  • paragraph

    In need of modernisation..

Auctions are synonymous with selling properties in need of modernisation and for many years auctions were seen as a niche sector of the property market. In more recent times, as fans of day time TV will confirm, buying and selling at auction has become a normal occurrence and the profile of our buyers has changed dramatically in the last 5 - 10 years with many families and non property professionals participating and winning lots.

  • paragraph

    Prime Family Homes...

Auction can be an excellent way of maximising the sale price of prime residential property - especially those in need of some basic updating. The competition prime family homes across the City is frantic with multiple interest and numerous proceedable buyers all competing for the same property - more often than not private treaty sales lead to a sealed bid situation which like an auction has the benefit of competitive bidding but the downside of no closure or exchange for often months after agreeing the deal. An auction is the best way to create a competitive buying environment but with an instant exchange and fixed completion date - we often sell homes to families with mortgages and bridging loans or in chains so you are not ruling out any potential buyers.

  • paragraph

Rural Homes & Country Living ...

Many City dwellers are desperate to 'escape to the country' in the aftermath of COVID-19 are continuing to dramatically change the demand and prices in rural areas. This means you can no longer rely on the historic sales values & local agent as in this new market properties are often worth what ever someone is willing to pay for them on the day - the transparent and competitive nature of an auction is the ideal way to maximise and identify the value of your property and appeal to the widest possible range of buyers.

  • paragraph

    Previously on the market ...

We are contacted on a daily basis by individuals who are on the market with local estate agents and for a variety of reasons want to speed up the process and sell their property.

The reason for not selling can be as simple as bad luck with chains collapsing, the slightly less forgivable terrible photos from the estate agent but more often than not the main reason for a property not selling is down to the asking price being too high.

Not all properties are suitable for auction but we can advise you on a suitable reserve and you can judge if this price allows you to move forward.

  • paragraph

    HMO's / Investments / Blocks of Flats ...

Bristol has two major universities and a bustling economy which generates a huge demand for accommodation across the City with a wide range of local, national and international investors actively chasing opportunities.

We regularly sell a wide range of investment opportunities from starter "Buy to Lets" to Blocks of Flats, HMO's, Mixed use Freeholds & Commercial units across the region with yields typically ranging from 5% - 10% ROI.

Investment properties can be sold either with vacant possession or subject to existing tenancies.

We work with a number of independent Letting Agents to access their landlord as potential buyers and to obtain accurate rental appraisals to indicate the potential of any investment.

Visit the Hollis Morgan website to view our extensive HMO & Block Archive of previously sold lots

  • paragraph

    Land & Development Sites ...

Our auction clients have an insatiable appetite for land and development sites from across the region - we tend to focus on smaller plots with planning with 1 - 20 units and also land without planning.

Even in concentrated urban areas there are many potential development opportunities such as coach houses and stable blocks, small parcels of land, derelict buildings, properties with large gardens and car parks - we can help maximise the potential and advise on the best way forward.

Visit the Hollis Morgan website to view our SOLD Land Archive and details of our PLANNING department

  • paragraph

    Coach Houses & Garages ...

We always have buyers on our books looking for both personal use and investment - Garages are an excellent entry level investment with single units providing an income of up to £150pcm in Central Areas alongside increased competition from individual residents feeling the added pressure of Parking in the City with the introduction of the new RPZ scheme.

There is always the added bonus of garage ranks sites being able to gain planning permission for development providing a potentially lucrative exit plan for your investment. We sell a wide range of single, double and tandem garages as well as ranks of up to 100 units to private individuals and investors alike.

Visit the Hollis Morgan website to view our SOLD Garage & Coach House archive

  • paragraph

    Probate Service...

Following a death, the first thing that is required is a valuation of the deceased's property, often the biggest asset in the estate, in order to obtain probate. We can offer a sensitive, professional and fast service to deal instantly with property matters at, what can often be, a very distressing time.

Visit the Hollis Morgan website for details of our probate services

  • paragraph

    Unusual properties ...

One of the joys of auctions is the chance to sell unusual and often spectacular properties - often very tricky to value and with a guarantee of multiple interest.

