    We pride ourselves on our professionalism and experience. Our staff regularly attend training courses to keep informed of changes in the law and procedures that occur in the ever-changing world of the rental market. We also subscribe to Letting Industry publications to help us keep abreast of developments and changes. Our flexibility allows us to adapt quickly and offer tailor made solutions.

    Our staff have excellent communication skills, are friendly and proactive with regard to maintenance issues. We are also skilled in the negotiation of maintenance problems and deposit disputes.

    All properties are marketed within one day of the appointment, with full internet coverage and local property paper marketing.

    We cover Chelmsford and immediate surrounding areas. We are members of the Property Ombudsman and we use the Deposit Protection Scheme "My Deposits" for the registration of tenant deposits. We have client money protection insurance, so if anything were to happen to the company, your money is insured.

    • We offer an Introduction Only Service or Fully Managed services with free valuations.
    • We can offer free rent warranty policies for all "Platinum Service" managed properties that cover loss of rent, legal fees for eviction, and rent for up to two months when vacant possession is obtained. This is a rare occurrence but should always be considered when renting your property.
    • For managed properties, we always obtain meter readings and advise service providers when properties are tenanted. Some agents ask the tenants to do this for you, but if it is not, you could be liable for the bills!
    • We insist on 5 weeks rent as a deposit, this leaves some money back for any damages if the tenants withhold their last month's rent. Again, this is a rare occurrence, but as a professional company, we are always looking to cover any situation or eventuality. The deposit is held by "My Deposits", an independent government scheme.
    • It is essential that a comprehensive and accurate inventory is drafted as this is used when checking for damage and dilapidations at the end of the tenancy. It will also be used for any disputes that go to mediation or Court. This service is included with fully managed properties.
    • Rental payments are sent by BACS for speedy payment.
    • We have a dedicated maintenance team. All our contractors have been used for several years, are reliable and friendly.
    • Your property is inspected quarterly to ensure the tenants are looking after it and we send your reports, confirming the inspection has taken place and the condition of the property. Were something untoward to be noted, we would immediately contact you to advise of the circumstance and discuss any appropriate actions that you should take.
    • We have two offices in Chelmsford so you can have twice the exposure, increasing your chances to let your property.
    • McCartney has been successfully letting and managing Property in Chelmsford since 1992 and has a wealth of experience in this field. We offer a let only and a full management service.
    Fees

    Let only Service
    CHARGES: A fee equivalent to the first month's rental plus VAT

    Letting & Management Service
    CHARGES: A fee equivalent to 85 Percent of the first month's rental plus 10 Percent of each month's rent.

    Platinum Service
    This includes all the above in the Letting & Management Service together with free Landlord's Rent & Legal Protection Warranties for 12 months.
    CHARGES: A fee equivalent to the first month's rent plus 12.5 Percent of each month's rent.

    Marketing your Property

    We will be happy to provide you with a free market appraisal either call us on 01245 266980 and one of our team will be happy to make an appointment for a senior member of staff to visit at a time convenient to you.

    Upon instruction, we will prepare property particulars and marketing photographs. Following this, we contact our database of potential tenants via phone, email, SMS text, and post to generate enquiries as soon as possible. We use a variety of advertising media; Property Websites, Email, Telephone and Text, Twitter, Facebook, 'TO LET' boards - as well as our stunning office displays which attract many walk-in visitors.

    Your property will be advertised on our website, as well as the country's leading property portals such as www.rightmove.co.uk, www.zoopla.co.uk, www.onthemarket.com to name but a few.

    The Right Tenant

    All our prospective tenants are comprehensively vetted to ensure a hassle-free successful letting.

    Management Service

    Our full Management service is available to all Landlords, this includes a free inventory and means we will; Collect the rent and provide a monthly statement, be the 1st point of contact for any maintenance issues and organising repairs via our list of trusted tradesmen, carry out regular inspections to ensure the property is being looked after and report to you.

    • We are also a member of The Property Ombudsman Scheme (TPOS), which is a redress scheme. We have Client Money Protection (CMP) insurance so you know that if anything were to happen to the company, your money is safe.
    • We use Tenancy Deposit Solutions Ltd (My Deposits) and Deposit Protection Service (DPS) to safeguard your deposit. These are independent Government-backed deposit protection schemes.
    Letting and Property Management-Tenants

    Viewing

    If you see a property which you wish to view please contact one of our team who will be happy to arrange a viewing at a time convenient to you.

    Securing your new home

    Once you have seen a property you wish to secure, contact a member of our friendly team and we will ask you to complete an application form and provide us with supporting documents. A holding deposit will be required. The holding deposit is required for letting through our company and is calculated at 1 week's rent of the overall monthly rental figure. The holding deposit is then put towards your full deposit of 5 weeks. On receipt of this, we will undertake the following

    Obtaining references and credit checks on each applicant and process a Right To Rent check. All persons aged 18 or over who will be residing at the property must be named on the Tenancy Agreement and will be subject to referencing and must therefore complete an application form.

