments in the area that may affect your enjoyment of your new home.

      Step 7 - Survey and Mortgage Offer

      Unless you are a cash buyer this is the time to formally apply for a mortgage on this property with your financial advisor or lender. Your lender will require a survey for mortgage purposes, but this is merely to establish a valuation. You may also choose to undertake a full structural survey although this is usually advisable on a period property or a property of non-standard construction. Any issues highlighted may either affect the lenders ability to offer a mortgage in its entirety or impose special conditions on the mortgage offer. The survey may also highlight any expensive problems to you before you purchase the property.

      Step 8 - Exchange of contracts

      Up until this point, either party can withdraw from the sale without a penalty or legal repercussions.  When your solicitor has received; satisfactory replies to all their searches and enquiries, a copy of a mortgage offer, a signed contract and the deposit has been paid (usually 5-10%), they can then proceed to exchange of contracts. From this point the seller and buyer are legally committed to the deal so if the buyer pulls out for whatever reason they lose their deposit. The sales contract is signed by both you and the vendor and the deposit is transferred or paid by your solicitor to the vendor's solicitor. At that point the date is then set for completion. This can be pretty much straight away (called a Sim - simultaneous exchange and completion) or up to 28 days later depending on your requirements.

      Completion is the formal process of transferring the balance of monies due from the vendor's solicitor to the seller's solicitor. This process will be dependent on your circumstances and any other parties involved in the buying chain. Once the monies have been received you can collect the keys and you are the legal owner of your new home.

      Step 10 - Move in Day

      Congratulations! You are now the proud owners of a lovely new home. We will provide you with a welcome pack providing you with everything you need to know, from the location of gas and electricity meters, mains water stopcocks, local authority details, waste collection day etc. Remember to get your mail re-directed and don't forget to tell your bank, your employer, HMRC, DVLA, insurance, council tax, doctor, dentist and any schools that you have changed your address. Agree meter readings, transfer the phone lines and other utilities. Book the removal company, defrost and disconnect your white goods. Tell your friends and organise the party. Don't forget the cat!
