    Market Ready

We get your property market ready for launching on Boxing Day, which marks the start of the new home buying season
Last year between Boxing Day and the first working day of the new year, there were 51 million visits to Rightmove, with Boxing Day becoming the surge point enjoying 54% more searches than previous years. You don't need to receive viewings until you are ready to in the new year, but you attract the interest you don't want to miss out on.

    MatchMaker

We launch your property on our unique tool MatchMaker
This starts generating interest in your property. While your property is on MatchMaker it is only available to be viewed by other KEA seller clients, and it is not identifiable as we do not upload photos. Only brief information is displayed about your property.

    Secret Property Search

We give you access to search and register interest in properties on MatchMaker
This gives you secure online access to a selection of properties not available anywhere else, so you can start registering your interest in properties from sellers who are in a similar situation to you.

Test The Market and Leave No Digital Footprint

MatchMaker is unique to Kent Estate Agencies
MatchMaker gives you the ability to test the market without your property being identifiable to anyone, we don't require any photos and only KEA seller clients have access to search this secret selection of properties. If you decide not to move, there is no charge.

Our aim is to get maximum exposure for your property and MatchMaker gives us the ability to start generating interest prior to it hitting the open market. We want to ensure your home creates competition so you achieve the best possible price. With our unique service we give you risk free exposure to potential buyers. Without sufficient exposure you may only attract one interested party, the problem with just one interested party is they don't feel the need to pay the price that you want for your property, they want to get the best deal for them, if they have competition, they will pay the price they feel it's worth to avoid losing out.

    1. Be ready for the 'Boxing Day boom' in buyer demand

Boxing Day marks the start of the 2022 home-buying season. Every year we see more and more people browsing properties on Rightmove during the post-Christmas Day festive period. In fact, last Boxing Day, visits were 54% higher than the previous year.

There were also more than 51 million visits to Rightmove between Boxing Day and the first working day of the new year, so it's a hugely valuable time if you want to make sure your home is going to be seen by lots of potential buyers.

Our property expert Tim Bannister says: "We see a surge in the number of people searching for property from Boxing Day onwards, perhaps with a resolve to enjoy their next Christmas in new surroundings. Some of those additional buyers will also be new sellers who have held back until this period, judging it to be a good time to sell and to move in 2022."

    2. Get your photographs taken now - before festive decorations date your listing

You might decide you want your property advert to go live a few weeks into the new year, by which time a Christmas tree can make your listing look dated. Ask your estate agent to take photos of your home before you put your festive decorations up.

Agents are also likely to have much more time to prepare the marketing of your home, now, and over the next few weeks, than during the traditional holiday season between Christmas and the New Year.

    3. Do the prep now, sell when you're ready

Getting your home ready to sell doesn't need to mean viewings will start next week. It's kind of like getting your Christmas shopping done early - a big tick off the list. You can arrange your property valuation, instruct an estate agent and finalise the details of your property listing, so whenever you're ready, you can ask your agent to put your home on the market.

If you're worried about having time to tidy up after Christmas, you could put your home on the market on Boxing Day, but arrange for viewings to start sometime in the first few weeks of January. This will also give your agent time to generate interest in your home.

    4. Become a 'power-buyer' so you're in a strong position when you do find 'the one'

If you decide to put your home on the market before Christmas - and you're able to secure a buyer early in the New Year - you'll be putting yourself in a great position when you find your next home.

"In the current market, it's a real advantage to be a "power buyer", and have already sold your current home, subject to contract, when looking for somewhere to buy. This could put you ahead if there are other offers already on the table," says Tim Bannister.

Step By Step Guide To Buying

    Where To Start
Before starting your search for a new home you may need to consider your finances. There are also some costs to think about, including property survey, legal conveyancing and removal costs, and if you're selling a property, estate agency fees.

    Next Steps
If you need a mortgage, independent mortgage advice will lead you to the best mortgage deals available. This is also a good time to get quotes from solicitors for the conveyancing process. Just as its nice to be able to meet and speak with your estate agent face to face during the selling and buying process, the same will apply to your legal and financial advisor, nothing worse than waiting in a queue when you need help.

    Searching For Your New Home
Our qualified team can put you in touch with a local team of independent mortgage and legal conveyancing advisors, as well as helping you with your search for your new home. It's good to discuss your plans with us, so that you can use our experience to help you achieve your objectives. Once registered with us, we will keep you updated on all suitable properties that come onto the market.

    Viewing Properties
Once you have found a property you would like to view you can call us, email us or even request a viewing online. Our offices are manned with qualified staff and are open Monday to Friday 9am to 6pm, Wednesdays until 7pm, Saturdays 9am to 5pm with our Whitstable office open on Sundays 10am to 4pm.

    Making An Offer
Once you have decided you would like to make an offer on a property speak to us and we will present your offer to the seller.

    Once Your Offer Is Accepted
Once your offer has been accepted by the seller, we will issue a memorandum of sale to all parties including yourself confirming the principle details.

    The Next Step

We will work with you and your advisors and be on hand to help you as required, progressing matters through to exchange of contracts and completion.