We have been lucky enough to sell Castles, Churches, Mansion Houses, Lakes and Salmon Estates!

    Frequently Asked Questions...

What is the difference between a guide price and a reserve price?

The Royal Institute of Charted Surveyors defines them as follows..

    Guide Price

An indication of the seller's current minimum acceptable price at auction. The guide price or range of guide prices is given to assist consumers in deciding whether or not to pursue a purchase. It is usual, but not always the case, that a provisional reserve range is agreed between the seller and the auctioneer at the start of marketing. As the reserve is not fixed at this stage and can be adjusted by the seller at any time up to the day of the auction in the light of interest shown during the marketing period, a guide price is issued. This guide price can be shown in the form of a minimum and maximum price range within which an acceptable sale price (reserve) would fall, or as a single price figure within 10% of which the minimum acceptable price (reserve) would fall. A guide price is different to a reserve price (see separate definition). Both the guide price and the reserve price can be subject to change up to and including the day of the auction.

    Reserve Price

The seller's minimum acceptable price at auction and the figure below which the auctioneer cannot sell. The reserve price is not disclosed and remains confidential between the seller and the auctioneer. Both the guide price and the reserve price can be subject to change up to and including the day of the auction.

How do I set a reserve?

"We will recommend a reserve price at the valuation but will keep a record of everyone who has visited the property and will keep the seller informed of interest shown and suggest if this needs to amended up or down as we approach the sale night."

    Do I need a solicitor?

"A property cannot be offered for sale without a legal pack and this needs to be prepared well in advance of the auction and available to be downloaded from our website. This will contain special conditions of sale, title documents, leases (where applicable), searches, planning documentation and office copy entries'.

    Will my property be surveyed?

"Particularly in the case of family houses it is quite possible a prospective purchaser may wish to have the property surveyed prior to the auction, The auctioneers will make direct arrangements with the seller for this to be carried out. It is the buyers responsibility".

Should I keep the property insured?

"The seller should keep the property insured until completion has taken place".

    What if it doesn't sell?

"If for any reason the property is not sold at auction it is quite possible the auctioneer may receive a post-auction offer from an interested party. Unless a sale is concluded quickly it will be offered, at no extra cost, in the next sale if the seller wishes'.

    Our probate services

Following a death, the first thing that is required is a valuation of the deceased's property, often the biggest asset in the estate, in order to obtain probate. We can offer a sensitive, professional and fast service to deal instantly with property matters at, what can often be, a very distressing time.

    What does Probate mean?

Probate is the term used to describe the legal process of proving and registering the last will of someone who has died. This is often done by a family member, friend or partner. A "Grant of Probate" must be obtained before any assets, including property, can be distributed in accordance with the will. It is usually the executor of the estate who will administer the estate and handle the disposal of their assets and debts.

Where do I start and who is the executor of the estate?

Before the process can begin and a grant of probate obtained, the executor of the estate will need to be determined and lodged with the Probate Office. An executor of the estate is traditionally named in a Will and is often a family member; on occasions, a solicitor may be named as co-executor. In instances where there is no Will, an administrator will need to be established.

    How long does it take?

Typically, it takes between 4 - 12 weeks to receive a grant of probate. Only when the grant of probate is received can a property be sold or transferred to a beneficiary. However, property can be marketed for sale during this time but cannot be sold until probate is granted.

What happens if not all beneficiaries agree on what to do with the property?

When there is more than one beneficiary involved, conflicting views can sometimes arise when handling or selling a probate property. While the views of all beneficiaries may be considered, it is the responsibility of the executor to administer the estate.

    The Hollis Morgan Service

We will arrange an immediate valuation of the deceased's property and provide a written report with our professional estimate of the value of the property at the time of death.

We will also provide our recommendations as to the best method of disposal i.e. A private treaty sale, where a price is quoted and we seek offers or an Auction where purchasers compete against one another. Whichever process is appropriate we are able to guide our clients through the legal process and handle all matters from valuation to completion of a sale.

