Only once these checks are satisfactory, can we then recommend the tenants to you.

    Once we have selected a tenant it is very important that all the required paperwork is prepared correctly. As we are ARLA registered we keep up to date with all the latest legislation. Not only will we produce a tenancy agreement we will also ensure that all the supporting documentation such as deposit certification and protection, standing orders, prescribed information and more is completed.

    On the commencement day of the tenancy we will ensure that the tenant signs all relevant forms, that all payments have gone through and that all legal requirements have been completed.     If you are using our fully managed service - just relax and we will take care of everything for you. We have a dedicated team all working for you to ensure the smooth running of your tenancy. We have a dedicated property maintenance manager to ensure the safety of your tenant and legal compliance. We have a dedicated member of staff to collect and make the rental payments and to chase any late payments. We routinely inspect the property to ensure the tenants are maintaining your property to satisfactory standards and of course we will deal with the inspection and deposit refunds when your tenants vacate.

    FULL MANAGEMENT SERVICE
    1. SET-UP FEE. A fee of £240 incl vat will be charged. This includes advertising and marketing, selecting a tenant, preparing a full and detailed inventory, producing a tenancy agreement and relevant notices.
    2. TENANCY DEPOSIT SCHEME. A fee of £42 incl vat will be payable to cover costs incurred with registering the deposit with the TDS scheme.
    3. RENTAL COMMISSION. Commission is taken at a rate of 10% +vat (12% incl of vat ) per calender month. This is deducted from the monthly rent received.
    4. ENERGY PERFORMANCE CERTIFICATE. If required payment of £100 incl of vat in advance.

    Our particulars include several photographs, floorplans and room sizes to help you with your search. Our lettings team will conduct viewings at properties you choose to view and should you wish to proceed, will process your application.

    THINGS YOU NEED TO KNOW
    1. We require an administration fee of £220 inclusive of VAT for each tenant and guarantor (if applicable). For example; when two tenants apply for one property the fee applicable would be £440 inclusive of vat. Administration fees need to be paid before referencing can commence.
    2. For your application to be successful we require proof of residency, ie a recent utility bill in your name, proof of identity, ie a passport or driving licence. We also require copies of 6 months bank statements for each adult and successful references.
    3. Once your referencing has been successful we will offer you a tenancy which is an Assured Shorthold Tenancy for an agreed initial period. Both landlord and tenant are expected to adhere to the terms of this agreement without exception. Sample copies are available upon request.
    4. On commencement of your tenancy you are required to pay a deposit of one month's rent plus £100 and the commencement rent due. This is to be in cleared funds. The deposit is subject to a minimum fee of £500 plus £100.
