    Our lettings team pride themselves on being different in that we truly do care about finding the right tenants for your property. Our team will help you every step of the way to letting your property, aiming not only to have your property let as swiftly as possible, but to the best possible tenant, working to your requirements in what you want. We only put forward tenants to you that match your requirements and can arrange for you to meet them beforehand so that you have every confidence that your property is in the best hands and allow you to sleep easy knowing so.

    Brief Summary of our lettings service:
    • We will arrange a time to visit the property to take professional photos and prepare a hand crafted description. We can also arrange for a floorplan to be done.
    • We will then list your property on all major portals (Rightmove, Zoopla, Primelocation and On The Market) giving your property plenty of exposure, offering more exposure then most agencies by your property being listing on all four of the major property portals. We will also be listing your property on our website and mailing out your property details to hundreds of registered applicants.
    • We will also need to ensure all certificates are in place. EPC, Electric Certificate, and Gas Cert (where applicable) will be required. The earlier done the better, as if problems are found we will have more time to rectify these.
    • We give you access to your very own property portal, to track all your viewings, feedback and let of your property. Thereafter you will be able to track the management of the property (rent statements, inspections and more).
    • We will then send down all pre vetted applicants that meet the criteria for your property. Viewings will be arranged direct with you in connection with your availability and convenience. If we are given a set of keys, it will ensure we can do as many viewings as necessary in short notice, to ensure no time is wasted in letting your property.
    • Once applicants are found, we can arrange a meeting for you in our office, to select who your preference is for and also ask important questions you would like to assess.
    • Once chosen, we will then submit the applicants details for full referencing (we check credit history, right to rent check, employment and previous rental history where applicable).
    • Once references have passed and the applicants qualify for the rent protection (subject to a £300 annual charge), which will cover £50,000 worth of rent arrears and legal fees, we can start the sign up process. Please make the team aware if you would want rent protection, we at Cottage fields would always recommend this.
    • We will ask for the property to be checked and confirmed it is up to standard. We will need the property cleaned, appliances checked to see if working, heaters checked to see if working, smoke alarm and carbon monoxide alarm (where applicable) installed if they are present. To ensure that the tenant does not encounter problems upon moving in, teething problems are common. However if we address as many issues before the tenant moves in, it will ensure a happier tenant and more longevity to your let.
    • We will then arrange an inventory to be carried out. This will help if a claim on the deposit is ever needed. Without one this will be extremely difficult to claim from.
    • Arrange check in and signing of tenancy agreement, deposit prescribed terms. They will also be given a how to rent guide and all certificates relevant to the property.
    • You will then be sent all relevant documents relating to the sign up. We aim to do this within 24 hours of the sign up.

    Day to Day Management

    Day to day management includes liaising with the tenant about the small things, the kind of things we don't want to disturb you with. This could include anything from common queries from how to use appliances, lost keys, utility changes or what day their bins are collected.


    Rent Collection and Finance

    We will collect rent from your tenant and forward it on to you as quickly as possible. We hope your tenant won't have any issues paying their rent on time, but in the event that they need a monthly reminder, we are on hand to chase them as often as necessary. In addition to rent collection, our finance team will produce monthly statements and on demand income reports and rent schedules.


    Maintenance and Repairs

    If something goes wrong with your property, whether it be a major leak or overgrown bushes, we have access to a database of vetted and trusted contractors to provide quotes for repairs or improvements. Once you agree a price, we will go ahead and arrange the works meaning you can sleep easy knowing your investment is being looked after.

    Whilst studying my law degree and working part-time with an established estate agent, it became evident to me that the industry needed more estate agents with expert knowledge and that many businesses cared more about money than service(and simply did a lot of things wrong). I knew with my passion, my legal background and hard work that we could form an estate agent with a difference, so this is what we did. An agency that cares and protects its client's interests and one that makes the whole process a lot simpler. I know due to having a family and children myself, that the hassle and stress of the property world can weigh heavy on your shoulders and/or take too much of your time. Because of this we introduced our business accompanied by an online feature that streamlines all your property updates into one portal, giving you all the information you need in a few clicks so that we could focus on dealing with and efficiently resolving all the hassle involved, so that our clients can focus on what is important in life.Our charity arm is also very important to everything we do as this is one of our core policies to give back to our community and the world around us.     After being born at Chase Farm Hospital in Enfield and living my childhood in Enfield, I moved to Leicester with my wife where we started a family and I had a very successful career in Sales. I moved back to Enfield in 2012 to join my brother in establishing Cottage Fields, whilst continuing to run my own furniture business from home. After living our childhoods in Enfield, it was the perfect place to start a business in which relied so heavily on local knowledge, and due to my background in Sales, it seemed the perfect fit with my professionalism and charismatic personality. This business represents so much more than a job to me, as being a part of this with my brother means Cottage Fields is invaluable to us, representing our professionalism, charisma and passion. We believe will instil in Cottage Fields the highest standards and level of service on offer in the property market and because of that, I am proud to be a part of it.