In many cases of deceased estates, an auction is very often the best way to proceed. The reasons are obvious :- Immediacy, transparency, being seen to achieve the best price in public (ensuring statutory bodies and executors have fulfilled their obligations and alleviating any disputes between beneficiaries) and finally, speed of conclusion of a sale and distribution of funds.

    How to Proceed

Contact Andrew Morgan MBE or Oliver Hollis who will discuss the process with you, arrange to visit the property, provide a written valuation and recommendations. This service will be free of charge. Fees will be discussed with you in the event of a planned sale.

    2020 - Charity Review
    image cannot be displayed

Andrew Morgan MBE reports on a memorable year... for all the wrong reasons.

When I attended a drinks party for "All Aboard" on an idyllic sunny evening in late 2019 and saw people enjoying sailing in Bristol Docks and learned more of the work of this relatively unknown Charity none of us could have foreseen what a devastating year 2020 would turn out to be for us all and especially for the charity sector which relies so heavily on fund raising and donations. "All Aboard" aim is to provide water-based activities to everyone, especially those facing challenging circumstances, those with access needs or disabilities, people on low incomes and people with dementia. It is so rewarding to see the pleasure and sense of achievement on the faces of those people using these facilities, consequently, we were delighted to adopt them as the Hollis Morgan Charity for the year. For obvious reasons we were unable to organise any fundraising events but dedicated ourselves during this difficult time, not only to keep our firm prosperous and our own staff fully employed, but also to be able to make an end of year donation of £5,000 to "All Aboard" from our Buyer's Premiums. I am pleased to say we successfully achieved this.

All my normal fixed charitable events were postponed until 2021 which was a great disappointment as I always look forward to these regular events in the annual calendar such as the feverishly exciting RWA secret postcard auction, the glamorous Ladies Long Table Lunch held at Penny Brohn, The festive Bristol Zoo's Gala evening as well as many others. 2021 is already promising to be a very busy year as we all work to help to re-build the charitable sector.

It always leaves me humbled when I see the dedication of so many people working with charities and it is a great pleasure to be able support them by offering our free service as charity auctioneers at their fund raising events.

    2019 - Charity Review
    image cannot be displayed

Andrew Morgan MBE reports on a memorable year of raising substantial funds for many Bristol Charities.

The Hollis Morgan Charity of the year was The Bear Wood Project at The Wild Place for Bristol Zoo. This project achieved international acclaim for creating a huge natural habitat for the bears and raised walkways for the public to enjoy them in a relaxed way. It was a huge privilege to support the zoo in this fabulous conservation project and to learn more of their conservation projects around the world. As usual, our annual "Opera Picnic" held in the church and gardens of All Saints gave us a good opportunity to entertain our families, clients and friends and the Zoo Team were able to rise nearly £8,000 from the collection on that occasion as guests enjoyed the hot weather, delicious supper and singing all accompanied by the liberal pouring of Fizz!! Later in the year our Charity Auction at their glittering Christmas Gala raised a similar amount. One of the heart-warming Lots bid for on that evening was the opportunity to be a Zoo sponsor which enables many underprivileged people to visit the zoo - the bidding for this lot reached an amazingly generous £4,000.

One of the highlights of the year was a memorable evening at a Gala Dinner to celebrate CIMA'S 100th Anniversary held under the wings of the last Concord to fly into Bristol I had the honour of sitting next to the pilot of that flight, Captain Les Brodie who was able to tell me of all the famous characters he had met over his distinguished career, from The Princess of Wales to Joan Collins and many, many others.

The Secret Postcard Auction at the RWA in the Spring provides the audience with a unique evening in which to test their artistic knowledge when famous artists and local artists work comes anonymously under the hammer. This always seems to take place on a very hot evening and proves the need for the improvement of the building and the installation of air conditioning! "It is such a privilege to be involved in this event as Bristol is so fortunate to have such an institution in the heart of the city and it is an evening of frenetic fun" says Andrew.

