    Safety Requirements

    At all times, both you the landlord and we, as your agent, have a duty of care to the tenant. Safety plays a major part and there are a number of statutory requirements which must be adhered to. The penalties for non-compliance are significant fines and possible imprisonment.

    DPS (Deposit Protection Services)

    Since 7th April 2007 it is now a legal requirement to log tenants deposit monies with a Government authorised scheme. We will do this on your behalf as part of our service. To help resolve any disputes that may arise during or at the end of the tenancy with regards to the return of the deposit we will provide you with a full written inventory, regardless of the level of service you choose.

    Full Management Service 

    10% of monthly let fee (Min £50 pcm)

    Our full management service covers all aspects of the letting and management of your property and is tailored for landlords who would rather we deal with the day to day running of their investment and do not wish to have any direct involvement with the tenant.

    Initial Set Up - The agreed charge of £195 will be payable and deducted from the first rental payment (Full Management only) and includes total set up of the tenancy.

    No Additional Fees - We believe costs should be transparent, that's why you won't be charged for the following, and they are all part of the full management service:

    Passing References

    References are taken up on prospective tenants to safeguard the landlord from the risk of losing rent and the reference companies have certain criteria that needs to be met before they will give the green light to the tenant.

    Failing a reference can be embarrassing, not to mention costly, so before you set out to find a property talk to us first. We'll give you the information you need to help pass the references and let the property you want.

    Despite the pre-qualifying questions we ask to reduce the risk of a tenant losing money some tenants can still fail the

    reference check because of an adverse credit history. If you fail the referencing you will lose your reference fees.

    The professional reference companies we use will want to be satisfied with certain questions, including if you have any outstanding CCJ's (County Court Judgements) against you or bankruptcy orders. If you have you will fail referencing unless you can prove that the CCJ's have been satisfied.

    If other factors put you in a risk category then you may be asked to provide a guarantor. The reference company will also require previous landlord's references and job references where appropriate.

    How much do I need to be earning?

    Your annual income usually needs to cover at least 30X's the monthly rent, this can be singularly or jointly. For example if the monthly rental is £650pcm you will need to be bringing in an income of £19,500 or more per annum.

    If you earn less than the 30X's then talk to us, you may need to look at a cheaper property.

    Alternatively some of our landlord's may accept 6-12 months upfront.

    If I am self employed

    The referencing company will need to see at least one year's figures from your accountant. If your annual income falls below the required amount you may not pass referencing although there are exceptions to this if you have a good credit score. You may also be asked to provide a guarantor.

    If I have a CCJ (county court judgement)

    In the majority of cases you would not pass the referencing. Most referencing companies will give you a straight no if you have a CCJ, unless it has been satisfied. For a nominal fee we can do a basic check to see if you are likely to pass. Alternatively you can check your credit file online.

    Failure to disclose certain information on the application form will result in failure of the reference, with the additional concern of having lost your fee!

    The referencing company will find any adverse credit history.

    Planning Ahead

    Sometimes we know in advance that a property will be coming available, so make sure you are registered with us if you also know in advance that you wish to move and you may be able to secure the property you want. Alternatively you could pay for an overlap in rent.

    Notice is normally dated from your next rent due date. Tenants can waste a lot of time looking at properties that they can't move in to when they think they can. Don't get disappointed by leaving it too late to give notice and end up having to wait nearly 2 months to move out instead of 1 month. If you are unsure about your notice period please ask us or your existing agent (who should help guide you on when to give notice).

    If your landlord is able to replace you as a tenant they may be willing to release you from your tenancy early, it's worth asking!
