    All occupants over the age of 18 years old will complete an application form and provide supporting documentation including photographic ID, address verification, pay slips and three months' Bank statements.

    We use a professional referencing company to complete a detailed credit check and obtain income confirmation, employment references and previous landlord references where applicable.

    We include a property specific welcome pack for new tenants.

    We prepare and witness the signing of the Assured Shorthold Tenancy Agreement (AST) and associated paperwork for a minimum period of six or twelve months on behalf of the landlord. We will negotiate mutually acceptable terms of lease with the tenant on behalf of the landlord.

    Professional Inventory

    We will prepare a property inventory to provide evidence of the property condition at the start of the tenancy.

    If an inventory is not completed the tenant has the potential to end up in a dispute with the landlord when they move out of the property at the end of the tenancy.

    Our property inventory is a catalogue of the property along with all fixtures, furnishings, and contents, (including kitchen white goods, light fittings, curtains, furniture, garden equipment etc). It records the condition of the property and any items that are included within the tenancy at the time when it is let. The condition of the property is supported by high quality digital photographs showing the condition of everything from carpets and curtains to paintwork and furnishings. The property inventory is very important as this forms part of the legally binding tenancy agreement between the tenant and the landlord. The main advantage of a comprehensive property inventory is that it helps to avoid disputes between the tenant and landlord at the end of the tenancy agreement.

    Our clear inventories make it much easier for us to settle any discrepancies ensuring tenant's deposit balances are returned appropriately.

    Tenancy Deposit

    We will deal with the tenant deposit collection and registration in accordance with a government-authorised tenancy deposit protection scheme. If we receive an AST deposit, we will serve the prescribed information to the tenant and comply with the initial requirements of the Tenancy Deposit Scheme on behalf of the landlord.

    We administer the return of the deposit and propose any reasonable deductions, negotiate and settle any damages and reimbursements as agreed between the landlord and tenant.

    Insurance

    It is important to have the appropriate insurance in place for your rental property. We strongly recommend that you take out contents insurance for your belongings in your home. It is the landlord's responsibility to insure the property and any contents owned by the landlord. In order to protect the property, we ask that our tenants insure against accidental damage to the landlord's contents, fixtures and fittings - also known as Tenant Liability.

    Rent collection

    You will pay your rent via standing order on the specified dates as agreed under the terms of the tenancy agreement, normally on a monthly basis. Rent payments are received in our client account and transferred promptly to the landlord in accordance with the agreed payment dates.

    Interim inspections

    We complete quarterly property interim inspections as agreed with the landlord. We will contact you to advise when we will be visiting and to confirm the appointment is convenient for you.

    Property Maintenance

    We encourage tenants to treat the property as if it is your own home. We offer helpful tips for the avoidance of condensation, together with a seasonal property maintenance schedule.

    In the event of any maintenance issues at your rental property, please in the first instance always contact James Sellicks Lettings. If your maintenance issue occurs outside of normal office opening hours please leave a message on our voicemail or send us an e-mail and we will deal with the issue as soon as possible.

    Emergency repairs

    If your maintenance issue is an emergency repair and occurs outside of normal office opening hours please contact our 24 hour emergency maintenance number. Contractors who are called out to an emergency repair may only be able to complete a temporary job to make the property safe until a more permanent repair can be instructed. Please note there will be a call out charge to tenants if your problem is not considered to be a genuine emergency.

    If you smell gas in the property, make sure the gas appliances are off. Open the windows and do not use any electrical devices, including your mobile phone. If you suspect a gas leak, turn off the gas using the gas cock and call the Gas Emergency Service.

    Please contact us for guidance on emergency, urgent and routine repairs.

    Tenant responsibilities

    • You are responsible for keeping your home in a reasonable condition and for attempting to solve minor problems.

    • You are expected to take reasonable precautions to prevent damage to the property by fire, frost, the bursting of water pipes or the blocking of drains and sinks.

    • You must provide access each year for the annual gas safety inspection.

    • We rely on you to report any faults promptly and as fully and accurately as you can. Be sure to provide access to our contractors at the appointed time to ensure that the repair can be undertaken within our agreed timescales.

    • Please check the contractor's identification and confirm with them the work that needs to be done. Keep the area clear of furniture, pets and children.

    • Finally, remember that someone else will be moving into your home if you ever decide to leave. Please make sure that the property is clean, tidy, reasonably decorated and that all your unwanted belongings have been cleared, including any in the roof space.

    Landlord obligations

    The landlord is obliged to keep the structure and exterior of your property and the building in which it is situated in good repair.

    The landlord will also undertake to keep in good repair and proper working order installations for the supply of water, gas and electricity, for sanitation and for room and water heating.

    The landlord is legally required to check the safety and operation of the gas installation and appliances once a year.

    In the case of apartments, the managing agent will take reasonable care to keep common entrances, halls, stairways, lifts, passageways, rubbish chutes and any other common parts in reasonable repair.

At the time the world was supposedly coming to an end because of the collapse of Lehman Brothers and the banking system.       My husband and I moved into the property back in April. We are due to have our first baby in September and we needed to rent somewhere that had three bedrooms - as soon as I saw it, I loved it! It's a property that has been maintained to a very high standard - clean, newly decorated and tastefully designed. The actual layout of the house is one of the things we were most impressed with as it has lots of cupboard space and utilises small rooms well to create a feeling of light and space. The kitchen is particularly nice as it has a dining area suitable for a family to eat together and the lounge has a 'snug' area which is perfect to create a space for our child to play in. Since moving in, both the landlady and agency have been helpful in answering questions and have responded promptly to any requests we may have had. We are very happy to be in our new home and hope to be here for some time!

      Ever since my initial viewing enquiry; dealing with the lettings team has been a pleasure, the process from start to end was clearly explained and straight forward (and with no hidden surprises!) the team help to guide you through all checks and contracts, always being on hand to give advice - for a person renting for the first time - this was extremely helpful! The property itself is a modest semi-detached terrace, or so I thought. The Décor is really modern with original varnished wooden floors and two marble working fireplaces (a really luxury in winter) the main house retains all its quirky period features like a cellar - now a fully converted basement which quickly became my games room. The real selling point however was the fantastic extension at the back of the property - this is now the gym! This extension is over what would have been the garden but in exchange we have a roof terrace - perfect for me as it means no gardening whatsoever (artificial plants now on the terrace. Should any issues arise (which is very rare) the team are only a call or email away, the service is always quick and very efficient. At the time I was looking for a property I knew James Sellicks had a great reputation, and I certainly wasn't disappointed - I would have no doubt in encouraging any of my friends or family to get in touch if looking to rent or buy.