Another annual fixture is the Ladies Long Table Lunch at Penny Brohn when I am invited, as the only man, into the glamorous flower decked marquee at their headquarters at Pill for their traditional lunch. The Ladies are always extremely generous and one lucky bidder ended up with a holiday in the West Indies.

Attending between twelve and twenty charity auctions a year and I am always greatly impressed with the dedicated effort so many people make in order to make these charitable events successful and by the generosity of the people who attend them.

Andrew Morgan MBE reports on a memorable year of raising substantial funds for many Bristol Charities.

The Hollis Morgan Charity of the year was Off The Record. OTR is a mental health social movement by and for young people aged 11-25 living in Bristol and South Gloucestershire. Working with their dedicated team was an absolute pleasure and we were astounded by how many people had benefitted from their valuable services. Our annual "Opera Picnic" held in the church and gardens of All Saints Clifton, as usual, gave us a good opportunity to entertain our families, clients and friends and OTR were able to raise an amazing £5,000 on that occasion as guests enjoyed the hot weather, delicious supper and singing all accompanied by the liberal pouring of Fizz and wine !! At the end of the year we were able to match this amount to raise the total sum to £10,000 for the year.

One of the highlights of the year was a glittering evening at Badminton school to celebrate the fortieth anniversary of St Peters Hospice. Wonderfully hosted by Joanna Lumley in a magnificent marquee, the evening was a truly emotional experience culminating in an hilarious auction with Andrew and Joanna doing a double act to raise much needed funds. A bottle of champagne signed by Joanna was sold for £2,500 which also included a passionate kiss for the lucky purchaser ! This was indeed a celebration to remember !

Please read what people say about us in the many letters, cards and emails of commendation, appreciation, pleasure and surprise that appear below. These are just some of the comments we have received and are 100% genuine.

These testimonials date from the present back to our early years so that you can see we have consistently maintained high standards.

Normally for a property over £1M we  go to London

Once we had made a decision to dispose of the Fishponds property a decision had to be made which Auction house we were going to use.

Normally for a property in excess of £1M we would take it to London but we had noticed through their marketing emails that Hollis Morgan had over the last year or so Auctioned properties at this level and beyond.

We set up a meeting and agreed terms. Within 24hrs the property had been photographed and set up on their website. Within a week we had three interested parties and two weeks later exchanged with one of them in excess of the guide price.

For us we wouldn't have no problem with using Olly and his team again.

the price reached exceeded our expectations
Dear Andrew, Olly and all the Team at Hollis Morgan,

I am writing on behalf of my sister and four brothers to thank you all for the excellent result you achieved on the sale of Stafford House last night.

The price reached exceeded our expectations given the condition of the house we have occupied for nearly sixty years.

As you can imagine it has been quite an emotional time for us and will be a wrench to finally leave the house to someone else who will put their own stamp on it. Your work in placing the house on the market so speedily and efficiently has been a great help in getting such a quick result and reducing the period of uncertainty and stress that goes with house sales.

I would definitely recommend an auction to other people for one off properties such as Stafford House. Kind Regards,

Anthony and the rest of the Dowling Family.

No smarm! No schpiel. Fair commision

Just when we thought that we were never going to sell........Hollis Morgan appeared. Was it a bird? Was it a plane? No it was super Estate Agent.

Hollis Morgan took complete control of marketing, great advice based upon local experience, and then got interest from people who really wanted to know about my property.

No smarm! No schpiel. Fair commision, and the best advice.

And to top it all......Got high price, above ask, before auction.

There can be no other logical decision when wanting to sell your property. Not just any auction.......Hollis Morgan. The One...the Only.

      Forever in awe!

      Jaine Matthews

highly professional from start to finish
      Olly, Andrew and the team.

I must say that you have all been highly professional from start to finish.

I had never sold at auction before and didn't really know what to expect, but thankfully you provided us with a really personal service, showing great interest in the property and staying in regular contact throughout the process.

At the start, I said that all I could ask of you is that you get plenty of people out to see it. You certainly did that, and much more, even though the house is in rural Gloucestershire, quite a distance from Bristol.

Andrew did an excellent job on the night too, raising a few laughs and lightening people's spirits. An excellent job - well done!

