Tenants must be in full time employment and over the age of 21. However should we advertise a property that would accept Housing benefit tenants must have a working guarantor that is related to you and be a homeowner. They will also be asked to pay the rent from their account and you will have the responsibility to pay them on receipt of your benefits. References are required, one from your employer and one from your previous landlord.
2. To secure a property a property you would be required to submit an application along with the necessary requested additional proof requested on the application form.
A guarantor may be required subject to the outcome of your referencing and/or your personal circumstances .
A holding Deposit will be payable on submission of your application and will amount to the equivalent of one weeks rent. Once paid there is a 15 day deadline for agreement. If the application is successful monies will be applied towards the first payment of rent . If the Landlord decides not to enter into a tenancy the holding fee will be repaid within 7 days of this decision .
The holding fee can be retained by the Landlord or Agent subject to any breaches under the terms and conditions of the Tenant Fees Act 2019 and we will supply written notification within 7 days of this decision.
The deposit which will be registered with a Government backed scheme and the value will be equivalent to 5 weeks rent.
3. All tenancies will be for a minimum of 6 months.
4. The property will be inspected within the tenancy at notified appointments to insure you are maintaining the property to the same high standard which you received the property.
5. Arrears of any kind will not be tolerated and notice will be given to any tenants should this arise.
