    Valuation of your property

    The first step to moving is to choose an estate agent to visit your property to assess what your home is worth. We will give you both a marketing price and a price we would expect to achieve. Our aim is to achieve you the highest possible price within a time frame to suit you. At this stage we would discuss the moving process, our fees, and our marketing strategy whilst answering any questions you may have. We will also show you a selection of comparable properties we have sold to validate our valuation.

    Placing your property onto the market

    Once you have instructed Coopers the EPC (energy performance certificate) and the professional photography will be carried out along with a detailed floor plan which will form the basis of our marketing literature and marketing methods. An opportunity will be given to amend and approve these before your property is placed formally onto websites and sent out to prospective buyers. All of our sales agents will then visit your property giving them an insight into its key selling features.

    Instructing your solicitor

    The successful conclusion to the sale of your home or any onward purchase can be reliant on the instruction of an efficient solicitor who has expertise in the conveyance process along with a good understanding of the local area. It is advisable to carry out research and make a decision before placing your property onto the market. Coopers would be able to help with recommendations as in many cases the relationship with the solicitor is key for the transaction to run smoothly and overcome any issues that may arise.

    Presenting your property for viewings

    Everyone has heard of the old tricks, brew a pot of coffee or bake some bread. Not very realistic when you work, have a family or several viewings on a daily basis but there are a few things you can do. You never get a second chance to make a first impression, make sure the front garden is tidy and the hallway is clear of newspapers and leaflets, open the curtains and turn the lights on. If there are any minor issues get them fixed. Our agents would be on hand to offer advice.

    Viewings

    Many owners like to be present while viewings take place, others prefer to give the estate agent the keys. Either way we will arrange all appointments at suitable times for you. Even if you live at the property our agents are available to show buyers around which enables us to obtain immediate feedback which purchasers are often too polite to express direct to the seller. We are also trained to overcome any objections that may arise from this. Equally knowing why buyers do not favour a property should enable us to adjust our marketing to secure a buyer from subsequent viewings.

    Receiving an offer

    Any offer made on your property will be communicated in writing along with any particular conditions of the offer. Coopers will check your buyer's ability to proceed by exploring both their buying position and their financial situation which will help you in deciding whether or not to accept the offer.

    Accepting and negotiating an offer

    It takes skill and expertise to negotiate an offer through to a sale and onto a completion. With our experience and knowledge of the local market we can often negotiate a higher sale figure, smooth over any issues that may arise and secure a completion date that suits your requirements. Once a sale price has been agreed a memorandum of sale confirming the sale price and any special conditions will be drafted which will be sent to all parties including solicitors.

    Exchange of contracts

    Once the buyers' mortgage offer (if required) has been confirmed and all enquiries including searches have been agreed, both parties will sign contracts and agree a completion date. The availability of your removal company on completion day will need to be confirmed, in addition your buyers will pay their solicitor a deposit (normally 10%). The solicitors will then exchange contracts and your sale will become legally binding.

    Completion

    Completion takes place when the balance of monies is transferred from the buyer's solicitors to your solicitors who then inform you that the transaction is complete. At this stage your keys can be released to the buyer.

    Arranging your mortgage

    Before you begin your property search, it is advisable to arrange your finances and, if required, have a mortgage agreed in principle - we have in house mortgage advisors who can help with this. This will confirm how much money you will have to fund the purchase, which will ultimately influence your property search.

    Finding a property

    The first step to finding the right property is to register with Coopers either by calling us or visiting one of our 7 offices where you can discuss your property requirements with one of our local agents. Once we have a clear understanding of your requirements you will receive a selection of properties that match your criteria. Our agents can also keep you constantly up-to-date via email when suitable properties become available.

    Viewings

    Coopers trained staff are on hand to accompany viewings where needed and will be able to provide insight on the local area and the property itself.

    Making an offer

    Once you have identified a suitable property we will put your offer forward to the seller both verbally and in writing. We will aim to get as much information from you as possible to put your offer forward to our client in the best light as possible.

    Offer agreed

    Once your offer is accepted we will do the following:

    · Prepare a memorandum of sale

    · Write to all parties to confirm the agreed price

    · Ask you to confirm your solicitor's and mortgage broker's details

    You will now need to instruct your solicitor to proceed with the conveyancing process and your mortgage broker to proceed with your application.

    Conveyancing

    As part of the conveyancing process your solicitor will do the following:

    · Raise any enquiries on receipt of the draft contract from the seller's solicitor

    · Request their own local searches

    · Refer to the information already provided in the seller's Home Information Pack

    · Agree on a date for exchange of contracts

    We will assist your solicitor and negotiate throughout the process, keeping you informed every step of the way.

    Survey and mortgage offer

    A survey of the property will be booked by a surveyor on behalf of the mortgage lender to identify any structural problems and advise on the property's value.

    After the mortgage valuation report is received, a formal mortgage offer will be sent to you and your solicitor which you will need to sign before it is returned.

    Exchange of contracts

    Exchange of contracts occurs when all enquiries have been confirmed and agreed.

    Once the contract has been signed by both parties the deposit (usually 10% of the purchase price) will be telegraphically transferred or paid in the form of a banker's draft from your solicitor to the seller's solicitor.

    The completion date is then set by mutual agreement.

    Completion

    Completion is when the funds are transferred from your solicitor to the seller's solicitor's account. We will release the keys once the money has cleared in the seller's account.

    Congratulations, you are now the legal owner of your new home!
