    Landlord's Scale of Charge

    1) Tenant Find Service Equal to the first month's rent (inclusive of VAT) payable for each letting where the tenant is introduced through the Agent
    *If the monthly rental is £500.00 you will pay a fee of £500.00 inclusive of VAT

    2) Letting and Rent Collection Service 12% (inclusive of VAT) of the rent received, deducted by the Agent
    *If the monthly rental is £500.00 you will pay a fee of £60.00 inclusive of VAT

    3) Full Management Service 18% (inclusive of VAT) of the rent received, deducted by the Agent
    *If the monthly rental is £500.00 you will pay a fee of £90.00 inclusive of VAT

    The fees under the above services are payable when any individual or organisation enters into an agreement to rent the Property as a result of our promotion, introduction, or viewing by the Agent.
    * Only required where the fee is to be a percentage of the rent

    Tenant referencing £175.00 for the first applicant and £75.00 for additional applicants (inclusive of VAT)
    Guarantor referencing £75.00 (inclusive of VAT)
    Tenancy agreement Fee £100.00 (inclusive of VAT) N/A Fully managed service

    Minimum Fee
    Where the Landlord cancels the Agent's instruction to provide a management service, the Agent will charge, and the Landlord will pay, a fee based upon 18% (inclusive of VAT) of the agreed rent for the period, not exceeding six months from the commencement date of the tenancy.
    VAT is payable at the prevailing rate on all our fees. In accordance with consumer legislation it is quoted as included in the prices stated above.

    Tenants Next Step & Monies Due

    Permitted Payments
    Under the Tenants Fees Act 2019, for properties in England, in addition to rent, lettings agents can only charge tenants the following permitted payments:

    Rent Payment of rent subject to successful referencing.

    Holding Deposit Amount to be agreed for each property, but will not exceed one week's rent.

    Tenant Deposit Five week's rent for annual rent (The Deposit will be held in accordance with the Tenancy Deposit Protection Scheme)

    Variation of Contract at Tenant's Request Should you wish to make any alterations to the terms and conditions already agreed, including changing the tenancy commencement date which will mean amending documentation to be provided, an administration charge of £50 including VAT will apply per variation, or the amount for our reasonable costs if they are higher, will be applied varying on the request.

    Reasonable Costs e.g for replacement of lost keys or other security devices.

    Early Termination If a tenant requests to leave before the end of their tenancy, a early termination fee will be charged. This will cover the rent that would have been received before the tenancy reaches it end.

    Council Tax, Utility and Communications Services Tenants are still responsible for paying bills in accordance with the tenancy
    agreement.

    Any other permitted payments under the Tenant Fees Act 2019.

    Charles Head Estate Agents are a member of The Property Redress Scheme, Propertymark Client Money Protection Scheme and The Property Ombudsman.

    Following a few years working for a pharmaceutical giant, Glaxo in Hertfordshire, Alison decided to move back to Devon to work for Plymouth City Council in The Capital and Asset Management Planning Department along with starting a family. Around 15 years ago, she left Plymouth to work in the South Hams and become an administrator for a local estate agent, and since 2010, she has worked in the residential lettings sector.

Nikki has lived and worked in Kingsbridge her whole life and has gained a wealth of knowledge across the South Hams. One of Nikki's greatest traits is her value for family which she is eager to push here at Charles Head and carry on the tradition which Charles Head has built up over the years.

      Nikki's experience from her past jobs will enable her to add key features to Charles Head which she has learnt from jobs such as Property Management, Marketing and Sales to take Charles Head to that next level. With over 15 years of experience of running her own successful companies Nikki will be a great asset to Charles Head.

      Alisha has lived and worked in the Kingsbridge area most of her life, giving her exceptional local knowledge. In 2016 Alisha headed to Cardiff University where she graduated with a BSc honours degree in Business Management and Marketing, achieving an Upper Second-Class Degree. During her time at University, Alisha covered a wide range of additional subjects including Accounting, Marketing and Buyer Behaviour which she has put into practice here at Charles Head.

      The success of Charles Head is very close to Alisha's heart as the daughter of the new owner, Alisha and Nikki share not only a strong family bond but a vision for taking the company to new heights.