    Mrs Maria Aciyan - Management
    Before Cottage Fields my background came from Psychology and HR. After gaining my first class BSc in Psychology, I went on to work within Human Resources in psychiatric and residential care services, managing their HR department as well as assisting in the development of treatment plans within their psychiatric and care the multidisciplinary team. In 2012 I left to join Cottage Fields in its humble beginnings, working alongside my husband Cihan, brother in law, and colleague Ilshad from an outbuilding in our back garden - no heating, no running water, just determination to work hard and make a difference, meshing our very different backgrounds into a team which would form the foundations of Cottage Fields. It still amazes me to see how far we have come and fast we have grown in such a short space of time, seeing the business grow from strength to strength with now over 10 members of our Cottage Fields Family who are equally as invested in our business and its success. Initially the only person in our management team, I now share the role with 4 fantastic other people which allows me the time to spend with my toddler daughter as well as streamline our roles to ensure we are all working to our strengths.

    Mr Ilshad Khodabocus - Director - Sales
    Having spent my childhood in Enfield and pursued my studies here, I gained a strong commitment to my community. This, coupled with my admiration for the property market, inspired me to become an estate agent.Since joining Cottage Fields in 2014 as an apprentice, my ever-growing interesting the property industry has led me to thrive within the business and advance further in my career by becoming a director. An integral part of joining Cottage Fields was the determination Cihan. The owner has for giving back to the community which we do through several charities. Throughout my years I have had the opportunity to undertake several development opportunities in the company having covered sales, lettings and management. I have acquired an in-depth knowledge across the property spectrum and acquired a Level 3 Qualification in residential lettings and management, as well as a level 3 in residential sales.Like Kurt, Cottage Fields represents more to me than just a job, as this is my second family and together we are determined to build a better life for one another and for our children. I have now also started to undertake my Level 3 qualification via NFOPP for Lettings and Management and will be fully qualified shortly whilst also boasting an in-depth understating of this area.     I have been with Cottage Fields since 2016 after a long career in credit control. Deciding that a career change would help me to challenge myself and allow me the opportunity to pursue my interest in the property market. I have always lived between Cyprus and London which has given me a natural joy for travelling. I have backpacked around the world through places such as Australia, Philippines and America.These experiences have really built me up as a person and I like to think I'm quite easy to talk to and down to earth because of it. I am First Aid trained, which is very handy as a father! Overall, my role on the management team at Cottage Fields is to carry out Check-ins and Checkouts, Inspections, references and general maintenance.     Tice supports with marketing for Cottage Fields. A graduate of English Literature (UCL, MA) she is an awardee of the London Writers Awards for literary fiction. Alongside marketing for Cottage Fields, she is Publicity and Marketing manager for Tilted Axis Press. One of her biggest passions is helping people to unlock their creative voices and due to this, she works as a consultant for community project New Muslim Stories and as a resident workshop facilitator for Barbican Centre. She has performed her poetry at venues such as St Paul's Cathedral and Tate Modern, and at events including the Mayor of London's Eid Festival. In her spare time (if not writing), she likes to walk her dog Honey with her mum past the Cottage Fields office to make sure the flowers in the shop front are blooming nicely!       Management:

      Once we have secured you a tenant, or if you come to us with your own tenant already, our management service is second to none and aim to ensure you have the most hassle and stress free experience with us. We will start with a through inventory which covers everything from plug sockets to light fittings and everything in-between. Once your tenant moves in we will handle everything from rent collection, arranging maintenance, and inspections as frequently as necessary which includes complimentary radiator bleeding and minor repair work so that we don't have to bother you with the small things. Everything from rent statements, invoices, to inspections and updates on repair work to your property can be easily accessed through our online management portal, meaning everything you need is available on demand.


