    MAY 18TH UPDATE:

    You will have seen in the News recently, updated guidance from The Government, in respect of certain businesses being able to re-open safely during the ongoing Coronavirus Pandemic.

    We are pleased to advise that Lettings & Management agencies are being allowed to gradually re-commence operations, and, with this in mind, we will be making preparations to re-open our offices to our staff from Monday 18th May.

    Initially, we will remain closed to the public, but will constantly review this situation, and hope to open to the general public by the beginning of June.

    Our telephone lines will gradually be introduced, and we hope to have these back in full use by Wednesday 20th May. We would greatly appreciate it if you could continue to use E-Mail communication wherever possible.

    We would like to thank you for your kind well wishes during this difficult period, and we look forward to welcoming you back into our offices soon.

    Please could we ask that you bear with us during these challenging times, while we work through incoming correspondence on a priority basis, and we aim to respond to you as soon as possible.

    COVID 19

    Dear Tenant, 
    As you will be fully aware, the U.K. is currently in the Suppression stage of the ongoing Coronavirus Pandemic. During this time, we will need to make some changes to our business, in order to help protect you, our staff, other customers and contractors.
    PROPERTY INSPECTIONS. For at least the next 30 days, any pre arranged property maintenance inspections will need to be postponed. If you already have an appointment booked, we will contact you via email or text message to confirm this shortly. If you have recently had a text message from us to call and book your next inspection, please discard this message until further notice. 
    MOVING OUT. Currently, if you already have a move out inspection booked in, these will continue as normal. Either on the day of the check out, or the day before, one of our team will contact you to confirm the appointment. During this call, we will need to check with you that you have not shown any symptoms of the COVID-19 virus, as detailed by the NHS guidelines and Public Health England. Further instructions will be given if required. 
    MINOR REPAIRS. If you currently have any minor repairing issues that are not deemed to be an emergency, please could you, where possible, refrain from contacting the office by telephone to report these, and instead send these via email to pm@l4alettings. Owing to the nature of these minor repairs, we would greatly appreciate your ongoing patience in having these addressed, as we are currently experiencing a very high demand.
    SELF ISOLATION. If you are displaying any of the symptoms as given in the NHS Guidelines, please contact 111. If you are directed to self isolate at home, please ensure that you contact us as soon as possible to advise us. We have a legal obligation and a duty of care to make a record of this, and we can then issue you with further important information on the next steps in respect of your tenancy during this period.
     RENTAL PAYMENTS. We are hopeful that the majority of our tenants will be unaffected during the next weeks and months, but, if you find yourself in financial hardship because of the ongoing pandemic, it is vitally important that you contact us to discuss your circumstances with us. The sooner we are made aware of this, the quicker we can hold discussions with your landlord, and, between us, we may be able to make certain concessions and agreements to help. If we are not aware of your circumstances then we are unable to offer help and advice. ACCESS TO BENEFITS. Dependent on your circumstances, you may be entitled to benefits to help you with your rent payments and day to day living costs. If you are advised to self isolate, or have contracted the virus, then It is important that you make contact with the relevant authorities as soon as possible, to see which, if any benefits there may be available to assist you.
     SICK PAY. During the recent budget, the chancellor of the exchequer confirmed that Statutory Sick Pay for self isolation would be introduced from day 1 of your sickness, instead of day 4 as was the previous start day of SSP, and that, for the first 7 days of sickness, a sicknote or 'fit note' as it is known, will not be required. Should you required any longer than 7 days, then you should contact your employer as soon as possible to discuss what requirements the individual employer has.     Please continue to make your rental payments as normal and report your repairs as directed in this communication. If you are experiencing financial difficulty, please ensure that you contact us as soon as possible.

    Applying for your Rental Property

    Once a tenant has viewed a property with L4A Lettings that they would like to apply for, a holding fee of 1 weeks rent is requested whilst credit check and referencing is completed. on a successful application your holding fee can be used as part of your 1st months rent &/or deposit due which will be payable on the start date of the tenancy.
    Other charges are applicable for commercial property lets.

    • Each tenancy is subject to a satisfactory credit application being obtained and the landlord may request that the property remain on the market for others to view, but not apply for while your checks are carried out.

    • L4A can accept payment by BACS transfer.
    • we do not accept cash or card payment

    • In order that we can deem a tenant as being suitable we will need verification of the following:

    • Affordability and proof of income
    • A reference from your current or previous landlord if you are renting or have rented in the past 12 months
    • A positive outcome to our credit check
    • Proof of address by means of a utility bill or bank statement dated within the last 3 months
    • Proof of photo ID by means of a passport or driving licence
    • The process is carried out by an independent tenant referencing agency and the application will need to be completed by all tenants either online or in paper format.
    • Overseas tenants will be subject to a global reference check which will check your eligibility to rent in the UK.
    • We advise all tenants to have suitable tenant liability cover in place at the start & throughout their tenancy.

    Tenants obligations

    Basic terms of a tenancy with L4A Lettings.
    • The tenant will be responsible for all charges including Electricity, Gas, Telephone, Council Tax and water / Sewage charges. L4A will contact the relevant suppliers and have the accounts put into the tenants name prior to the commencement of the tenancy.
    • All parties to the agreement must be present to sign before the keys will be released (including guarantors as necessary)
    • Tenants must pay the rent on time, in full and in the manner specified. Failure to do so may render the tenant liable for additional administration charges.
    • To maintain gardens and outside spaces to the condition recorded on the inventory. To report all maintenance issues within the property to the L4A property management team without delay to ensure the repairs can be make in a reasonable time without further damage to the Landlords property.
    • To heat and ventilate the property to reduce the risk of condensation and mould build up in rooms such as bathrooms and kitchens. Always use extraction fans where provided.
    • Deposits are normally equivalent to £100 more than one months' rent (unless otherwise stated) and will be registered within the government approved 'Deposit Protection Service' when the tenancy is managed by L4A. Should the tenancy be managed by the landlord it becomes the landlords responsibility to register the deposit with an appropriate scheme.
    • Deposits will be returned to the tenant according to the Terms of The Deposit Protection Service.

    End of tenancy and moving out of the property.

    If your tenancy has become a periodic tenancy and you are out of your fixed term, you will have to give 1 months notice in writing to leave the property. We will then write to you confirming your move out date and also supply you with our "Top Ten Tips" guide to ensure that your full deposit is returned to you.
    we always try to help our tenants on this matter, if however the property is not left in the same condition as the inventory stated on the move in day, a fee will be applied for from the deposit on behalf of the Landlord to cover cost for cleaning, breakages or damage. If you are unsure of your obligations, please read through your tenancy agreement, check your inventory and see the Deposit Protection schemes terms & conditions.

    Lee Buckley - Property Manager

    All our managed properties are visited on a regular basis by Lee.
    Using the latest MI Programme software, Lee compiles a real time photographic mid term inspection which is emailed direct to the Landlord detailing the property condition and highlighting any repair issues at the earliest opportunity.

      I have been letting my flat with L4A since November 2012. I chose to use them as they were professional and efficient from the start. Craig advised me on a realistic rent which paid off as I had a tenant signed up within a few days of the advert they placed on Rightmove. I trusted them to find me a suitable tenant, and through their credit check system I have reliable rent payers in my property.