    Once we have received confirmation of your reference report from our referencing agency, the Landlord will be contacted for their approval. Once confirmed that the Landlord has accepted your application; we will contact you to arrange a tenancy commencement date.

    Prior to the day of tenancy commencement, the Tenant will be required to pay the following monies:

    • One calendar month's rent in advance.
    • Four weeks deposit which the holding deposit will be added, making a total of 5 weeks deposit. This will be held either by the Landlord or the Landlord's Agent throughout the duration of your tenancy.

    Prior to the commencement of the tenancy, all monies must be cleared through our bank; payment should be via Bank Transfer/Online Payment.

    On the day of tenancy commencement, you will be required to attend at our office to sign the tenancy agreement (AST) and other documentation in relation to the tenancy.

    As well as paying the rent, you may also be required to make the following permitted payments.

    Permitted payments

    Before the tenancy starts payable to McCartney Property Services Ltd 'the Agent'

    Holding Deposit: 1 week's rent

    Deposit: 5 weeks' rent in total including the holding deposit

    Rent: 1 months rent

    During the tenancy (payable to the Agent)

    For English properties:

    Payment of £50.00 if you want to change the tenancy agreement(adding/removing tenants)

    Payment of interest for the late payment of rent at a rate of 3.75%

    Payment of £25.00 or the reasonably incurred costs for the loss of keys/security devices.

    Payment of any unpaid rent or other reasonable costs associated with your early termination of the tenancy.

    During the tenancy (payable to the provider) if permitted and applicable

    Utilities - gas, electricity, water

    Communications - Telephone and broadband

    Installation of cable/satellite

    Subscription to cable/satellite supplier

    Television licence

    Council Tax

    Other permitted payments

    Shaun Candler - Director

    Shaun has been involved in estate agency since 1985, and opened McCartney for business in 1992.

    He has assisted thousands of people with their house sales & purchases and gains great satisfaction when clients return to repeat the process with his company. As well as handling the sale of land and new homes, Shaun has a particular interest in character properties.

    Celebrating 30 years in Moulsham Street as of 2022, Shaun has seen considerable market changes in this time. He remains proactive in ensuring the latest technology is complemented by his customer care attention to detail.

    In his social time Shaun enjoys football, golf, and exploring the Norfolk coast for walks with his wife and spinone dog Mable.

    Nick Secunda - Lettings Manager
    Starting his lettings career in early 2000, Nick has run his own agency and worked within Essex during this time. Nick has brought his wealth of experience and commitment to our team and takes great pride in providing the very best service to our landlords and tenants. With experience in dealing with individual to multi portfolio clients, nothing is too much trouble for him. Since joining our team in 2013, Nick has transformed our letting team and enabled us to reach record targets year after year.       Property Portals

      As well as having important web coverage i.e. Rightmove, Zoopla, OnTheMarket, Boomin etc, from my 30 years experience in the property market we find a lot of our buyers are clients that we have valued their property in the past but haven't placed their property on the market. These clients are very important and having access to these extra clients will undoubtedly spark more interest, therefore, helping achieve the best possible price. With demand so strong at the moment for property, their own property would I believe also sell very quickly.

      Shaun Candler - Director

      Shaun has been involved in estate agency since 1985, and opened McCartney for business in 1992.

      He has assisted thousands of people with their house sales & purchases and gains great satisfaction when clients return to repeat the process with his company. As well as handling the sale of land and new homes, Shaun has a particular interest in character properties.

      Celebrating 30 years in Moulsham Street as of 2022, Shaun has seen considerable market changes in this time. He remains proactive in ensuring the latest technology is complemented by his customer care attention to detail.

      In his social time Shaun enjoys football, golf, and exploring the Norfolk coast for walks with his wife and spinone dog Mable.

      Nick Secunda - Lettings Manager
      Starting his lettings career in early 2000, Nick has run his own agency and worked within Essex during this time. Nick has brought his wealth of experience and commitment to our team and takes great pride in providing the very best service to our landlords and tenants. With experience in dealing with individual to multi-portfolio clients, nothing is too much trouble for him. Since joining our team in 2013, Nick has transformed our letting team and enabled us to reach record targets year after year. He ensures our landlords get the best return in the right time frame for their investments by conducting rental appraisals, valuations, viewings and oversees the running of the lettings department. Nick is a keen football and boxing fan outside of work and is regularly found in the gym.

        If your looking to sell your house I cannot recommend Mcartneys enough, particularly Matt. He has sold two houses for me over the past two years. I originally ignored all the bad stuff I've heard and put my first house up for sale with purple bricks (just to save a little bit of money) only to be sold false promises along side a massive lack of communication which was incredibly infuriation. After a while I just bit the bullet and got a proper estate agent in, Mcartneys. Matt arrived for our evaluation and instantly made me feel at ease with his professionalism and confidence. We instructed him and he sold the house pretty quickly with brilliant communication throughout and a real personal service. He gave myself and our buyer his personal mobile number so he could sort out any questions out of hours in his personal time which was above and beyond. A year later he sold another house for me and the same storey, a very painless and smooth sale. The office team were great too and very friendly whenever I spoke to them on the phone.
