Considerations when choosing an estate agent:
  • paragraph

    • First impressions count
The majority of buyers will first encounter your property either online or via contact from an agent. We work with all our sellers to present a property in the best possible way; quality photography, detailed floor plans and great room by room details. We also use all the tools available to us to get your property seen by the most potential buyers.

We pride ourselves in the quality of our service and marketing materials, nothing will be too much trouble for us; quality presentation is considered in every aspect.

    • We spread the net far and wide
Having a local network of 7 high street offices all working together across the Midlands, we are able to promote your property to a wide audience.
Not only will your property be part of our wide marketing network, but we also have an office in London promoting your home to commuters and 2nd homeowners. We are able to give you significant geographical exposure so the biggest audience possible see your property.

    • Quality brochures

Having a well-presented property brochure is a vital part of our sales strategy. Being able to give potential buyers an impressive and professional document that they can have before or after a viewing, helps to keep the property alive in their minds.

This is one of the reasons we focus on providing great photography, detailed floor plans, as well as location maps, energy rating graphs and descriptions of key features.

    • Photography that sells

The importance of great photography when marketing a property should never be underestimated. You have seconds to get someone's attention and a great first image can do just that.

With the majority of buyers flicking through properties online, your home needs to stand out and the best way it can do that is with great photos.

Your property will be considered or dismissed in a moment by its representative photographs, regardless of the accompanying description, location or floor plan. Even the most desirable properties on paper can be hindered by poor photographs.

We work hard to get the right images and we will refresh them to keep interest levels as high as we possibly can.

    • Coverage
Our property marketing strategy is to always use a mix of tools to promote your home.

We use all the traditional methods; for sale boards, newspaper advertising and direct mail. And we combine those with online methods such as our website, Rightmove and social media.

Depending on the property, we might also use magazine, leaflet, poster, radio and event marketing for promotion.

We believe in approaching each property with fresh eyes and not just opting for what is traditional or standard to market your home.

    Testimonials from Sellers

    • Seller Testimonial

      Six stars at least!
      Six stars at least!

Mike at Howkins helped me so much with the sale/purchase in Rugby in 2018/9 - always helpful, upbeat but realistic all the time too, with a dash of philosophy thrown in. He helped with all the problems that came up, giving good advice, communicating and reassuring all the way. All the other people at Howkins were very good too - Chris, Hannah to name but two. I'd always had the impression that they were a good bunch, and my house moving experience has certainly confirmed that view.

      Thanks guys
    • Seller Testimonial

      Would definitely recommend.
We were really pleased with Howkins and Harrison, who sold our old property and sold our new property with us. They worked hard at getting a good price so a great choice for selling your home with. We worked predominantly with Chris, who was really personable, open and honest. Would definitely recommend.
    • Seller Testimonial

5 star service on every level
I would strongly recommend Howkins & Harrison when considering which agent to appoint regarding selling your house. Mike Cruckshank dealt with both our sale and purchase. He got potential buyers through our door as soon as we went to market and got us a successful sale and purchase. He was very professional, knowledgeable, pragmatic and approachable throughout the entire experience. It was a real pressure dealing with Mike. I recommended Mike recently to a family member and again he has successfully achieved another sale and purchase within a very short timescale. Well done Mike we will always recommend Howkins & Harrison, 5 star service on every level.
    • Seller Testimonial

      No pressure or hard sell
Just had our property valued by Michael from Howkins and Harrison. Really helpful and knowledgeable. No pressure or hard sell just a great service.
    • Seller Testimonial

helped me all through the entire process
Howkins and Harrison Rugby recently sold my property. I dealt mainly with Julie who was excellent but all the staff were such nice people who respected my home and helped me all through the entire process. If I ever need to move again I wouldn't hesitate to use them and I would thoroughly recommend them.
    • Seller Testimonial

professional from the start of the sales process
Howkins and Harrison were professional from the start of the sales process to the very end. Jenny ensured that we were kept up to date and kept us calm during those tense moments when it looked as if the chain may have collapsed. I am currently selling another property elsewhere in the country and using a different estate agent - and I wish that they were as proactive and supportive as Jenny was.

    Testimonials from Buyers