I will certainly be recommending the auction process, and Hollis Morgan in particular, to others.

It's been a pleasure dealing with you.

      George Everard, Slowwe House, Arlingham.
    • Seller Testimonial

      Happy is an understatement!

I would like to thank all of those at Hollis Morgan especially Olly and Nick, for their help in the sale of my property.

After speaking with Olly, we decided auction would be the best option with a realistic guide and reserve. Within 2 weeks of being on the auction list I received several excellent offers and agreed a sale well over the guide price 4 weeks before it was due to even go to auction which is amazing and for a lot more than I expected.

      Happy is an understatement.

The guys have been very helpful and communicated thoroughly, with excellent advice on all aspects, as this was all new to me!

      Sadie, BS10

we lost 2 previous sales just before completion
      Dear Olly

Thank you for your support and guidance in enabling us to successfully sell our house at your auction.

Having lost two previous sales just before completion using a traditional Estate Agent it has been a relief to have the certainty of a sale reaching exchange that an auction offers.

The efficiency and professionalism that you and your team have demonstrated has made our first auction experience much less stressful.

      Thank you.

70% more than the expected price

      Dear Olly,

I just wanted to write to you to say a massive THANK YOU for all your help with the sale of our shop.

As you know I met with ALL the auctioneer agents in Bristol and not only were you the most prompt with your response (whereas I am still waiting to hear from one of them!) you were honest, sincere and I felt completely at ease passing over the handling of the sale to your company.

Following the circumstances that my sisters and I ended up having to deal with this in the first place, it was a huge weight off our shoulders when we needed it most and for that, we are hugely grateful.

On top of all your help and advice you managed to sell the shop at 70% more than the expected price so you really have turned out to be Godsend and I will have no hesitation in recommending you to anyone in the future and to use Hollis Morgan with my future ventures.

      Thanks again. Kindest regards.

      provided sound, professional advice
Olly and his team dealt with the sale of my house + plot in Bristol.

Throughout the whole process they were courteous, responsive to a changing situation, and provided sound, professional advice from start to completion of the sale achieving a price at the top end of my expectation.

It's not the first time I have sold property at auction and so have a benchmark against which to compare. Olly provided as good a service as I have experienced from anyone else including auction houses both considerably larger and smaller than Hollis Morgan.

I would not hesitate to use them again next time, or recommend them to anyone considering using an auctioneer.

I sold my property for the right price

      Dear Nick and Olly,

Just a quick note to thank you for your assistance in the recent sale of my house.

I had previously had it on with other agents who did not understand the correct way to sell a property with land but also with panning restrictions which lead to several frustrating sales falling through.

From my first meeting with Olly I felt comfortable that he understood the house, the land and what could be achieved with it and this made the whole process easy not only for me but also for potential purchasers.

I would not hesitate to recommend Hollis and Morgan. Both Olly and Nick were constantly in touch updating me and they were able to answer any questions or concerns I had along the way. The end result was that I sold my property for the right price with a swift completion and both I and the purchaser have had a stress free experience.

      Thank you Hollis and Morgan!

       Hollis Morgan Team,

Thank you to everyone involved in the sale of my plot of land, with a special thanks to Calum & Olly who insured I got the best possible price selling the plot for £50,000 over guide price!!!

The Hollis Morgan team are by far the best auctioneers in Bristol that I have come across, very professional and with constant updates throughout the process which surprisingly other estate agents seem to forget!

Highly recommend Hollis Morgan for anyone looking to sell at auction.

you achieved nearly twice the reserve!

      Good Morning Ollie,

I just want to say a big thank you from Robin and myself to you and your staff for your total professionalism shown throughout the whole process. From your introduction in October through to the sale of 'Seaway' at your February auction, Sarah, Nick and yourself have been super efficient and continuously kept us in the loop with everything that has been happening.

To say we are delighted with the outcome would be a huge understatement after you achieved nearly twice the reserve! Absolutely fantastic result that we simply didn't expect - so pleased that we used your company.

