    This bit is down to you! Presenting your property in the correct way will help maximise the amount of interest we receive from potential buyers as well as helping maximising final price achieved.

    Life is busy, we get it! Your home should be lived in, we get that too! However you and we want to showcase your home in the best possible way so in preparation for photos...

    De-clutter - This may upset your children but this includes putting their toy's away until all marketing is complete. Create space, give potential buyers the opportunity to see the property's full potential.

    De-Personalise - Minimise any photos or personal items that you have around the place, make it easy for potential buyers to imagine themselves living there.

    Does your property have kerb appeal? First impressions count, if people do not like the outside of the property they are less likely to want to look inside. Make the property look inviting, keep it well maintained to attract potential buyers in.

    When you feel happy that your home is ready for marketing then let's get it Done! We'll come along and take photos, make a floorplan, create a virtual tour and go through any of the key features with you that makes your property stand out from the rest. Once the marketing is complete and you confirm that you're happy to proceed then we will go for it.

    James Douglas will market your property on the Three main property portals Rightmove,Zoopla and On the market as well as our own website. This means that the property is given maximum exposure and reaches thousand's more potential buyers. 

    All viewings are accompanied by one of our local property professionals. We will endeavour to provide feedback where possible.

    All offers will be presented to you and it is ultimately your decision as to whether or not you accept. Remember you're in control.

    Even before you begin searching for your perfect home, it's important to know what you can afford to borrow so we advise you speak to an independent mortgage adviser who has access to the whole of the mortgage market (Will offer products that they will and will not get paid on). They will then confirm what you can borrow and this will of course, influence your property search.

    We work closely with local mortgage advisers so feel free to get in touch and we can pass on your details to arrange a no obligation , free initial appointment.

    At James Douglas we appreciate how difficult it is to view properties during the standard 9-5, so we do everything we can to work around you. We carry out Sales viewings Mon-Friday up until 5.30pm and 4pm on Saturday.

    Making an offer

    So you have found that perfect property it's time to make that offer! When deciding on what to offer you need to take in to consideration all extra costs such as Land transaction tax (if applicable), solicitor's costs and any works that may need to be done on the property.

    Instructing a solicitor

    Once your offer is accepted you will then need to instruct an efficient and experienced conveyancer Choosing a conveyancer that has good local knowledge and updates clients regularly makes a huge difference in how smoothly the transaction goes through. We can help you with this so take the stress away and leave it to us.

    Once an offer has been accepted we will send out a confirmation email and a memorandum of sales (MOS) to both parties' solicitor's so they are able to liaise with each other.

    Survey and Mortgage offer

    Once an offer is accepted your mortgage company will want to carry out a mortgage valuation survey. In addition to this you have the option to have your own home buyers report or full building survey carried out. A survey would point out any recommendations and structural defects and advise on the best course of action. 

    This point can be very stressful for both buyer and seller if issues arise such as down valuations or further reports being required for example a requirement for a damp and timber survey, but don't worry this does not mean you cannot proceed, if you are buying via an experienced agent they will be able to offer advice.

    The legal process

    During the conveyancing process, your solicitor will examine the draft contract and supporting documents and raise enquiries with the seller's solicitor. You will be expected to go through the forms the seller has completed and let the solicitor know if you have any queries or concerns.

    They will carry out property searches which consist of the following :

    • Local authority searches
    • Checking the 'title register' and 'title plan' at the Land Registry
    • Checking flood
    • Water authority
    • Chancel repair search
    • Environmental Search

    Optional and location specific searches - sometimes extra searches are required or recommended depending on the location or type of property or due to particular concerns raised by the buyer.

    Exchange & Completion

    You're almost there!

    Exchange of contracts occurs when the solicitors have completed all due diligence and are satisfied with all responses to enquiries raised and a date for completion is agreed with all parties. On exchange, the deposit is paid along with Land transaction tax ( Stamp duty , if applicable). 

    Once you exchange contracts you are legally committing to buying the property.

    Completion will happen once all monies have been transferred to the Vendors (seller) solicitor and then the selling agent will be given authorisation to release keys.

Nuttall Parker joined the group in 2020. Douglas is the Director for Wales for the National Residential Landlords Association and is also a Chartered Member of RICS (MRICS). Douglas has Scottish roots, raised in England, but calls South Wales his home. He is a leading representative in the property industry, lobbying in government, in particular on the regulation in the PRS, as well as looking at private and institutional investment across all tenures and is also regularly asked for comment and quoted in the news and current affairs programmes and articles.

    Bernadette Lovitt - Head of sales
    Bernie joined James Douglas in July 2022 after a lengthy career with a corporate estate agency. Bernie brings with her a wealth of knowledge and expertise in the property industry, she possesses experience in Lettings , property management and Sales. On the weekends her favourite pastime is spending time with her family, taking her dog Pickle for long walks and baking.

    Tony joined the company when it was originally Nuttall Parker in 2015 after a successful career in the printing and advertising industry. Tony is always out and about busy accompanying viewings and liaising with vendors and buyers. He is constantly enthusiastic and his focus on customer service has developed excellent relationships with clients.  On weekends off Tony can be found on one of the mountain bike trails in South Wales.
