If you are going to rent a property from Falcon Lettings, then you may need to know what your next step will be. We hope that the following information can help you, but we would be delighted to answer any questions or concerns that you may have.
Taking a Property:
Complete the Application Form and pay the Holding Deposit of one weeks rent.
You'll need to sign the Pre-Contract Agreement and at that stage the property is removed form the market for 14 days.
The Paperwork:
We use the referencing service provided by Rightmove. Once we've agreed a let in principle with you, Rightmove will contact you to fill out an online application. they will complete a credit check on you and normally will contact your current employers and if you are renting your existing landlords for a reference.
You'll need to supply us with your proof of ID - passport or driving licence and if you are a non GB citizen a share code proving your right to rent.
The Tenancy Agreement
We have draft tenancy agreements available online at our website, in the office of we can email a copy to you.
Normally they are for 12 months and then continue monthly.
A Deposit normally equivalent to five weeks rent payable at the commencement of the tenancy. The deposit is held with the Deposit Protection Service. No interest is paid on the deposit.
Pets
If you want to have a pet talk to us and we will seek the landlords approval.
Additional Charges
If you want to change the tenancy agreement once you have moved in we charge no more than £50 a time.
We only charge a reasonable fee for the replacement of keys.
Early Release Fee: we can negotiate an early release from the tenancy if your landlord agrees. It is in addition to any rent that you will owe the landlord up until you are released.
Tenancy Renewals or extensions: no charge
Breach of Tenancy Charges:
Rent is payable by bank transfer. If you need to pay by any other means ( cash, debit card or credit card) we have to charge £10 a time.
End of tenancy cleaning and repairs:
At the end of a tenancy, the property should be returned to us as clean as you took it on move in and free from any rubbish and personal effects.
If we have to do any cleaning or removal of items at the end of the tenancy there will be a charge for this.
These are charged at the rates provided by our contractors.
Example costs:
Cleaning a one bedroom property from £75
Cleaning a two bedroom property from £110
Cleaning a one bedroom property from £125
Cleaning a one bedroom property from £150
In addition to the cleaning there is a specific cost for the following:
Oven clean an extra £40
Extractor clean an extra £15
Fridge/freezer clean an extra £20
Rubbish Removal: hourly rate from £25 plus tipping fee.