Hats off to you and your marketing team to achieve the interest you did and the superb result for us as executors of the estate. I'll certainly be recommending Hollis Morgan to anyone looking to sale via auction.

      Many Thanks

      WOW!
      WOW!

Olly Hollis and his team what an exceptional service you provide and so professional and efficient, you run a very slick operation.

We had not sold a property through auction before, so were unsure of the procedures, but you held our hand throughout the process.

We were pleasantly surprised when we received offers before the auction and even more delighted when one of the offers was over our reserve price.

We took the decision to except the offer before going to auction.

Although we were disappointed we did not get to experience the auction we were very pleased with the outcome and look forward to attending an auction with Hollis Morgan in the near future.

Never dealt with a firm as efficient as HM

I decided to sell a High Yield Investment Property in Clifton comprising of the freehold divided as five self-contained flats.

I instructed Hollis Morgan alongside another Estate Agent on a joint sole agency basis with a long stop auction date if the Investment failed to sell by private treaty.

The agreement between both agencies was on a winner takes all basis. In property career lastingover 30 years in the city I have never dealt with a firm that is more efficient than Hollis Morgan.

The particulars were settled within three days, the property was marketed immediately and I received an offer the following week and exchanged the week after that.

The entire process from instruction to exchange of contracts took three weeks and one day and to those who say buying and selling property takes a long time they need to instruct Hollis Morgan and a speedy firm of solicitors.

I cannot fault the firm in any way for the way they dealt with this matter and I can thoroughly recommend them to anyone who wants a fast, efficient and professional service.

      Negotiation was high quality.
We wanted to take control of selling a large house with land and fishing, rather than wait on events.

Our choice of Hollis Morgan was because they had sold larger properties before and have a good reputation. We found them effective and professional in every respect.

The process from first meeting to exchange of contracts took less than 5 weeks. Emails and calls always got a quick reply. If strategy needed change, there was flexibility with thought behind it. Negotiation was high quality.

As a result exchange was before the auction, which saved a bit of nerves. We have no hesitation in recommending them to friends. Their effectiveness means we have already done so.

      achieved a really good price
      Hi Olly

Very many thanks for all your help in selling my aunt's house.
In view of her extended family it was important to demonstrate that this was a full arm's length transaction.

Selling by auction was the most effective way of doing this and you achieved a really good price through your professional assessment of the market and helpful guidance on setting the reserve price.

      Kind regards,

      Bill

      generate over 130 enquiries
      Dear Olly and Andrew

To generate over 130 enquiries on our property in four short weeks was hugely impressive.

The result was a sale price that more than met our expectations.

All round a very gratifying experience, so many thanks to you and your team.

thanks for the courtesy & consideration
Hello Olly, Andrew & Team HM

Firstly thank you greatly for all the hard work & assistance you have provided over the course of the time it took between me enlisting your services to the actual sale at auction of the property - the outcome of which met my desired expectations.

Also I'd like to express thanks for the courtesy & consideration that was shown to the property's elderly sitting tenant, Mr Smith, throughout the viewings process - he made a point of telling me how pleasant & respectful Hollis Morgan staff were to him when they hosted viewings.

All the best for the future,

      Rob W

Definitely an all round win, win result!
I have nothing but praise for Hollis Morgan and their professionalism, they are undoubtedly the best auction house in Bristol!

Olly takes a personal interest in his clients and is totally focused on getting the best possible price for them. He's not interested in simply achieving a quick sale.

I am absolutely delighted with the money I received from the sale of my shop and maisonette. Offers were made prior to the auction and Olly, being a master negotiator, succeeded in gaining a price that far exceeded my expectations. I am particularly happy as I was spared the ordeal of attending the auction, which I was dreading. Definitely an all round win, win result!

Olly could not have been more helpful.
      · Hollis Morgan were fantastic to deal with - T hey were professional, friendly and incredibly efficient.

Olly could not have been more helpful. He came to view our house immediately and and had it on Rightmove that very day.

The auction was packed and our house sold for £15,000 more than the asking price which was a great result for us.

We can't thank Olly and his team enough. He said it would be easy and it was!
