    Thinking of Selling Your Property?

    There is endless amounts of information written on when the best time to buy and sell is, but more often than not, it is more about when is the right time to move for you. There are, however, some considerations that you should consider when you are thinking of purchasing or selling a property:
    The State of the Market

    There are peaks and troughs throughout the year to consider if you are seeking to make the most of the opportunity to move, so having some knowledge of the market cycle could prove to be useful.

    Spring

    Often the most popular time of the year to buy and sell, if you find a property in the spring, you are likely to be in your new home by the summer. The increased levels of daylight mean you can view the properties, quite literally in a new light, offering a new perspective that you might not have seen before. The Easter Bank Holidays also give you more time to consider your option and make a decision.

    Summer

    Activity tends to slow down in the summer as the focus is on other things such as school holidays, summer trips and making the most of the longer daylight hours. Knowing that it will take several months for a sale to be completed, parents will often look to move earlier in the year, so they are settled in the new property before the start of the new school year.

    Autumn

    Generally, there is an increase in activity through to early November as people are back from their holidays, and there is the chance to get into the new property before Christmas.

    Winter

    This is usually one of the hardest times to try and sell, as buyers are preoccupied with Christmas and properties tend to view less well in the darker winter evenings. The motivation of buyers is also decreasing as a general rule, except those who are hunting for a bargain just before Christmas!

    What to Look for When Buying a House

    With the majority of properties now being found online, it is easier than ever to find a property to suit your needs from the comfort of your sofa! However, because there is such a vast selection to pick from, you will need to take some factors into consideration to help you narrow your options and be more efficient when it comes to house hunting.

    The factors that you will need to consider will differ depending on the individual circumstances, but there are some key criteria to consider when undergoing your property search:

    Location - where do you want your new property to be?

    Size - how many bedrooms do you need?

    Price - how much can you realistically afford to pay on your mortgage and bills each month?

    Before you start hunting...

    Before you start your more in-depth search for a house, answering the three questions about will give you need an idea of how many bedrooms you need, a list of locations you are interested in and how much you are willing and able to spend.

    But this can seem like quite a daunting task particularly if this is the first time, so to make it a bit easier to digest, consider asking yourself the following questions:

    · What things do you dislike about your current property or area that you would seek to avoid next time?

    · Equally, what are the things you love about your current area and property?

    · How far are you willing to travel for work/school runs/visit friends and family?

    · What is an absolute 'must-have' for your next property?

    · What amenities do you need close by?

    · Are transport links important to you, and if so, which ones do you need to be near to?

    Viewing properties

    It is important that you only view the properties which have all of the necessities that you will have outlined by answering all of the above questions but also be guided by the estate agents helping you find - they may know something you can't appreciate without visiting the property. Once you have narrowed down to your shortlist, set aside some time for viewings. When viewing properties, try to consider the following:

    · Try to view the property at different times of the day so you can get a feel for the neighbourhood at both day and night, while also potentially scoping out your new neighbours!

    · Try to visualise how much work would need to be done on the property. Is it just redecorating, or will there have to be bigger jobs such as electrical rewiring or replacing the boiler?

    · Are the fixtures and fittings up to standard? If they are looking a bit worse for wear, this could be a good starting point when it comes to negotiating the price.

    · Try to get as much information written down as possible, as it can be easy to forget details, particularly if you are viewing multiple properties in a day.

    · How energy efficient is the property currently? This will help you to gauge how much you will be spending on bills.

    · You may also wish to find out what the other offers have been on the property if the information is disclosed.

    · Try to view the property more than once if you feel it is 'the one'.

      At last... An estate agency that really does live Up to its promises! After three years of attempting to sell our lovely 300 year-old cottage in the idyllic rural hamlet of Gwennap Churchtown, my wife and I were at our wits end as to what to do next. Having appointed and dis-instructed a total of five local and mostly high profile agents during that time, we had become completely disillusioned by the apparent lack of commitment, ingenuity and dedication shown by the majority of those agents and their loose regard to providing feedback and proactive recommendations. We had also become wary of yet again falling into the trap of appointing an agent whose assessment of asking/achievable price was pitched to 'win' the instruction, only for them to turn round just a few weeks later and recommend a price reduction. We had cynically concluded that the approach employed by most agents is to get the instruction, use 'scatter-gun' marketing to attract enquiries and hope for the best. Ultimately, estate agency seems to be a numbers game - win some, lose some. What really impressed us with in our experience with Miller & Son was the no-nonsense, well-researched insight, advice and guidance they provided from the outset. The Firm's commitment to producing property particulars of the highest order (superb photographs and copy), coupled with an excellent marketing armoury, proactive representation through its three local offices (Truro, Falmouth and Redruth), professional presentation at viewings, timely and unprompted feedback, friendly, helpful and smiling staff, made us feel that we had at last found the 'right' agent. The fact that Miller & Son only came on board in January and a buyer was not found until August meant that we still needed to 'dig in' deep in respect of our hopes and expectations during what has continued to prove to be a tough and difficult property market. However, unlike our previous experiences, never at any time did we feel 'abandoned' by Miller & Son and their diligence, dedication, perseverance and professionalism have been deservedly rewarded. As for my wife and I, we have finally been able to move forward with our lives thanks to the team at Miller & Son.
