    • Rent Guarantee - have peace of mind knowing your financial interests are protected by our rent guarantee that covers loss of rental income and legal costs in the event you Tenant is unable to pay the rent. This is INCLUDED for the first year of every tenancy on our managed service and for the first six months on our part managed service.

    • 24/7 Maintenance Line - no matter the time of day your Tenants can contact us to report any work required, meaning that we can arrange for your property to be returned back to full working order (available on Managed only)

    • Detailed inventory and schedule of condition with photographic evidence - we ensure the exact condition of your property is documented at the outset of every tenancy with a detailed inventory with photographic evidence of every part of the property and its contents.

    • Daily Rent Runs - unlike many of our competitors we process and pay our landlords their rent every working day, so you will receive your rent when we do.

    • Regular Inspections - we know that making sure your property is in a good condition is a priority, so we will provide you with a photographic report after each visit so you know it is being looked after. With our managed package, your property will be inspected every three months and every six months on our part managed service. 

    • Dedicated Management Team - we have a team of staff ready to deal with any queries you or your Tenants have. We are always happy to help, no matter what the query is.

Tenants: Renting a Property

    We have a range of properties to let throughout Nottingham. Please view our property search facility for an idea of what we have available. Please be aware that our stock changes daily and you should contact us to register your requirements and for current availability.

    What is the application procedure?

    Once your application has been successful and a physical viewing of the property has taken place, we will ask you to pay a holding deposit equivalent to one week's rent whilst we undertake referencing. References will be requested from your employer and current landlord (if you are currently in rented accommodation) and we will instruct credit and electoral roll checks.

    You may be asked to provide a guarantor if you either are unable to prove your income, earn insufficient income to cover adequately cover the rental obligation, have a poor credit history or are between work positions. The purpose of the guarantor is to honour your rental obligations if you are not in a position to.

    Processing the application, including carrying out the referencing procedure, normally takes about 3 - 5 working days.

    If you are successful in obtaining the property

    Please note to begin a tenancy we require one month's rent in advance and the full deposit (which is equivalent to five week's rent). You will have already paid a holding deposit of one week's rent when applying for the property and this holding deposit will in turn go towards your tenancy deposit (leaving you needing to pay us four week's deposit in cleared funds). 

    We will confirm a date the tenancy is to begin and usually send paperwork for digital signature a well as asking you for the remainder of your deposit and rent in advance. We will also make an appointment to meet you to hand over keys and all other relevant paperwork.

    Your deposit

    If the property you are renting is Managed or Part-Managed by David James your deposit will be held by us through our tenancy deposit scheme which is administered by The Dispute Service (TDS). Once your tenancy has commenced we will write to you issuing you with a certificate confirming your deposit registration.

    Moving day

    On your moving day, you may be provided with an inventory which we will ask you to sign at our office. From the date of signature you will have 72 hours in which to cross reference this inventory and let us know of any discrepancies or changes that you believe need to be made. Should we not hear from you within the 72-hour period, the signed copy of the inventory held at our office will become binding.