      Evictions:

      In the unfortunate event you're not happy with your tenant, or you simply need your property back, for a small fee we provide an eviction service from start to finish. Our eviction team with serve notice on your tenant, apply to court on your behalf, if a court hearing is needed we will attend with you on the day if you require, and do all the laborious but necessary paperwork to ensure you get your property back as easily and swiftly as possible.

      Whilst studying my law degree and working part-time with an established estate agent, it became evident to me that the industry needed more estate agents with expert knowledge and that many businesses cared more about money than service(and simply did a lot of things wrong). I knew with my passion, my legal background and hard work that we could form an estate agent with a difference, so this is what we did. An agency that cares and protects its client's interests and one that makes the whole process a lot simpler. I know due to having a family and children myself, that the hassle and stress of the property world can weigh heavy on your shoulders and/or take too much of your time. Because of this we introduced our business accompanied by an online feature that streamlines all your property updates into one portal, giving you all the information you need in a few clicks so that we could focus on dealing with and efficiently resolving all the hassle involved, so that our clients can focus on what is important in life.Our charity arm is also very important to everything we do as this is one of our core policies to give back to our community and the world around us.       Mr Kurt Aciyan - Sales
      After being born at Chase Farm Hospital in Enfield and living my childhood in Enfield, I moved to Leicester with my wife where we started a family and I had a very successful career in Sales. I moved back to Enfield in 2012 to join my brother in establishing Cottage Fields, whilst continuing to run my own furniture business from home. After living our childhoods in Enfield, it was the perfect place to start a business in which relied so heavily on local knowledge, and due to my background in Sales, it seemed the perfect fit with my professionalism and charismatic personality. This business represents so much more than a job to me, as being a part of this with my brother means Cottage Fields is invaluable to us, representing our professionalism, charisma and passion.       Mr Ilshad Khodabocus - Director - Sales
      Having spent my childhood in Enfield and pursued my studies here, I gained a strong commitment to my community. This, coupled with my admiration for the property market, inspired me to become an estate agent.Since joining Cottage Fields in 2014 as an apprentice, my ever-growing interesting the property industry has led me to thrive within the business and advance further in my career by becoming a director.       I grew up in Watford, which is where I attended college and have spent many years in customer-focused fields and also held management positions there, which illustrates the qualities I have and developed over the years. Hence when the time came to find a career to build my family life around, I chose Cottage Fields, due to its key principles and integrity in the service they provide. I have now also started to undertake my Level 3 qualification via NFOPP for Lettings and Management and will be fully qualified shortly whilst also boasting an in-depth understating of this area. I pride myself on being an outgoing personality and I define myself as a loving and caring mother who takes great pride in what I do, as I strive to build a better life for my children.

      Mr Rasit Surer - Management 
      I have been with Cottage Fields since 2016 after a long career in credit control. Deciding that a career change would help me to challenge myself and allow me the opportunity to pursue my interest in the property market. I have always lived between Cyprus and London which has given me a natural joy for travelling. I have backpacked around the world through places such as Australia, Philippines and America.These experiences have really built me up as a person and I like to think I'm quite easy to talk to and down to earth because of it. I am First Aid trained, which is very handy as a father! Overall, my role on the management team at Cottage Fields is to carry out Check-ins and Checkouts, Inspections, references and general maintenance.       Living and going to school in Enfield has given me a thorough knowledge of the local area. I began my journey with Cottage Fields in 2014 as I was passionate about properties (as well as football). I started as a lettings negotiator and now work in sales.       After many years working in the building and development sector, I decided to join Cottage Fields on their journey, due to the care and commitment I noticed when doing work for them. I possess City and Guild building qualifications and believe in offering quality work. My role is to carry out all forms of maintenance and renovations with my team of contractors with haste and care.       Tice supports with marketing for Cottage Fields. A graduate of English Literature (UCL, MA) she is an awardee of the London Writers Awards for literary fiction. Alongside marketing for Cottage Fields, she is Publicity and Marketing manager for Tilted Axis Press. One of her biggest passions is helping people to unlock their creative voices and due to this, she works as a consultant for community project New Muslim Stories and as a resident workshop facilitator for Barbican Centre. She has performed her poetry at venues such as St Paul's Cathedral and Tate Modern, and at events including the Mayor of London's Eid Festival. In her spare time (if not writing), she likes to walk her dog Honey with her mum past the Cottage Fields office to make sure the flowers in the shop front are blooming nicely! Her key interests with marketing and publicity for Cottage Fields are building on the company's community interest projects and continuing its charitable endeavours.
