    Over the last year we have worked very closely with a great deal of private landlords and investors in the Leamington and surrounding areas. What has become very apparent is that approx 82% of landlords do not regularly review their rents. The main reasons being 'I did not know I could review my rent', 'I did not know what the rental market was doing in terms of prices' and 'I have a great tenant - I dont see the point'.

    Yes we agree that having a great tenant is important but so is ensuring your investment is working for you.

    To give you an example - one particular portfolio landlord we have worked with approached us with a view to advising her on her current tenancies and the rents they were achieving. Bottom line - we increased the rents across her portfolio, with the tenants blessing, and generated an additional £8000 per year. Our approach to the increases were achieved by working with the tenant, educating them on the market - and also still keeping them slightly below market rents. All tenancies were renewed on fixed term agreements and both landlord and tenant were very happy.

    Please dont fall into the trap of complacency - it will cost you one way or another.

    OUR FEES 

     We have special rates for returning clients and multi portfolio landlords, we will however never compromise on service.

    FULLY MANAGED & RENT COLLECTION

    Full Management and Rent Collection fees vary from 10-15% per month plus VAT. Reduced rates available for multi portfolio landlords and historic returning clients.

    A monthly set up fee is also charged at the onset of each new tenancy. This varies dependent on the size and rental of the property. Costs can vary from between £300 inc VAT to £550 inc VAT

    Tenancy Deposit Registration fee - ranges from £30 - £35 including VAT - also payable on renewal.

    Check In Fee - FREE of CHARGE

    Check Out Fee - approximately £96 inc VAT but can increase dependent on the size of the property, location, rental and service level.

    Tenancy Renewal Fee - £96 inc VAT but can change  on the term and rental of the property.

    Inventory Fee - externally sourced and dependent on size and location of the property.

    LET ONLY- (tenant find only)

    These fees are based on the monthly rental and the rental term. Please inquire for more details.

    The Next Step: 

    Once we have successfully found you a suitable property we will ask you to pay a deposit equivalent to a weeks rental and complete a reference application form. Once all references have been approved we will agree a proposed moving in date.

    We will provide you with a copy of your gas safety certificate (if applicable), Energy Performance Certificate and an Inventory. Your deposit and first months rent become payable the day you sign your tenancy agreement. Your deposit will be protected by the Tenancy Deposit Service.

    During the tenancy:

    Dependent on the service the landlord has instructed us to provide we will arrange with you in advance a time for access in order to inspect the condition of the property in accordance with your tenancy agreement. Respond to requests for maintenance.

    Before the tenancy ends:

    Serve you the correct period of Notice as set out in the tenancy agreement.

    Arrange to check the condition of the property which will be measured against the inventory.

    Return to you your deposit as soon as possible less any agreed deductions

    Application Fees

    From the 1st June 2019

    Holding Deposit

    This is calculated at one weeks rental and must be paid immediately upon requesting the tenancy. This amount will be credited towards your final move in costs (rent and deposit). If you do not pass references it will NOT be refunded. If the landlord withdraws from the tenancy - it will be refunded in full. You must supply all required referencing information within 15 days -after this period we are entitled to reject your application at which point your holding deposit is non refundable.

    Photo ID:

    A colour copy of your passport is required for each applicant as part of your application. If you do not hold a UK/European Passport you must provide a copy of your Visa/Work Permit.

    Check In

    You will be required to sign an inventory at our offices on the day you move in. You must CHECK this document and return it to us within seven days with any amendments. Failure to do so will mean the original signed inventory will be used at the termination of your tenancy.

    Rent & Deposit:

    The first months rent and deposit are both payable on or before your move in day. Your rent is exclusive of all utilities. Payment must be in cleared funds, bank transfer, debit & credit cards accepted. Unfortunately we cannot accept cash. The deposit will be held by a registered deposit scheme and shall be returned at the end of the tenancy, subject to deductions. No interest is paid on the deposit.

    Early Termination Costs (surrender of tenancy)

    Should you wish to surrender your lease early, under the Tenant Fee Bill the landlord is permitted to request compensation for the total void period the landlord sustains. The landlord also reserves the right to refuse early termination. Please ensure you are fully committed to the full term of any tenancy you enter and the financial implications of failing to meet this.

    Additional Permitted Fees

    We are permitted to charge the following fees:

    1. A default fee of £50 inc VAT for late payment of rent (after 7 days)
    2. Changes to a tenancy agreement as requested by a tenant at a cost of £50 inc VAT
    3. Default fee of £40 inc VAT to replace lost keys or any security devices plus the cost of keys/devices etc.

    Tenants Liability to Landlord Insurance:

    Whilst it is not a mandatory requirement on tenancies that you protect your landlord's fixtures and fittings against accidental damage/loss (minimum £2000) we STRONGLY RECOMMEND you put cover in place in order to PROTECT YOUR DEPOSIT
